Manor Saint-Céré (46)

Set within an unspoilt rural landscape in the heart of the Limargue region, this exceptional 16th-century estate offers a rare combination of architectural heritage, complete privacy, and a beautifully curated lifestyle estate set across approximately 13 hectares. The property occupies a commanding, elevated position surrounded by rolling countryside, forming part of a small, traditional hamlet. Despite its peaceful setting, it remains within easy reach of local amenities and key transport connections via Brive-la-Gaillarde, making it both secluded and accessible. At its centre stands a distinguished 17th-century manor house, carefully restored over several years using traditional Quercy materials. The renovation has been carried out with exceptional attention to detail, preserving original features such as stone fireplaces, exposed beams, and traditional flooring, while introducing discreet modern comforts including fibre connectivity, climate control, and smart home systems. The house offers four bedrooms arranged over three levels, with generous reception spaces designed for both entertaining and everyday living. A particularly striking feature is the elevated living floor, where a dramatic timber staircase, original architectural details, and a long covered bolet terrace create a natural flow between interior and exterior living. The atmosphere throughout is one of warmth, authenticity, and understated elegance. Supporting the main residence is an exceptional collection of outbuildings. A substantial stone barn provides extensive garaging and workshop space, together with a self-contained two-bedroom apartment, ideal for guests or rental use. Additional structures include a fully equipped fitness space, agricultural storage, and further barns offering flexibility for a variety of uses, including equestrian or collection-based requirements. The grounds are a defining feature of the property. The estate unfolds across meadows, woodland, and landscaped gardens, with a natural stream, private lake, and a series of carefully positioned viewpoints across the land. At its heart lies a striking granite swimming pool, seamlessly integrated into its surroundings and offering a refined space for relaxation. Equestrian facilities are already in place, including a riding arena and pastureland, with further potential for stabling if required. A discreet helicopter landing area has also been created, enhancing the estate’s accessibility without compromising its privacy. This is a property of scale, history, and presence — not simply a restored farmhouse, but a complete rural estate offering genuine versatility. It will appeal to those seeking a principal residence, a refined country retreat, or a long-term lifestyle project with strong hosting or income potential.

Apartment with terrace Figeac (46)

In a medieval village 10 km from Figeac, this old, characterful island with a walled garden has been beautifully renovated and offers a warm home of over 250 m² of living space spread over three floors. Originally, there were three buildings that have been made interconnected and offer: A large dining room/open-plan kitchen equipped with a poly-flam' fireplace, 5 bedrooms (2 bathrooms, 1 shower room and 3 toilets), a magnificent living room with fireplace and office area, and numerous useful areas on the garden level (storage, boiler room with pellet boiler, central vacuum system, magnificent wine cellar, etc.). An adjoining two-story barn completes the property. Note that the attic space under the eaves is already converted and habitable. The property is unusual because it is spread over four levels, in three different original entities. This gives it a unique, even atypical side that adds to the charm of the whole. [--> Sketches of plans and details of the distribution of the rooms on request]. It is a very beautiful rehabilitation that these very old houses have benefited from (presence of half-timbering on the facade). The floors were made either of natural stone (Quercy flagstones) or ceramic, the old floors have been preserved and restored. The roofs are in good condition (that of the barn was redone in 2021). The wooded garden with a perennial well is enclosed by large stone walls. It is overlooked by a very pleasant outdoor terrace facing southwest, partly covered (with traditional roof resting on wooden pilasters). This property has the cachet and character of the charming village in which it is located (with local shops, restaurant, hairdresser, post office, private school, etc.). Immediately habitable, this property would be suitable for multiple projects: family residence (primary or secondary), if necessary with multi-generational vocation. Possibility of a reception activity.

