House with pool Vic-Fezensac (32)

The Landscape This superb Gascon property sits in an elevated position at the end of a long track. There are no near neighbours and views for miles around across the surrounding countryside. To each side, the valley drops gently away, woods and fields dotted all around, as far as the eye can see. The Gardens The gardens were the creation of a local landscape gardener at the start of the restoration project. The line of the land was modified to encompass a tennis court in an elevated position above the swimming pool, and as well as the dozens of roses, shrubs, trees and plants that were incorporated into the scheme, huge boulders or rocks were imported and placed around the pool side. The result is spectacular. The pool is a feat of design and a work of art. Its shape is non symmetrical and the line of water meets the line of the horizon perfectly so that it is possible to “swim into the view and over the horizon.” The waters cascade at the end of the pool into a rivulet and sweep around the side and back into the pool by an ingenious system. There is continual movement of the water. Access to the pool is gentle. The pool slopes down gradually, without steps, so that for younger children it is possible to play safely at the water’s edge. The current owners are keen tennis players, almost to a professional level, and the incorporation of a professional level tennis court was vital to their project. Discreetly located behind a stone wall, and in a raised position above the swimming pool area, a screen of shrubs and trees mask the court from view. A covered terrace area with its own kitchen, and cold beer on tap, provides a vast and shaded area in which to dine, or to relax between matches. From the terrace the tennis- court is almost invisible, the view is predominantly that of the swimming pool. From here it is all to easy to imagine, on our visit to the property, how this property has been used for many years as a place of fun and recreation. Sipping beer, to the gentle and distant sound of yellow balls bouncing on the court; the splash of the water trickling over the edge in the pool; deck chairs placed in sunny spots beside the water’s edge and facing the majestic view. Also of interest in the gardens is the second terrace to the rear, which is accessed directly from the kitchen/main reception area. This covered spot is the owner’s favourite place in which to dine with guests. The property also benefits from a woodshed to the rear and a vast garage/barn area for storage. And now for the house … From the front of the property this is a typical symmetrical and Gascon maison de maitre. When the owners first came to visit it, in their own words it was “pretty much a wreck, requiring gutting and complete recreation from the inside.” Initially the house was joined onto a barn and the restoration of the property has seen the incorporation of the original house and its adjacent stone barn into one fabulous and luxury property. Each internal detail has been thought about, and every item specifically hand-picked for the property down to the last detail. The Entrance The door to the property opens onto a formal entrance hall, with two reception rooms to each side. A wooden staircase leads to two upstairs bedrooms above. At the far end, the entrance hall opens onto the rear dining-room and kitchen area. We note that there are two staircases to the upper level. The first, the wooden staircase rising from the main entrance hall. The second staircase from the bar area, which rises to the mezzanine and an upstairs gallery, which in turn has a door to the rear gardens, and pool area. This property is built on two levels, with each level having access to the lower gardens, and the rear gardens and pool area. Two Formal Reception Rooms (Library, Snug, Music Room… what you will…..) To the front of the property, and from the main door, we enter the original entrance hall, where to the left and right of the door, are the original two reception rooms; once the only habitable rooms in the property. Today, in this original section of the maison de maitre , we open the door onto two beautifully dressed rooms. Both are used as formal reception rooms/ a music room/ reading room. The décor is elegant and timeless, and contrast beautifully with the rear section of the property which has been developed in the original barn. The Kitchen At the end of the hallway, the kitchen is a fantastic example of genius; where the cupboards have been individually designed, including the sink which is a work of art in itself. Hewn from a vast piece of black granite, our current owner jokes: “The artisan who made this, told us that this was the first time he had ever engineered such a gargantuan sink, and that the granite is so heavy, it would also be the last time.” The sink is tapered from a drying area, to two vast sinks, the work top flowing in seamless fashion to each side. With a black Lacanche oven, vital when hosting the large parties of friends and tennis players who come to the house, the kitchen is a design miracle, with a vast amount of storage carefully dissimulated behind hand crafted wooden doors. The Dining Room The kitchen opens onto the main reception/dining- room, with its original fireplace. There is a partial division of the kitchen and the main reception room by a wall which is in essence a row of wooden storage cupboards, to that the light from the kitchen window and the light from the far window of the reception room (overlooking the terrace area) flows between the two spaces. Currently the room is dressed with a long table running before the fireplace, in the traditional Gascon way. The rear wall has seen the incorporation of a large panel of glass, creating an invisible wall between the internal winter dining area and the summer terrace. This fabulous room has been created from the original barn. Behind the kitchen there is access to a downstairs cloakroom, with a fabulous stone sink, and the downstairs laundry- room. La Cave/Bar This property has been designed by a family that clearly loves to party and to entertain in style. It is no surprise that there is a private bar incorporated into the property, with the original beer barrels. A glass and metal window adds a contemporary note to this area, in smart contrast to the thick slabs of stone on the floor. With high ceilings and a view to the mezzanine area above, this is a fabulous party room. A small bar positioned in-front of two vast wine vats, is the perfect place to hang out with friends. With ample space for a dining table, this room provides yet one more place in which to entertain. Set back from this room, and just a few steps from the serving bar, there is a wine cellar. Cool, with a concrete floor, and shelving filled on each side, with the finest wines and spirits; the bar and the wine cellar will delight lovers of fine wines the world over. The Mezzanine/ Library The mezzanine runs as a gallery above the downstairs bar area, and has been fitted with elegant book shelves, to create a library/reading area. Here one can sit and read, while below friends sip wine at the bar. A rear door from the mezzanine opens directly onto the pool area, with its covered terrace and kitchen, tempting readers once more to put down their books, and take a dip in the pool, or sip an ice cold beer. Upstairs Divided into two distinct area, two bedrooms sit to the front of the property in what was once the original maison de maitre. These two rooms overlook the front and side of the property, and share a family bathroom. From the terrace area, two bedrooms share a gorgeous family bathroom, which has all the appeal of a five star hotel bathroom. The master suite has its own vast bathroom, with both a shower (created from a wine vat, circular in shape) and a sumptuous bathtub. The main bedroom also has a flight of wooden stairs leading to a room above, in the style of a Duplex apartment. There are two separate WCs on the first floor. In addition to the impression one has in this property of having come to stay at a luxury retreat (the bathrooms are truly a work of art and some of the most lovely bathrooms we have seen here at BLISS) there is also a dinky circular cupboard area on the landing, which opens out into mini kitchen, for tea and coffee, with a small round copper sink. Also on the landing, for the storage of all those lovely Indian cotton towels and bed-sheets, there are vast cupboard areas, which (as every cupboard in the house) have been individually designed by the finest carpenters. House with pool Auch (32)

