Why this property will seduce you

Historic Village Site: 16th-century dwelling, older origins.
Architectural Heritage: Central pentagonal tower, outbuildings.
Monument Protection: Facades, roofs, two fireplaces.

A 16th-century village house, listed as a historic monument, with outbuildings, a main courtyard and gardens situated 30 minutes from Angers. Flanked by two pillars made of local stone, an entrance gate opens onto a gravel courtyard. The imposing silhouette of the manor house rises opposite, with a wing of outbuildings on one side and, on the other, the beginning of a garden that runs around the building. The manor house dates back to the 16th century, but its origins are older. This is evidenced by the walls of its north and south gables, extended by later, smaller-scale buildings. Built of rubble stone and lime-plastered, the main house is three storeys high, one of which is an attic. The roof is clad in Angers slate. At the centre of the front facade, a pentagonal tower conceals the entrance and a staircase, flanked on either side by four windows, two of which are mullioned. The door and window frames are adorned with prismatic mouldings and flamboyant friezes. A square tower at right angles adds interest to the rear facade. Converted into a farmhouse for over two centuries, the property was saved from ruin by the current occupants. The restoration work undertaken was carried out in accordance with best practices. The facades, roofs and two 15th-century chimneys have been listed as Historic Monuments since 1987.

House with pool and garden Angers (49)

A 17th-century dwelling with its convertible outbuildings and grounds of 1.7 hectares, on the outskirts of a village near Angers and the banks of the Loire. A country road provides access to the property’s entrance gate, which opens onto a lane that traverses a portion of the grounds, passes in front of the dwelling’s façade, before ending in the outbuildings’ courtyard, facing west. As for the grounds, they extend behind the dwelling towards the east, while the current edifice, built over older foundations, dates mainly from the 17th and 19th centuries. Facing east-west, it is made up of a central three-storey pavilion, including one level under the eaves, and two single-storey side pavilions. With mostly dual-aspect rooms, its slate hipped roofs are punctuated by dormer windows, whereas its wooden front doors, each decorated with a carved saltire, date from the 17th century and are topped with a curvilinear cornice and highlighted by rusticated stonework that reaches all the way to the roofline. In addition, on the first floor, pilasters support a triangular pediment adorned with a count’s coat of arms, more understated rusticated stonework was used to draw attention to the back door and all of the dwelling’s exterior architectural details – rusticated stonework, cornices, quoins, dormers and window/door surrounds – were constructed out of tuffeau stone. Last, but not least, the property features two outbuildings, built later during the 19th century, the larger one of which could be easily converted, while the grounds also include a swimming pool as well as a small pavilion, nestled within the grounds and partially enclosed by a wall, which has been transformed into a guest cottage.

House with pool and garden Angers (49)

A renovated 19th-century house and enclosed grounds on the outskirts of a village on the banks of the Loire near Angers. A path leads to the property’s entrance gate and a foot gate off a local road. The house, built on the hillside, stands in the middle of terraced grounds, entirely enclosed by walls. On one side, two former outbuildings are now used as storage sheds. A carport is situated on the other side. The house dates back to the 19th century. It has four storeys, including the attic, and a ground floor with garden access. Built of rubble stone and finished with a lime render, the building is topped by a hipped slate roof, with dormer windows featuring curved pediments at the front. Large windows dot the main facade. The window and door frames, roof dormers, cornices, quoins and other mouldings are made from tuffeau stone. A double stone staircase on a brick plinth leads up to the front door. Framed by rusticated stone, it is surmounted by a cornice resting on two corbels decorated with acanthus leaves. The main floor is reserved for the reception rooms. The top two floors are taken up by bedrooms. The garden level is designed for leisure and wellness activities. The entire property has recently undergone a major refurbishment programme, incorporating contemporary features.

Property with garden Angers (49)

In a prime location in the Lac-de-Maine district, a rare property awaits: a historic 19th-century villa and its three outbuildings, all within a fully enclosed 2,100 sq m estate. Enjoying a unique setting bordering a public park, the property benefits from a particularly verdant environment and a pleasant sense of openness. The park offers beautiful vistas and a rare respite in an urban setting, while preserving the property's residential and private character. A BRIGHT HOME WITH SPACIOUS ROOMS The entrance opens onto a welcoming, light-filled reception room, arranged around a living room and dining room. The generous proportions of the rooms contribute fully to the elegance and charm of this period residence. Beyond this, a hallway leads to a separate kitchen, complete with a pantry. Upstairs, the sleeping area currently comprises four bedrooms and a bathroom. A semi-basement at garden level completes the villa and offers numerous layout possibilities to suit the needs and plans of future owners. THREE OUTBUILDINGS: A Heritage with Multiple Possibilities The property also benefits from three outbuildings, adding significant value to the whole. Two of them are currently rented and already generate rental income. The third outbuilding offers additional potential and can be converted or used according to the projects: professional space, workshop, independent accommodation, office, or leisure space. This unique configuration allows for various projects, whether it be a family residence with supplementary income, a professional practice, offices, or even a heritage project. A PRIME LOCATION Just steps away, Demazis Park still evokes the history of this former property and contributes to the distinctive character of the Lac-de-Maine neighborhood. Public transport, easily accessible nearby, provides convenient access to Angers Saint-Laud train station. Major roads also ensure easy connections to the city center and surrounding areas. This location offers a desirable balance between urban living, accessibility, and a natural environment. Villa Demazis is for those seeking more than just a house: a place steeped in history, a unique estate. A rare find in Angers, where heritage, space, and potential converge.
