House Lincolnshire (United Kingdom)

At the heart of the estate stood The Priory, a part Grade II listed Gothic-style property dating back to the early 1800s and originally built as a private residence by Thomas Espin. More recently used as a hotel, The Priory is no longer in operational condition and requires some refurbishment—offering a blank canvas for new owners to create something exceptional. Adjacent, The Dower House is a well-maintained four-bedroom home with expansive gardens, triple-aspect reception rooms, and views over the surrounding parkland. Together, the properties enjoy a single gated entrance, mature parkland grounds, and a location within easy walking distance of the town centre. Step Inside – The Priory The Priory was once approached through its original formal entrance hall, where a beautifully hand-carved balustrade rose gracefully to the first floor. This entrance gave access to a series of reception rooms, each with its own character. The former guest reception, a smaller and naturally darker space, would once have provided an intimate welcome for visitors. Adjoining it, a generous bar area served as a lively focal point for social occasions, while the formal dining room, with its striking fireplace, offered grandeur for larger gatherings. Two further lounges, one enriched with traditional stained-glass detailing and elegant built-in cabinetry, enjoy views across the gardens. Together, these spaces would have conveyed the building’s original elegance and charm. Upstairs, the first floor containes ten bedrooms, each with its own en suite bathroom, along with a self-contained one-bedroom apartment. In its hotel days, these rooms provided extensive guest accommodation; today, they require some attention and refurbishment to restore them to their former standard. The property has also retained its former commercial kitchen space and a substantial cellar, both offering scope for future adaptation. While the building is no longer operational, its underlying architectural integrity and scale present a rare opportunity for a new owner to reimagine and revitalise this significant historic property. Step Inside – The Dower House The Dower House is entered via an impressive Gothic-style front door into a welcoming hall. To the right lies the main reception room, a spacious triple-aspect living area filled with natural light and views over the gardens. Opposite, the breakfast kitchen includes a walk-in pantry, additional storage, and a ground-floor bathroom. At the rear, a second reception room with a fitted bar enjoys views across the extensive lawns, making it ideal for entertaining. Two staircases rise to the first floor, where four double bedrooms—one linking both staircases—are served by two family bathrooms. Well maintained and in good order throughout, The Dower House offers comfortable living from day one, with clear potential for sympathetic modernisation to suit contemporary tastes. Step Outside The estate’s 3.5-acre grounds are as much a feature as the properties themselves—an expansive parkland setting of a scale that is exceptionally rare this close to the centre of Louth. Sweeping lawns flow between mature specimen trees, established hedges, and open areas, creating an ever-changing backdrop through the seasons. The grounds offer both the grandeur of open space and the intimacy of more sheltered areas, providing scope for everything from quiet enjoyment to large-scale entertaining. A large spring-fed pond forms a striking focal point within the gardens, its reflective waters enhancing the sense of tranquillity. Beyond it, discreetly positioned, stands the historic mausoleum of Thomas Espin—an intriguing architectural landmark that speaks to the estate’s rich heritage without intruding on the serenity of the setting. A set of four garages and a potting shed provide useful storage and practical support for the upkeep of the grounds. The Priory benefits from its own off-street parking, and both properties are approached via a single gated entrance, which opens onto a shared gated driveway. This is a rare opportunity to enjoy the space and atmosphere of a country estate without sacrificing the convenience and vibrancy of a market town location. Disclaimer : This property includes a historic mausoleum located within its grounds. The mausoleum is a heritage structure and may be subject to statutory protections, preservation obligations, or access considerations. Purchasers should be aware that its presence may affect future alterations, landscaping, or development of the property. Buyers are strongly advised to make their own enquiries and seek independent legal and planning advice regarding the mausoleum prior to purchase.