Sitting in six hectares of parkland, in a non-isolated location, this beautiful old property is located close to Auch, capital of the Gers, and benefits from splendid views over the valley. Its fine old stones have born witness to centuries of history and remain in excellent condition to tell its tales of time today. Located on the top of a hillside, the view is remarkable over the valleys of Gascony, reaching as far as the Pyrénées. The swimming pool is located in an ideal position from which to enjoy these views, sitting in an elevated position. The vast expanse of land lies to the front of the property with one nearby property to the rear (thus preserving the uninterrupted views to the south) The current owner has carried out a vast programme of restoration over the years, carefully preserving the original walls and the authenticity of the property’s medieval architecture, as well as preserving many original features internally. Today, though the property bears witness to major works carried out in recent years, it offers also an exciting opportunity to the next generation to lift the works to the next level in order to render it comfortable for modern living being somewhat sparse on the inside for the moment. One is easily forgiven for imagining this to be the 16th century and not the 21st internally - but this is in many aspects a blank canvas on which to design a remarkable home with spacious rooms and high ceilings Throughout the property the inside walls are exposed stone, the ground-floor tiled in more recent years. Fine examples of medieval history are preserved throughout : fireplaces, original vaulted walls and a wine cellar. With successive renovations, the owner lifted the veils of time and reveal the property’s hidden secrets, such as a magnificent Renaissance door. Who knows if further treasures await to be discovered ….

House with pool Saint-Puy (32)

We first discover this authentic Gascon property on a scorching hot summer’s day. Nestling in a small hamlet surrounded by a large plot of land to the front, rear and side the house has retained many of its original features. The property is sold with the walls of an old stone barn, which has sadly lost its roof. The barn is ripe for conversion (with planning permission) and provides a natural and impressive stone division between this property and its neighbour; lending one the sense of total privacy whilst sitting in a friendly, non-isolated position. We enter the property down a long driveway which runs alongside the barn. To the front of the property there is a generous plot of land and trees which screen the house from the quiet rural lane on which it sits. We enter the property via the original front door and find ourselves in a wide and spacious hallway with original terracotta floor tiles, smoothed by the patina of the years. The far end the hallway opens onto a rear terrasse where a luncheon table is dressed in the shade beneath a covered trellis area. Beyond here one can just about see the pool and pool house at the far end of the garden. FOR MORE INFORMATION AND PHOTOS HEAD TO BLISSIMMO.COM