House with pool Martel (46)

In the north of Lot, within the walls of a medieval city, there is a family and pleasure house from the 13th, 17th, and 19th centuries and its hanging gardens. On the heights of the causse overlooking the Dordogne valley, near the gates of the Regional Natural Park of the Causses du Quercy, recognized as a UNESCO Global Geopark, Martel is organized around a center with remarkably preserved architectural heritage. Pedestrian alleys, blonde stone houses, and small squares compose a harmonious ensemble where shops remain plentiful. The town, lively all year round, reveals itself at the rhythm of its markets highlighting local products and regular cultural events. It offers all necessary amenities for daily life, as well as health services and educational structures, in one of the most preserved environments of Quercy. Near the Halle square and the Palais de la Raymondie, the house occupies the corner of two streets, one of which allows for a tour around the old center, still marked in places by the layout of what was once its protective enclosure. Here stands the residence, which has origins dating back to the 13th century, when the city established its commercial role and fortified its boundaries. Made into a more comfortable civil dwelling in the 17th century, and restructured in the 19th century, it today retains a stratified architecture, a discreet witness to the long history of the town. Situated in a dominant position, it benefits from beautiful brightness and open views of the surrounding countryside, perceptible from the windows as well as from the two gardens. This description has been automatically translated from French.

Property with pool Lacapelle-Marival (46)

A 17th-century manor house with a panoramic view, outbuildings, a swimming pool and helipad, in a 13-hectare estate, in the Limargue sector. The property is located in a farming hamlet that is very typical of the Limargue sector, in a dominant position on a ‘pech’, the name given locally to a hill. The manor house and its large courtyard to the north used for private parking can be found at the highest part of the estate and can be reached directly through a wrought-iron gate that opens off the country road running through the hamlet. There is another entrance via the south, via a long earthen track that winds through the fields, leading to the barn and hangars spread out through the 13-hectare estate. Opposite the splendidly looking manor house, built in 1608, restructured in 1688 and extended in 1823, there is a large building combining garage space and living space. It lines one side of the courtyard and separates the manor building from the other houses in the hamlet. The manor house and barn underwent extensive renovation work between 2002 and 2007. When work began, the manor house was in a state of near ruin and it took two full years of work to make this edifice alone habitable. The totally uninterrupted view takes in a succession of natural meadows bordered by hedges and woods. A long, 12-metres by 3-metres, salt-filtered, heated, granite swimming pool fitted with a waterfall fountain, counter-current swimming system and a security roller shutter that is fully concealed when open, has been installed to the northwest of the house. Alongside the earthen track that leads down to the vegetable garden, another barn has partially been converted into a fitness room. Further to the south, a helipad and its modern facilities have been smartly blended into the wooded countryside, away from view. On the other side of the valley, a third barn still serves its original agricultural purpose. At its southern tip, the property is enclosed by a naturally cultivated vegetable garden, an orchard and a storage hut. Not far from the vegetable garden, there is a 20-metres by 60-metres dressage area, next to which a hangar for the horses has been erected; there is also another shelter to the north, nearer to the residence. In the shade of a small wood, a natural pond into which a spring on the estate flows also stands on the property.

Property Saint-Céré (46)

A medieval manor, redesigned in the 18th century, perched upon a plateau in France’s Quercy province with a sweeping view of the River Dordogne. The manor stands where lanes cross paths, upon the Gramat plateau, where it enjoys a commanding position with views of the entire Dordogne valley. Indeed, the panoramic vista stretches to the Auvergne hills and the Château de Castelnau-Bretenoux. Over time, the hamlet provided the manor with outbuildings, before its population dwindled. Today, the hamlet still includes a little farm, which is in business and produces walnuts. This farm lies beside the property. With its elegant dovecote tower, the property brings together, in a harmonious L-shaped arrangement, a main section and a series of little dwellings, once inhabited by the estate’s 40 vineyard workers and artisan coopers. So a self-sufficient life of labour was enjoyed on the site. The protective enclosure formed by the layout of buildings bears witness to the estate’s small, hard-working community of yesteryear, at once focused on its own world and open to the world around it. The hamlet was already indicated on the Cassini Map – the first detailed map of France – so we know it existed before 1789. Yet arrow slits low down in the walls and the remains of a spiral staircase suggest that a fortification stood here before, doubtless during the Hundred Years’ War. The same family inhabited the manor from 1600 to 1785, as dates engraved here and there tell us. The edifice took on its current form at the start of the 18th century, when there was a drive to make fortresses more comfortable and brighter. Later, in the early 20th century, it was modernised with electricity and upper-middle-class comfort. During the Second World War, the manor, with its hamlet, formed an important site for the French Resistance, for which it served as a prime look-out. The manor was then neglected unjustly. But it was restored at the end of the 20th century and the current owners later created the warm, welcoming atmosphere that it offers today. All around the property, there is a natural backdrop with delightful luxuriance in the summer – this lush decor is the centrepiece of the site, which enjoys absolute privacy, nestled in France’s beautiful Quercy province.

