luxury house for sale Scopwick, United Kingdom
House Scopwick (United Kingdom)
An exemplary conversion of a historic, Grade II Listed and award winning home with its prominent tower proudly standing overlooking the surrounding rural, Lincolnshire landscape, a reminder of a bygone era but now forming part of a spectacular and unique home affording stunning views. The former windmill sits on around 2 acres of land and the flexible accommodation inside offers 4 to 5 bedrooms. With Lincoln about 20 minutes north and Sleaford around 15 minutes south, there is a wide choice of excellent schools in the area whilst the A1 is about half an hour away, and a neighbouring village has its own train station with connections to fast services to London, Edinburgh and elsewhere.“The mill was built in 1827 and had four sails. It began as a 5-storey mill but was later raised to become 6-storey, probably when it was adjoined to a steam mill in 1842. It worked until 1912 and was dismantled soon afterwards. The buildings either side no longer existed when I came here in 2002 and the tower was completely empty, open to the sky above. Old photographs show the mill with a square chimney that was even taller than the tower itself! It was since reduced greatly in height and now still exists as the chimney to our inglenook fireplace.”“Planning allowed building onto the footprint of the old, so we created the two wings either side of the tower and added a new porch, very similar to the original one. All the windows in the wings are timber, double-glazed sash. “We wanted to keep the tower in the spirit of its original use so have created an industrial feel with exposed brick walls in the bottom half although the top floors have been insulated and lined. The round entrance hall has been laid with reclaimed timber boards in an octagonal pattern and the curving, steel-framed staircase with timber balustrading and treads was created by a local fabricator to a unique design.”“All the principal rooms are light, airy and spacious with all the bedrooms double and there are superb views from every floor. The vaulted ceilings in the bedrooms enhance the sense of space and the exposed timbers lend character. There are four bedrooms on the first floor but there is a good deal of flexibility in the use of rooms. For instance, a bedroom or two could be created in the tower particularly since there is a bathroom on the fourth floor. The second floor has the lovely landing stage surrounding it with two sets of French doors opening onto it. The floor above I have been using as an office. Despite the rural location, we do actually have full fibre broadband to the property so there are very fast internet speeds.”“We built in cabling for surround sound speakers in the main living room on the ground floor so we can enjoy it as a cinema with one of the walls becoming the screen.”“There are three sets of French windows onto the rear garden which is lovely in summer. A terrace stretches the whole width of the property and receives sun the majority of the day.”“Although rural, the village is just a quarter of a mile away where there is a pub/restaurant and Metheringham is only 3 miles away which has various shops and services including a Co-op, a post office and even a train station on the Peterborough to Lincoln line. Sleaford is our nearest town about 8 miles away where there are very good schools, and Lincoln is about a 20 minute drive. Woodhall Spa is a lovely place, only 15 minutes away and the unusual Kinema in the Woods is highly recommended, and where we always go to the cinema!”LocationThe Windmill is just outside the village of Scopwick which is about 8 miles north of Sleaford and 11 miles south of Lincoln. In the Domesday Book of 1086 it is recorded as having a church and 6 mills, with the Old English name ‘Scapeuic’ meaning sheep farm. Now, it is a small rural community with Scopwick Holy Cross Church, a village hall, and a highly-rated pub, The Royal Oak, serving food.Nearby Metheringham offers a wide range of facilities including several village stores and pubs/restaurants, a fish and chip shop, a takeaway, a children’s nursery, a vets’ practice and a doctors’ surgery. The village railway station connects directly with Lincoln, Sleaford and Peterborough.Around a 15 minute drive, is the characterful inland resort of Woodhall Spa famous for The National Golf Centre with its Hotchkin heathland course, one of the top in the world. The town also offers a wonderful selection of independent shops, tea rooms, restaurants as well as the unique Kinema in the Woods and the superb outdoor heated swimming pool at Jubilee Park. The Petwood Hotel is steeped in British history, once home to the legendary 617 ‘Dambusters’ squadron, and provides award-winning food, afternoon tea and special events surrounded by acres of beautifully landscaped gardens. The historic and vibrant Cathedral City of Lincoln provides a comprehensive range of shopping, dining, and cultural amenities. The two most notable attractions are the spectacular 11th century Lincoln Cathedral and Lincoln Castle at the heart of the city's cultural Cathedral Quarter. The city has two universities, and the rich aviation history of Lincolnshire can be explored further at the International Bomber Command Visitor Centre.SchoolsThe closest primary school is in Metheringham (3 miles) and is rated Good by Ofsted whilst sought after secondary schools are in Sleaford, around a 15 minute drive. These include the grammar schools Carre’s Grammar School and Kesteven & Sleaford High School (for Girls), as well as St. George’s Academy, all Ofsted rated Good. From here, there is a lovely walk through to The Broadway, and even a private access into the hotel grounds, which we have thoroughly enjoyed, particularly for Sunday lunch and peaceful walks. We selected No. 7, as we felt it occupied one of the best positions within the development, offering a high degree of privacy while still enjoying that connection to the surrounding woodland and hotel. As the first and only owners, we worked closely with an interior designer following its construction in 2018 to create a home that is both beautifully finished and highly functional, with every detail carefully considered. One of the most transformative additions we made was including a garden/dining room extension with its striking lantern roof. It is an incredibly versatile space, filled with natural light and providing a seamless connection to the south-facing garden. The gardens