Toulouse Airport is only 1.5 hours away from an area growing in popularity to visitors from all over the world. A closer look at the holiday accommodation The park includes different styles of accommodation: two are two-bedroom wooden chalets and the remaining three, more traditional in design and better suited to a lone traveller or couple. The smaller chalets are studio in style, every inch of space has been maximised and outside is a charming veranda, with tables and chairs and breathtaking views across miles and miles of countryside. Inside is a shower room, and the kitchen is well-equipped with a hob, fridge and microwave. For extra warmth and adding to the cosy vibe, there’s even a little wood burner. Conversely, for hot summer days and nights, there is air conditioning. They have large decked, covered terraces with truly remarkable views across rolling hills and a patchwork of farmers’ fields. There is heating and air conditioning and each has a private shaded garden offering the perfect space to rest and relax. The main house The house currently serves as both a home for the owner and a reception area to welcome guests and serve them meals. The kitchen leads into a large dining room and from here you can access three double bedrooms of a good size and with plenty of storage, as well as a large modern bathroom with sink, shower cubicle and bath. There is also a separate toilet. From the outside, a part glazed door leads you into a lounge with stone fireplace and wood burner and also air conditioning. The space gives the current owners privacy away from guests and from here stairs lead up to the first floor where there are two additional double bedrooms. Fun in the sun for all The current owners are keen gardeners and have taken great pride in establishing pretty planted beds, flowering shrubs and in a configuration that makes the most of the woodland and gives each home-away-from-home shade and privacy. The swimming-pool with its stunning view is a welcome addition which guests of all ages can enjoy, in addition to the hot tub set in its own tiny wooden house. It suits buyers attracted to an opportunity where you simply pick up and carry on the current owner’s good work as there’s very little renovation to do and they’ve an established customer base and reputation. House with pool and terrace Auch (32)

One wonders what it's doing here, with its Mediterranean villa vibe. It's like stepping into a Slim Aarons photograph. We wouldn’t be surprised to see bikini-clad beauties sipping Martinis by the pool. Or perhaps an older couple lounging on deck chairs, sunglasses on, gazing at the scenery. That’s when we realize: here, the sea is green. Stretching endlessly, it undulates gently all the way to the distant Pyrenees. We’re on the deck of a luxury yacht, lazily slicing through time under the blue sky. The calm is overwhelming. Just the gurgle of a fountain, a bird’s song, a deer passing through the tall grass. A few strokes in the pool to cool off. Suddenly, a big party. Chic people, friends laughing out loud, a drink in hand. Children jumping and shouting in the pool, splashing everyone. The men are busy at the barbecue. We dance to loud music. The neighbors don’t mind; they’re far away. The sun is beating down. We’ll need to open the awnings. How about a walk in the woods? It’s cool there. And with a bit of luck, we’ll see some pheasants. Or hares. By the way, did you see the pond with the goldfish and water lilies? Come, I’ve put my new car in the garage. Have you tried the fruits from the garden? Evening falls. Unfortunately, it starts to rain. Let's take shelter. Patio or living room? Both are spacious. Unless you'd prefer a game of billiards in the game room? Are you staying overnight? The studio is ready. Stay a few days with the kids, the guesthouse is free. It's late. We go to bed, eyes lost on the pool that has regained its calm. We’ll clean the kitchen later, it’s hidden enough not to see the mess. Tomorrow, we'll go shopping in Auch, it's only ten minutes away. But only after a good soak in the whirlpool tub. Then I'll isolate myself a bit in my office. I have work to finish before tinkering in the shed. Hey, tonight, do we have company or are we having a romantic evening on the terrace?

House with pool Lectoure (32)

