Castello, steps from the Doge’s Palace – 265 sqm apartment with altana, to be restored

In the heart of the Castello district, overlooking Campo Santi Filippo e Giacomo and a few minutes’ walk from St Mark’s Square, we are offering a generous apartment on the third and top floor of a Venetian palazzo of only three units, reached by an Istrian stone staircase with exposed brick walls.

Extending to approximately 265 sqm, the property retains the character of a grand Venetian family home: three-metre ceilings, Murano glass chandeliers, original Venetian terrazzo and herringbone parquet floors, two stone fireplaces and a spacious marble entrance hall. The light is exceptional for the historic centre: the apartment has windows on three sides and enjoys open views over the campo and the surrounding rooftops.

The layout is particularly well organised. The entrance hall leads to a 40 sqm living room with fireplace, a dining room, a large 30 sqm study with a second fireplace, an eat-in kitchen with dual aspect, four bedrooms – three doubles and one single – and three bathrooms. The attic level, connected internally, houses two guest bedrooms, a laundry room and a further bathroom with skylights, and opens onto a charming 25 sqm altana, the traditional Venetian roof terrace, with views across the bell towers of the city.

The building is structurally sound, with timber beams in good condition. The apartment requires full restoration, offering the opportunity to redesign the interiors entirely to one’s taste in one of the most central and sought-after positions in Venice.
