House with pool and garden Castelnau-d'Arbieu (32)

Completely renovated from top to bottom by the current owner, this beautiful stone property is a perfect match between old character and modern day living.  It is a house which demands to be lived in and enjoyed, every detail has been thought about carefully and the quality of the renovation can be seen everywhere. Designed as split level living, the front door opens on to a vast dining room with bi-fold doors opening out on to the garden.  At the other end is a fantastic old style 'pub' family room which also becomes a cinema when all the blinds are drawn.  There is a bar area with sink and fridge in one corner to avoid going up and down stairs for refreshments. Also on the ground floor are two guest bedrooms with ensuite shower rooms, and the utility/boiler room housing the wood pellet system, a very economical way of running the under-floor heating. The lovely wide, wooden, stairs lead up into the living room with fully fitted kitchen at one end and sitting room with wood burner at the other, with more bi-fold doors opening out on to a covered terrace.  This is an excellent spot to sit and admire the views over the village and beyond, no matter the weather. Back inside, the master suite is inviting with its dressing, shower room and doors leading out to the terrace, another perfect blend of modern and character.  Next door to the master suite is another bedroom which would be ideal for an office if preferred.  Finishing off the indoors the last bedroom is next door to the family bathroom. Everywhere is light, airy, comfortable and in immaculate condition.  Outside is just as delightful.  The current owner loves to cook, so the summer kitchen has been created for him to enjoy: a pizza oven, built in grill with spit, sink with instant hot water, a fridge, and stainless steel (rodent proof) cupboards and drawers as well as plenty of work surface.  A small in-ground pool is perfect to cool off after a spot of sunbathing.  The ground around the pool has been prepared for tiling if preferred. Every metre has been used to full effect in this low maintenace garden, and along with the covered terrace, there really is plenty of opportunity to enjoy the outdoors. Situated in the heart of a pretty village, this property is for those who wish to be part of a community, one which adheres to the old-fashioned values of looking out for each other, helping each other and, of course, celebrating with each other.  It could work equally well as a family home or a holiday home with little maintenance needed and easy to lock up and leave with the surrounding neighbours on hand to watch over it. House with pool and garden Lectoure (32)

A restored sheep barn, with outbuildings and 1.5 hectares of land with a swimming pool, in the Gers area, 40 minutes from Agen and 1 hour from Toulouse. A country road leads to a group of stone houses that are overlooked by a 13th-century Gascony castle that dominates the valley. Just a few metres and a further bend separate the edges of the hamlet from the entrance to the property, via a discrete stone paved drive leading down to a grassy area where several vehicles can be parked. On the hillside, opposite the valleys of the Gers almost reminiscent of Tuscany, the buildings are so well integrated into their environment that they are almost invisible. Tucked away among the vegetation, only a small part of a roof peeks through the foliage, revealing the presence of a house. In the same alignment, two recently constructed buildings with wooden cladding are set against a backdrop of lime trees that provide shade on sunny days. They nestle into the hillside and are well integrated into the grounds. Between them, a concrete staircase leads to the upper part of the plot where the main residence and an outbuilding standing opposite can be found. Inspired by Provence, small stone walls underline the terraced garden, filled with many tree types typical of southern France. From a patio adjoining the residence’s southern façade, a flight of steps leads to a vast swimming pool area, surrounded by lush and exotic vegetation. The buildings overlook the various terraces in the grounds and approximately 1.5 hectares of land on which there is an orchard and a meadow, bordered by old trees.

