What the Owners Say: We bought this superb property some 23 years ago as we absolutely loved the location with wonderful views, a quiet and peaceful environment yet close enough to the village amenities not to feel isolated. Over the years we have completely renovated and refurbished the property to become a gorgeous family home and have wonderful memories of our life here, however we now plan to downsize and have a property ready to move into. As well as the opportunity to create an annexe, if a new family have equine interests, they could turn part of the rear garden back into a paddock and build stables. As we literally abut the edge of the Minnis it is possible to ride out of our gate straight onto the Minnis and enjoy a hack without ever having to go on the road. The Minnis is also a great place for a walk with the dog and there are excellent opportunities for cycling around the neighbourhood, while golfing enthusiasts have many courses to choose from such as Echinghill, Sene Valley, Canterbury and Broome Park. Stelling Minnis is a friendly village with a local pub, an historic windmill, a post office and a village store for any immediate needs as well as a village hall that hosts a variety of activities including discos and regular film nights. It is also accessible to good schools with an excellent village primary school and a nearby bus stop with buses that take children to secondary, grammar and private schools and other activities in Canterbury. The historic city of Canterbury includes a plethora of UNESCO world heritage historic buildings, high street stores and individual shops, the Marlowe and Gulbenkian theatres, a cinema complex, excellent bars and restaurants as well as two mainline stations with the high speed train from Canterbury West whisking you to London in under an hour. As well as the schools there are three universities and a further education college. While sporting aficionados can watch cricket at the Spitfire county cricket ground of enjoy other facilities at the Kingsmead Leisure Centre and the Polo Farm Sports club. “We moved back to the UK from America over 30 years ago and wanted to create a home that was unique and incorporated features we had seen in American houses. We were fortunate enough to find a great builder who offered us this amazing piece of land provided we had plenty of imagination and he could build the house. Without further ado we found an equally special architect to work with the builder and this amazing property is the result of which we are extremely proud. It will be a great wrench to leave but we feel it is necessary now to downsize and move nearer our daughter. We would be happy to include any of the fixtures, fittings and furniture with the sale of the house. Although it is very quiet and peaceful, we can walk to Kathton House at the Tylers Kiln for a delicious meal. We are also quite close to the University of Kent and only a short distance to two prominent private schools. It is only five minutes’ drive to the centre of Canterbury with its historical buildings, high street stores and individual shops as well as a plethora of bars and restaurants, the Marlowe theatre, first rate state and other private schools. There are also two stations including the high speed train to St Pancras from Canterbury West that can whisk you to London in less than an hour. Alternatively we can be in Whitstable with its shops, harbour and famous oysters in 10 minutes while the nearby Gulbenkian theatre and cinema on the University campus provide additional entertainment facilities”.

An Architectural and Historical Landmark of Exceptional Grandeur. Step into a piece of English history at Barrow Court, a magnificent Grade II* listed country house that dates back to the 12th century. Originally built as a Benedictine nunnery, this stunning residence has undergone numerous transformations throughout the centuries, all while retaining its timeless elegance and architectural significance. The home’s rich past includes ownership by John Drew, a Bristol merchant who received the property from King Henry VIII following the Dissolution of the Monasteries. In the late 19th century, the estate was meticulously restored and expanded by Henry Martin Gibbs, who transformed it into the Jacobean masterpiece that stands today. Under his ownership, the renowned garden designer Francis Inigo Thomas was commissioned to design the spectacular Parterre and formal gardens, which remain a defining feature of the setting. Barrow Court has also attracted cultural interest in more recent years. Its striking architecture and historic authenticity led to the property being featured in the acclaimed BBC drama Wolf Hall, where it served as the stand-in for Hampton Court Palace, highlighting its remarkable period character and cinematic presence. No.1–3 Barrow Court forms the principal portion of the historic Barrow Court Estate, which was thoughtfully divided into a collection of private residences in the 1970s. While the estate now comprises a small enclave of around nineteen homes, this property occupies the most architecturally significant and imposing section of the original mansion. Its position within the estate allows it to retain the presence, scale, and grandeur of a stately home, while benefiting from a tranquil, community-like setting. The home underwent a sensitive restoration in the 1980s, carefully reviving its many period details. From the moment you step inside, you are greeted by an array of exceptional architectural features: intricate plasterwork, stone mullioned windows, stately fireplaces, the remarkable Jacobean staircase, and decorative friezes. The magnificent Great Hall is a centrepiece of the property, showcasing its impressive Corinthian fireplace and the Gibbs family coat of arms. The formal reception rooms offer a balance of majestic entertaining spaces and more intimate family rooms. Highlights include the raised drawing room, adorned with rich panelling and an arabesque ceiling, and the first-floor Solar, an exquisite example of historic craftsmanship. The first floor hosts a grand principal bedroom suite, alongside additional bedrooms, a music room, and sitting rooms, all with superb period detailing. The second floor features the Long Gallery, complete with wide oak floorboards, and is home to further bedrooms, family bathrooms, and a kitchen. A self-contained apartment and two cellars, including a wine cellar, complete the accommodation. Outside, the Grade II listed gardens, co-designed by Inigo Thomas, extend over 4.25 acres of manicured lawns, terraces, and pavilions. The grounds offer stunning vistas over the surrounding countryside, an elegant obelisk, and statues by Alfred Drury. A lush Arboretum filled with rare and mature trees provides a peaceful retreat. The long, tree-lined driveway enhances the sense of arrival and exclusivity, while the wider rural surroundings remain largely in the ownership of the Gibbs family descendants. Located just 6.5 miles from Bristol’s city centre, No.1–3 Barrow Court offers a peaceful rural setting with excellent access to Bristol Temple Meads, the M5, and a selection of highly regarded schools, farm shops, and country pubs. This is a rare opportunity to own the most significant part of one of North Somerset’s finest historic estates, a home where history, elegance, and luxury converge in a truly remarkable way.