House Autoire (46)

An old stone house and shop nestled in one of France’s most beautiful villages with a view of a rocky cirque. This fine dwelling is tucked away among the round and square towers that grace the village’s many country houses, which also feature quaint dovecotes – some genuine, others false. The house is inconspicuous, its architecture unpretentious. Its shape softens the angular forms of the surrounding medieval structures and the sturdy remains of the fortified old town. The building was probably made in the fifteenth or sixteenth century as a modest home. It captures much of this castle village’s unique history. Its simplicity makes it stands out from Autoire’s other houses. Unlike other dwellings in the village, this property does not feature towers, dovecotes, mullioned windows, half-timbering and corbels. Instead, it features straight lines and the stout design of the old block-like houses with upper floors that you find along the Dordogne valley. There are two entrance doors leading into the building. One is on the west side. You enter it at the garden level of the dwelling, at the end of a small garden with a terrace that enjoys a splendid corner spot with a clear, breathtaking view of the nearby limestone cliffs of Autoire’s spectacular cirque. The other one is on the north side. You enter it via a courtyard – a former threshing area – at the ground level. This expanse takes you to a large entrance into two shops next to each other, in front of which chairs and tables are placed for customers. At the back of the courtyard stands a fine modern extension of timber boards that runs along part of the facade made of Quercy stone, where a semibasement with a workshop, boiler room and storage space lies.

House with pool Cahors (46)

A restored former farmhouse in the Quercy area, near Cahors, with a guests’ house, barn, swimming pool and 9 hectares of grounds. Seen from above, the property seems to spread over the Causse de Gramat plateau. Its light-yellow colour, typical of the Quercy region, contrasts nicely with the green meadows and woods. At the end of a private lane, the two-storey main residence, its traditional agricultural outbuildings and a remarkable, circular dovecote pay witness to the estate’s historical agricultural status. The volumes of the main house are laid out on a horizontal axis in keeping with tradition. Its walls made of local limestone are a natural match for the landscape and its authentic as well as characteristically brown tiled roof protects the rooms below. The farm buildings - a barn, workshop and bread oven - are set around the house on several sides. A little further away, a traditional building, which has now been converted into a guest’s house, overlooks the swimming pool. The garden is a mixture of flat and gently sloped areas surrounding the house. A patio sheltered by climbing plants on a pergola and lawns in the shade of oak trees make up some of the different areas. In the middle of this landscape, a swimming pool provides a refreshing note. The property spreads over several hectares, enclosed by dry stone walls and hedgerows. It follows the relief of the land and boasts wide open views of the Causses plateau and surrounding valleys.