Set on the edge of the sought-after village of Martin, The Manor House is an impressive Grade II Listed Georgian home in an idyllic setting, with established gardens and far-reaching views across the Lincolnshire countryside. Full of period character, the house is complemented by a stunning detached Coach House offering excellent income potential. The principal reception rooms provide welcoming spaces for entertaining, relaxing and everyday family life, where elegant proportions, high-ceilinged rooms and beautifully preserved Georgian architectural details reflect the home's rich history and character. At the heart of the home are a generous farmhouse kitchen and a light-filled garden room, while the south-facing bedrooms enjoy breathtaking views across the gardens and open countryside. The gardens are every bit as captivating as the house, with an orchard, mature trees, wildflower areas, two ponds and a small, wooded area creating a wonderfully natural setting. Seating areas within the grounds offer tranquil places to relax and unwind. Beyond the main house, the Coach House offers an impressive and flexible two-storey space. Currently operating as a successful holiday let, The Coach House would equally suit multigenerational living or could provide an ideal studio, workshop or home office, subject to the necessary consents. Steeped in history and surrounded by stunning countryside, The Manor House offers a rare opportunity to acquire a handsome Georgian home with remarkable character, a fascinating history, generous space and a peaceful village setting, just 14 miles from Lincoln. Seller Insights We love the feeling of space here. The house has such a light and airy feel, yet it's also steeped in history, with wonderful period features that give it so much character. The Manor House has a fascinating history, and we've done lots of research about the property and local area over the years. We believe the main house dates from the early 1790s and was built for a well-known local family that owned much of the surrounding land. The exposed beams, original fireplaces and beautiful architectural details all provide subtle clues of the history. The Manor House was home to around 30 members of the Women's Land Army during the Second World War, and over the years we've had the pleasure of welcoming a couple of them back to visit. It was fascinating to hear their memories of living and working here. More recently, the house served as a fine dining restaurant in the 1970s before we turned the property back into a private home in the early 1990s. We converted the former stables into the Coach House in 2007, creating two holiday accommodation units. Our restoration focused on creating eco-friendly accommodation, using traditional methods and natural materials. There's also a large open coach room with its own kitchen, as well as the original stables. I've run cookery and craft classes in this space and a small local history museum, but it could just as easily become a studio, home office or even additional accommodation, subject to the necessary consents. The gardens are a real delight – with a superb vegetable growing area and various different parts to explore – perfect as a play area for children. We've also got those amazing rural views from the garden and many parts of the house. There are many community activities in Martin. The church holds events and the village hall hosts everything from exercise classes and coffee mornings to our local heritage society, which we've enjoyed being part of. The pub has an excellent reputation for food, and the play park near the school is one of the best for miles around. Lincolnshire has so much to offer. There are beautiful walks, quiet country lanes for cycling and plenty of opportunities for birdwatching in the local area. Yet, the village is just a few miles from Woodhall Spa, with its independent shops, cafés and restaurants; Jubilee Park, with its outdoor pool, and Kinema are among our many favourite places to visit. Lincoln is also a beautiful cathedral city. House Peterborough (United Kingdom)

Hides Farm is an impressive country home in a wonderfully private rural position on Crowland Common, set within circa three acres and enjoying far-reaching views across the surrounding fenland. Designed and built by the current owners, the house combines the presence of a traditional Georgian-style farmhouse with the comfort and practicality of a much newer home, creating a property of generous proportions, strong individuality and considerable flexibility. The setting is a significant part of its appeal. Positioned at the end of a single track country road, the property has a rare sense of seclusion, with open countryside around it and very little passing traffic. The approach is suitably handsome, with a sweeping gravel driveway leading to the front of the house, lawns and paddock land extending around it, and the stable block and garaging giving the whole property the feel of an established rural home. Although modern in construction, Hides Farm was designed to sit naturally within its setting. The exterior has the balanced symmetry and composed proportions of a traditional farmhouse, with red brick elevations, sash-style windows, a slate roof and carefully chosen detailing. The planning requirements at the time of the build were exacting, with traditional materials and finishes specified to ensure the house had an authentic rural character. This included hardwood windows and doors, black metal rainwater goods, approved brick and mortar colours, English garden wall bond brickwork and detailing intended to reflect the surrounding fenland architecture. The result is a house that feels settled and timeless from the outside, while offering the reassurance and convenience of a contemporary build. Inside, the house has been created as a proper family home, with an emphasis on space, sociability and comfort. The reception hall makes an immediate impression, rising to a galleried landing and giving the house a sense of scale from the moment you step inside. It is a generous, welcoming entrance rather than a purely formal one, with parquet flooring, a broad staircase and enough volume to give the interior real presence. It was also designed with Christmas in mind, with the