themselves have been professionally landscaped and continue to mature, with pear and apple trees, plants and shrubs. The house has been designed with energy efficiency in mind, achieving an EPC rating of B. Members of the First Airborne Division of the British Army were stationed at the property ahead of the Battle of Arnhem in 1944. In 2024, a five-day archaeological dig in the grounds uncovered historical artefacts from that period, as well as ancient relics – believed to date back to the Stone Age.The property has been in the Fane family for more than 130 years. Seller Insights“It’s hard to put into words just how special Fulbeck Manor is. There’s a real sense of grandeur about the manor, and it’s full of character and charming features. The house and grounds have been in my family for over 130 years, which makes it incredibly special to me. Charles Thorold Fane, an ancestor of mine, grew up here when the house was still a parsonage. He later moved to London to pursue a career in banking, but when he returned to Lincolnshire, he chose to buy back his childhood home – and our family has been here ever since.”“The house is full of historical connections, and we have a great deal of information we can share, including its requisitioning during the Second World War. It really does feel as though history is woven into the fabric of the manor.”“The dining room has a real wow factor. It’s a great space for entertaining – and you can comfortably seat 20 guests. One of my favourite spaces is the main reception room, which we call the drawing room. It’s a beautiful room, with triple-aspect bay windows that look out across the valley – the perfect place to sit, unwind, and take in the wonderful views.”“The house has a great sense of space and generous proportions – with high ceilings and large rooms. In common with so many properties of this age, the walls are very thick and well insulated.”“Over the past few years, I’ve carried out various refurbishments to the house. I’ve modernised and recarpeted much of the top floor and installed new showers and suites on the upper floors. That said, there’s still plenty of scope for a new owner to make their own mark, subject to the necessary planning and listed building consents.”“The garden has a lovely, Capability Brown–inspired feel, with some unusual trees, including a rare weeping beech and cedar trees. The grounds have been designed with easy maintenance in mind – a robot lawnmower takes care of much of the work.”“Fulbeck is a very picturesque conservation village with many green spaces and an unusually large number of listed buildings. There’s always something going on in the village. We have an excellent pub, The Hare and Hounds, as well as a sports and social club, a Grade I-listed church, and active village groups.”“Although I’m excited about starting a new chapter, I will be sad to leave Fulbeck Manor. It’s a truly remarkable home, set in an idyllic village. I have many happy memories here, and I’m sure the next owners will treasure it just as much.”LocationFulbeck is a charming and historic conservation village set along the Lincoln Cliff escarpment. Grantham and the A1 are reached in about 30 minutes by car.Seller Insights“After an extensive search, we arrived at Elm Grange and it quite simply took our breath away. From the moment we stepped inside, we knew we had discovered something truly special.”“I think what makes Elm Grange so special is that it is both a superb home to entertain in and also incredibly homely, we use all the rooms year round and whether hosting informal gatherings or larger celebrations, the house adapts beautifully to the occasion, offering both scale and intimacy as needed. The house offers exceptional space and light throughout and is set on a gentle elevation so benefits from an subtle split-level design that adds both interest and a sense of privacy within the layout.”“The house is very special at Christmas, visitors are welcomed through the entrance hall into the formal dining room with the log burning roaring and thanks to the huge bay window can enjoy the beautiful garden view. The kitchen with the spectacular glass atrium connected to it is very much the heart of our home and is a really versatile space, equally suited to relaxed family living and elegant entertaining.”“Believed to date back to circa 1845, Elm Grange is as beautiful outside as it is inside and the tranquillity of the grounds have been one of the home’s most cherished qualities. The gardens offer so many peaceful spots, with secret gardens, sunny terraces and bluebell woods we are truly spoilt for choice. The vast lawn stretching out to the south east has also been used as a helipad but we have simply loved this area to walk our dogs around.”“The remarkable variety of mature trees throughout the grounds is a legacy of the previous owner, a passionate birdwatcher who carefully planted numerous different species specifically to attract birdlife. It is truly extraordinary that a garden of this age presents with such maturity and depth of character. Among the many notable specimens are Douglas Firs, Atlantic Cedars, Monterey Pines, Tulip Trees, Ginkgo, Handkerchief Trees, Sweet Chestnut, and Monkey Puzzle — all contributing to a rich, layered landscape. The result is not only visually impressive, but also a haven for wildlife, with birdsong heard throughout the year — a true reflection of the garden’s success.”“Elm Grange was extensively renovated approximately 20 years ago, preserving its period charm while modernising key aspects of the property. Over the past few years we have continued to enhance the house with a series of considered upgrades, including a new boiler, updated bathrooms, and modern appliances. The most significant addition we made is Treetops, completed in 2020 — a substantial, detached outbuilding constructed in brick and clad in larch which offers open plan living to the first floor and extensive garaging to the ground floor. We have successfully operated the first floor of Treetops as an Airbnb, though it is equally well-suited for accommodating guests, extended family, or use as a self-contained home office or studio.”“The village of Heckington is less than five minutes down the road and has so much to offer in the way of shops and amenities with pretty much all you need. And an added bonus is the train station which connects to Grantham, Peterborough, Nottingham, Lincoln and cities elsewhere meaning commuting to London, for instance, is perfectly feasible.