An urban chateau dating back to 1930 with an outhouse, a swimming pool and tree-dotted grounds, nestled by the town of Cahors in south-west France, in the country's Lot department. The property’s entrance is at the top of a hill that looks down at a shopping zone of Cahors. The chateau was built upon a hill. The plot’s outer retaining wall, with its remarkable height and strength, is impressive. A former water tower made of brick welcomes visitors like a sentry positioned at the edge of the plot. A drive leads downwards and a meadow of horses extends on the other side of it. Beyond a long bend and the first trees, an esplanade, used for parking, comes into view. Across its gravelled ground, you can easily reach the stone terraces that surround the chateau. The chateau was built in 1930 in a style that recalls the elegance and harmony of classical French architecture. It offers a floor area of 455m². With its pure-white elevations and the perfect symmetry of its south-facing facade that looks out at the tree-dotted grounds, which cover over a hectare, the edifice seems to have been taken straight out of a picture book. Natural light shines through age-old trees with effects that vary from season to season. Bucolic views from each window in the dwelling embrace these majestic trees. On the grounds, there is a swimming pool and an elegant outhouse that could be turned into a workshop, a guesthouse or a garage.

Castle Montcuq (46)

Domaine de Bonnac is an exceptional private estate whose origins date back to the 15th century. Rebuilt on the remains of a former fortified château, the property has known, since the 17th century, only a very limited number of owners, each a careful steward deeply connected to the land, the history of the place, and a way of life rooted in balance with nature. Seldom offered for sale, estates of this caliber form an integral part of the historical and landscape heritage of the Quercy Blanc, a region prized for its authenticity, discretion and long-term preservation. Set on a hillside at approximately 250 meter above sea level, at the gateway to Cahors, the estate enjoys a protected natural environment in an area often referred to as 'Little Tuscany.' Shaped by an ancient seabed, the land is distinguished by limestone soils particularly suited to olive trees, vines, saffron, almond trees, lavender and truffle oaks. In a commanding yet remarkably discreet position, the property reveals itself gradually, sheltered within its natural surroundings. From the moment of arrival, Bonnac conveys a rare atmosphere of peace and timeless coherence, where the built environment and the land exist in perfect harmony. The estate extends over 37 hectares in a single uninterrupted holding, comprising 13 hectares of agricultural land, a 6-hectare landscaped park with orchard, and 18 hectares of woodland, complemented by three natural springs, two ponds, and three agricultural water connections, offering a high degree of autonomy and long-term sustainability. The total built surface area is approximately 1,600 m2, comprising: o 665.25 m2 of existing habitable space, fully usable today o 372.89 m2 of convertible space, offering additional potential This brings the total potential living area to 1,038.14 m2, complemented by an additional 582.74 m2 of fully renovated and immediately operational professional and creative spaces, including studios, offices, workshops and ancillary buildings Over the past five years, Domaine de Bonnac has undergone an exceptional restoration and contemporary transformation, reaching a level of finish and year-round comfort that is almost never found in a historic rural estate. The result is a rare dialogue between heritage and modernity, where the authenticity of the old stone structure has been preserved, yet elevated through highly refined design and craftsmanship. Throughout the main house, original elements such as historic church stone flooring and generous traditional volumes are paired with contemporary materials and techniques, including bespoke micro cement finishes and warm wood floors that invite life in every season. The interiors combine timeless architectural presence with an unmistakably modern standard of living. The kitchen has been entirely custom built, featuring Gaggenau appliances and Dekton countertops, while selected areas of the home are finished in lime wash, lending softness, depth and quiet elegance to the walls. The master suite offers a spa level bathroom of remarkable quality, comparable to the most exclusive resorts. Particular care has been taken to honor traditional craftsmanship, from the staircase, built according to historic methods and proportions, to parquet flooring whose design echoes 17th century patterns. Each space is defined by generous ceiling heights, light, and a rare sense of architectural integrity. Bonnac is not a seasonal residence, but a fully realized estate designed to be lived in comfortably throughout the entire year, offering an exceptional balance of patrimonial presence and contemporary ease. Among its most distinctive features are an artist's studio of approximately 180 m2 and a fully soundproofed professional music studio of approximately 120 m2, incorporating a recording booth and two separate postproduction rooms. Such facilities are extraordinarily rare within a historic rural domain and open the estate to a wide range of private, artistic or professional