Gascony: rich and rolling countryside, incredible views and rambling country estates. There is of course the ubiquitous confit de canard. With this property, there are real live ducks, a fabulous private lake in the garden, and the kind of manor house you would happily find on location in a movie entitled Secret South West France. Many houses in the area have been completely restored. This one although having undergone partial renovation has the appealing ambience of an old French home in the countryside, where there is still plenty to do, but somehow everything works. From the occasional vibrantly shocking colourful bathroom suite, or wallpaper last hung in the 1970s, to the old farm kitchen, to the lovely old wooden staircase, and what feels like an endless amount of children’s bedrooms. If every you were invited to stay in the countryside of France as a child, in a quintessentially French home, this is it. The children can play on boats or by the waters edge, or chasing the ducks, for hours. The garden is populated with a host of trees, from olive to oak. There is a dog, plenty of cats; plenty of place to work from home, house the in-laws (should you wish to), or to hide away from the world and pretend you are in 1950 or 1970, or today, or 2025 with the superspeed internet. Let’s have a wander: The main house The main house is divided into two sections. Historically the property was occupied by several branches of the same family and at some point in the 1950s this vast Gascon home was divided into two sections, with a kitchen, reception room, and bedrooms on both sides. Let us begin our tour, with a look at the part of the property in which the current owners reside today : We enter the main house, to find ourselves in a traditional Gascon hallway, that at some point in time was divided into two sections: being such a long hallway, it was no doubt deemed that the second section of the hallway, with a door at the far end leading to the garden, was wasted as a hallway, and instead became a dining-room - very much as the space was used in the past with big feasts with the farm-workers after harvest. Here there is a lovely old parquet floor (requiring some repair), wall panels, and a dining-room table. First left, on entering our original front door, there is a lovely warm and welcoming “L” shaped farmhouse kitchen, with a door at the far end to the garden to the side. There is a woodburning stone, a range of units for storage. With plenty of place for a breakfast table, this room has a joyful ambience, and is also a lovely room to sit and work at the table, and enjoy the fire. At the bottom of the hallway, there are two rooms, one on each side. One is the family reception room, with fireplace, and on the other side a large reception room, which is used as a game’s room, or informal living room. On the other side of the wall, there is the second section of the property (or the other “half” of the property which we will visit later on). There is a downstairs double bedroom, with a parquet floor and a window to the east, and an old fireplace. Underneath the stairs (which have been enclosed by a wooden doorway which could be removed) there is a cloakroom where the coats and boots are kept from view. A lovely old wooden staircase leads to the first floor. The First Floor The first-floor landing is our first surprise being so spacious! This incredible 48m²+ area overlooks the garden, and has two windows. is more reminiscent of a first floor reception-room than a traditional landing. With a desk at one end, where the current owner works, it is currently used as an upstairs study. There is also a large wooden reception style desk at the opposite end, behind which there is access to storage room/attic. On this level there are 7 bedrooms, two of which have an ensuite shower-room. The others share a family shower room on the same floor. The rooms have a mixture of parquet, lino and tiled floors and are all filled with light, and clearly much loved over the years. One might choose to redecorate, or enjoy the “feel” of a property from another time. “When we first moved in, we thought about redecorating, but after a time, grew to love the vintage wall-paper and fittings so much, especially seeing how many of these fixtures and fittings are coming back into fashion! In the end we left much of the original decoration. This is a house that is perfect for a family and children, and we were very happy to keep the house very much the way it had always been. We have loved living here, and so have our children.” The second half of the main property As mentioned, the property was divided back in the mid-19th century, when families had more children, and branches of the same family lived together under one roof. Today, we access the other half of the property via a separate door, although it should be noted that both halves of the property can be joined together to create one single and vast home, as it was originally built in the 18th century. With a veranda to the side, the property has a lovely main reception room, with fireplace, a very rustic kitchen, a rear kitchen and pantry, and a hallway leading to two downstairs bedrooms, with lovely old parquet flooring and doors to the garden. There is a downstairs bathroom, storage area and WC. On the first floor, a hallway leads to two upstairs bedrooms. Other dwellings on the estate There is a second cottage/gîte on the estate, and a second house once used by the farmworkers. The first cottage has an entrance hall, a sitting-room, a downstairs bathroom and a kitchen. On the first floor of the cottage, there are two bedrooms and a WC and a converted 48m²+ attic space. The farm labourer’s cottage We enter the house directly from an enclosed area, with a walled garden, into a kitchen and open-plan sitting-room. There is a downstairs shower-room. On the first floor, there are two bedrooms and a dressing room. Outbuildings A vast amount of space can be found in the outbuildings, with three garages ( 100m² x 3) A covered hangar (336m²) U shaped farm building (in two sections : 665m² + 710m²) A wooden chicken-coop : 50m² A barn: 520m² A shed : 12m²

House with pool Lectoure (32)