Sellers Insight Higher Penstroda has been our home now for several happy years. During our first two or three years, the east and west sections of the building were constructed along with the garage. The original farm house was demolished and all of two bats were moved to their new penthouse accommodation in part of the roof space in the garage. Together we have landscaped the garden which is now thriving with shrubs and plants. It is with great sadness that we find ourselves in a position where leaving our lovely home and returning to family in Sussex, is a must. The surrounding area, an Area of Outstanding Natural Beauty, never ceases to amaze us how the dramatic landscape changes as the seasons move through the year. We have enjoyed the stunning views in all directions, to beyond Bodmin, the rugged coastline of North Cornwall and of course the Moor. The peace and atmospheric conditions of our immediate area will be sorely missed. Our small hamlet of four properties, two very old and two very new, have gelled and blended well. The neighbours have been a pleasure to become acquainted with, and whilst we may not see one another for weeks or even months, it is reassuring to know we are always there to help each other if required. Many times we have visited our nearest village of Blisland, either on foot with the dogs or by car. The village has a thriving community boasting an attractive village green, a super quirky pub, an historic old church and a community run shop. All within walking distance of one another. The Primary school lies in the smaller village of Waterloo. Some of our most enjoyable times have been with visiting family and friends. Times when we have been able to share the joys of our beautiful large family house and garden. When on our own, peace and tranquility abound, moments when we just listen to the sounds of nature. All this we leave behind and hope the owners will be as happy as we've been. Step Inside Constructed primarily using ICF (Insulated Concrete Form), this home achieves an excellent B-rated EPC and occupies the site of a former dwelling, now thoughtfully replaced. The current owners had significant input into the design and have enjoyed living here for the several years. This luxurious three-storey property is expertly positioned to take full advantage of its far-reaching views across Bodmin Moor and the surrounding countryside. Entry begins via a porch leading into a vestibule with sliding doors that open into the main residence. The principal living accommodation is found on the first floor—an open-plan layout that encourages sociability and seamless flow. The premium kitchen, finished in light grey tones, includes sleek cabinetry with tall larder units, a central island with breakfast bar seating, and durable Dekton work surfaces with matching upstands. A Belfast sink, under-cabinet lighting, and a combination of recessed and pendant lights enhance the space. Appliances included in the sale are a Rangemaster electric oven with gas hob and extractor, Neff dishwasher, freestanding fridge, and microwave. The kitchen transitions smoothly into a spacious dining area, while the dual-aspect living space features a high-output wood burner set on a slate and brick hearth. Double sliding doors lead to a spectacular sunroom, offering uninterrupted views over the gardens and moorland, with balconies at either end—ideal for enjoying warm, sunny days. Additional rooms on this floor include a well-appointed office with built-in shelving, a cloakroom/WC, and a utility room finished to the same high standard as the kitchen. The utility comes equipped with a Samsung freezer, Bosch tumble dryer, and Gorenje washing machine. A secondary staircase descends from here to a practical storage room. Bedroom accommodation is split across the second and ground floors. The upper floor features two large double bedrooms with roof and traditional windows, both enjoying stunning views. A shared or optional en suite shower room and WC serves this level. On the ground floor, three generous double bedrooms all benefit from en suite facilities. The principal suite is notably spacious, complete with high-quality built-in furniture, direct access to the garden, and a luxurious en suite bathroom with both bathtub and walk-in shower. A second utility area on the ground floor houses components of the central heating and vacuum systems, and provides access to the plant room. This space contains the main electrical control systems, including the inverter and Tesla Powerwall (13.5 kWh capacity). The home is served by a mechanical ventilation, heat recovery system with exhaust heat pump. The property has solid wood interior doors, and laminated flooring. There is matching sanitaryware (including bidets) throughout the bath and shower rooms. Water and drainage systems are private—eliminating South West Water charges. * Further details regarding the heating system will be available from the owners by arrangement on viewing. Step Outside Approached via motorised security gates with smartphone-connected audio entry, the long private driveway offers extensive parking and turning space. The detached double garage features an electric roller door, power, lighting, a side access door, and a mezzanine level for additional storage. The gardens at Higher Penstroda are a true highlight, lovingly established by the current owners to provide vibrant, year-round colour. With a variety of shrubs, perennials, and young trees, the outdoor space is both tranquil and impressive. A paved and tiled patio occupies the footprint of the former dwelling and serves as a peaceful vantage point to admire the spectacular views. A shed and a pathway lead to the largest of the enclosures, located to the southeast. This gently sloping, securely fenced field is perfect for livestock or equestrian use. Large granite boulders, unearthed during the home’s construction, have been thoughtfully incorporated into the landscape design.