height and proportions to accommodate a large tree, which says much about the spirit in which the house was created. The interiors are highly individual and full of character. While entirely decorative and therefore easily adapted to suit a new owner, they give the house a memorable personality and a clear sense of having been lived in and enjoyed. Country references, sporting pieces, hat lamps, framed pictures, patterned papers and collected objects appear throughout, creating a look that is confident, playful and personal. This is not a neutral show home, but a house with warmth and identity, and the generous proportions of the rooms provide an excellent backdrop for either bold decoration or a more restrained future scheme. The ground floor is arranged with a clear sense of balance. On either side of the reception hall are two well-proportioned formal reception rooms, each with a fireplace and a pleasing sense of symmetry. The sitting room and drawing room give the house flexibility for family life and entertaining, allowing quieter spaces to sit separately from the more informal kitchen and dining areas to the rear. The kitchen and dining room form the natural heart of the house. Designed as a sociable farmhouse-style space, it has ample room for a large table and is very much a place for gathering, cooking and conversation. The timber cabinetry, range-style cooker, stone flooring and outlook towards the garden all contribute to its relaxed country feel. A pantry sits just off the kitchen, while the adjacent utility room, cloakroom and storage provide the practical support that a house of this scale requires. Opening from the kitchen and dining area, the orangery brings in excellent natural light and gives the rear of the house a strong connection to the garden. With glazed roof lanterns and wide windows, it is a particularly appealing space from which to enjoy the outlook across the grounds. The owners have described watching distant fireworks from here and from the patio, with the fenland skyline lighting up around them, which captures the sense of openness that defines the property. The first floor is arranged around the galleried landing, with four bedrooms and two bathrooms. The principal bedroom is especially generous and has its own en suite shower room, while the remaining bedrooms are served by the family bathroom. The layout is straightforward and well balanced, with rooms of usable proportions rather than awkward secondary spaces. Above, a substantial loft provides further useful storage. One of the important features of Hides Farm is the attached ancillary accommodation. It is not a separate annexe, but it is arranged to offer a degree of independence, with its own living space incorporating a kitchen area on the ground floor, together with a cloakroom, and a bedroom and shower room on the first floor. It also has its own access, parking and garden area. For future owners, it offers valuable flexibility, whether for guests, older children, dependent relatives, working from home or other requirements, subject to any necessary consents or arrangements. The external space is equally important to the way the property works. The grounds extend to circa three acres and include lawns, paddock areas, a stable block and a triple garage. The stable block comprises stabling, a hay barn and a tack room, reflecting the fact that the land was originally chosen with horses in mind. Over the years, the stables and outside space have also accommodated a variety of other animals, giving the property a genuine rural quality rather than the feel of land kept only for appearance. The gardens and paddocks provide space on a generous scale. They have been used for large family gatherings, celebrations and outdoor entertaining, with plenty of room for guests to spill outside. A full-size pizza oven, housed to the rear of one of the garages, adds another sociable feature and is to remain with the property. The broad terrace to the rear of the house creates a natural setting for outdoor dining and seating, with the house, garden and open views working together extremely well. Despite its rural feel, Hides Farm is not remote from day-to-day amenities. Crowland is only a short drive away, with Market Deeping, Spalding and Peterborough also accessible. Peterborough is particularly useful for commuters, offering wider road and rail connections while allowing home life to remain peaceful and distinctly rural. The position may also be of interest to families considering schooling in Spalding, Peterborough or at Wisbech Grammar. For everyday convenience, the owners have also found that supermarket deliveries make the setting entirely practical. The sense of peace is one of the property’s defining qualities. The road does not carry general through traffic, and the surrounding footpaths and fields reinforce the feeling of space and calm. It is the kind of setting that offers the rewards of rural living in their truest form: quiet, openness, birdsong, big skies and the ability to step outside and feel immediately removed from the rush of everyday life. What makes Hides Farm particularly appealing is the combination of substance and personality. It has the scale and flexibility expected of a substantial country home, with four bedrooms in the main house, attached ancillary accommodation, generous reception space, garaging, stabling and land. Yet it also has a story and character that distinguish it from more conventional modern houses. It was built as a long-term family home and has been shaped with care, humour and affection over the years. For the next owners, it offers a rare opportunity: a modern country house with traditional presence, land and outbuildings, strong rural privacy and adaptable accommodation, all within reach of local centres and Peterborough. Hides Farm is individual without being impractical, rural without being inaccessible, and substantial without losing its warmth. It is a house made for family life, animals, gatherings, quiet mornings, big views and the particular pleasure of being somewhere that feels entirely its own.   Disclaimer: These property details, whilst believed to be accurate, are set out as a general outline only for guidance and do not constitute any part of an offer or contract.