The approach to the property The property is hidden behind pretty stone walls, attractive wrought iron gates, and a canopy of mature trees, including some lovely mature Cyprus trees. The garden is full of roses and peonies and on the day of our visit is bursting with blossom. Beyond the pool and gardens, landscaped on two levels, our eyes are drawn across miles of countryside to the south. The vista from the property is lovely, from both the pretty gardens around the house and the valley beyond. The house : the ground floor The old wooden door, with its characterful “hand-shaped” door-knocker, opens onto a traditional Gascon hallway with a terracotta floor tile. The hallway runs the full length of the property. The kitchen With a door both to the main hallway and the side gardens and path to the pool, the kitchen is spacious enough to incorporate a dining-room table and chairs and also boasts a beautiful open fire-place, a characterful spot for a winter’s supper. The kitchen is divided into two area by a half wall, and has a pretty decorative chimney breast built with old terracotta tiles. The downstairs study/ bedroom/ WC A spacious area on the ground floor provides room for a downstairs study and bedroom, with a WC. The main reception room This pleasant symmetrical room has a pretty fireplace with a wood-burning stove and a lovely classical plasterwork surround. There are two spacious cupboards with shelves to each side of the fireplace. The floor is lain with terracotta tiles. The Dining-Room The dining room is of a similar size to the main reception room and also boasts a fireplace. In addition room houses a contemporary staircase to the first floor. The First Floor The first floor of the property provides a surprising amount of space. The first floor reception-room The stairway leads to an open plan area which is currently dressed with sofas and chairs and used as a games’ and reading room. This area has exposed oak beams running across the ceiling and has the “feel” of a cosy “den” or central communal space shared by the occupants of the other bedrooms. The first floor “cinema room” A doorway opens from the central reception area to a surprising space. There is evidence from the newly fitted (but not yet painted) plasterboard ceiling that there were plans to concert this room into a large master bedroom with a dressing-room at one end. (NB: “a change of usage” permit may be required to convert this area above the barn into extra bedrooms). Currently this room is used as a “home-cinema” room. The bedrooms Dotted around the central reception area of the first floor, there are three good-sized bedrooms. As this property was originally built in the style of a Chartreuse, the rooms have been added and built around exposed oak beams with low windows on ground floor level. The ambience in all three of these spacious rooms is one of cosy rusticity. The bathroom The upstairs bedrooms all share a family bathroom (with a bath-tub) and separate WC.

House with pool Lectoure (32)

This is an utterly private property since the main house cannot be seen from the lane below. Climbing upwards we leave the car in a parking area carved out of the hillside, and continue are pathway up. The property is bordered by an adjacent barn (containing a workshop, laundry room and boiler room as well as a storage area for logs) with a non-adjacent barn opposite which has been converted into a first floor atelier or loft area. The old farm house sits at the far end of the plot. The garden is immediately welcoming being planted with frothy romantic shrubs perfectly in harmony with this rural idyll. We enter the main reception room. With its high ceilings and gigantic modern rectangular window frame against the far wall, through which we are afforded a view of the wild poppies and daisies on the other side of the glass as they dance in a gentle breeze in the gardens at the side. The main reception room is elegant and spacious with an open- fireplace promising cosy winter nights in. The high ceilings and beams are a reminder that this space was once an ancient barn tagged onto a small farmhouse before its conversion some years ago. The main reception room opens onto the kitchen. With a quirky tiled floor where one can spot the occasional ceramic lizard depicted in the tiles, the floor adds a jolly note to an otherwise timelessly elegant room. The kitchen is simple and tasteful. Natural woods and materials have been chosen in keeping with the period of the property and the room is harmonious and gentle on the eye. With plenty of space for entertaining around a large table, one can choose whether to receive dinner guests in the main reception room or the kitchen. A small handcrafted flight of wooden steps leads to an inner hallway with an arched entrance (a quirky almost Moresque detail) which leads to the only cloakroom/WC in the property, besides which sits the bathroom with its incredible views onto the farmer’s field. With a window frame worthy of a main reception room it is possible to shower with views to the field beyond. When the large rectangular window is pulled back, there is an impression of « showering outdoors ». With an elegantly curved wash basin and a walk-in shower this is a fantastic space. There are two bedrooms on the same level as the bathroom. One overlooks the field behind (with the same view as the bathroom). The second bedroom overlooks the front of the property and the barn opposite (with its first floor loft/ entertaining space). The second bedroom benefits from a dressing-room. From the internal hallway a flight of wooden stairs leads up to the third bedroom beneath the eaves. This bedroom shares the same family bathroom as the first two bedrooms. This property is blessed with numerous outbuildings, all of which have been restored and lend much charm to the property. The pool was christened for the first time this summer and blends perfectly into the garden resembling a water feature more than a traditional pool. The current owners explained to us how it was important for them to blend the pool into the landscape without perturbing their bucolic surroundings.