House with terrace Lectoure (32)

Some residences are meant to be visited. Others are meant to be lived in. And then there are those that tell a story from the very first steps.Hidden behind a discreet façade, in the heart of one of the most beautiful historic cities in the South-West, this exceptional property gives nothing away about the universe it houses. Once the threshold is crossed, the tumult of everyday life fades away to reveal an atmosphere where heritage dialogues with design, where each volume, each perspective, and each detail seem to have been conceived to evoke emotion.Born from a remarkable ancient ensemble, this residence has undergone an ambitious renovation that respects its history while granting it a resolutely contemporary identity. The stone arches, ancient beams, high ceilings, and generous volumes meet with bold decoration blending designer furniture, works of art, found pieces, and noble materials. Nothing is ostentatious; everything is harmonious. The gaze is naturally drawn to its spectacular central staircase, a true thread of the house, which elegantly distributes the various living spaces. As one ascends through the levels, vast rooms bathed in light reveal themselves, where the ancient and contemporary balance with astonishing clarity. The property offers a rare freedom of interpretation. Large family home, extraordinary second residence, discreet guest house, creative space, reception area, or hosting project... everyone can imagine here a way of life that resembles them. The seven bedrooms, numerous living spaces, and different kitchens allow for multiple configurations without ever losing the intimate character of the places.Light permeates the house throughout the day, revealing in turn the softness of ancient stones, the warmth of woods, and the clean lines of contemporary arrangements. From certain windows, views escape far away over the rolling landscapes, while others open onto the inner garden, a true secret heart of the property.Sheltered from prying eyes, this enclosed garden of 113 m² constitutes an absolute luxury in a historic center. Protected by tall stone walls, accented with olive trees and Mediterranean species, it invites one to slow the pace. The shaded terraces, the Scandinavian bath, and the various relaxation areas compose a decor where one can imagine long summer evenings as well as peaceful mornings bathed in light. An elegant stone outbuilding enriches the ensemble and further expands the realm of possibilities. Artist studio, library, wellness space, guest house, or reception room... it awaits nothing but a new project to reveal its full potential.Another particularly rare privilege in the heart of a historic city is a spacious private garage that complements the amenities and provides exceptional daily comfort. But what truly distinguishes this property cannot be measured in square meters or number of rooms. It is its atmosphere. This almost inexplicable feeling of entering a place that already has a soul, where each space tells a story while allowing future owners the freedom to write their own. Finally, for those who wish to prolong the universe imagined by the current owners, a selection of furniture, lighting, and decorative objects, chosen with remarkable taste and perfectly integrated into the spirit of the house, can be acquired additionally, thus offering almost immediate settlement in a place where every detail contributes to the elegance of the whole.A rare property. Timeless. Inspiring. One of those that do not settle for being inhabited but leave a lasting mark on those who have the privilege of entering.

House with pool and terrace Lectoure (32)

Location : Today we are in Lectoure, one of the most popular small towns in the Gers. Situated on the Way of St Jacques de Compostelle, this spa town, renowned for its art and history, hosts numerous cultural events every year. It is just a 40-minute drive from Agen and its TGV station, and 1 hour 20 minutes from Toulouse International Airport. The shops, bars, restaurants and cinema in this little Gascon town are all within walking distance. . The property: Behind a beautiful stone façade lie two houses connected by a huge patio, which opens out at the rear onto a surprisingly spacious garden of around 500 m²! A swimming pool completes the picture, a feature that is both rare and highly sought-after in Lectoure. Both houses have undergone a complete, high-quality renovation, spread over three floors. The current owners live in the larger house. The smaller house, meanwhile, is intended for rental under a standard 3/6/9-month lease, with a change of tenant currently underway. There are plenty of applicants; the house, equipped with a lift serving all the living areas in the style of an American penthouse, is a huge hit! The top floor and its large balcony offer one of the most beautiful views of the countryside and the rooftops of Lectoure. The main house : A beautiful, secure front door opens onto the entrance hall. Immediately to the right, a cosy TV lounge welcomes us with its large sofas. It flows into an elegant dining room. The white floors and walls create a lovely contemporary harmony in this space, where one can easily imagine hosting friends and family. Adjacent to the dining room, we find the main kitchen. This is a modern and functional space designed to cater to all culinary desires. Fully equipped, it offers plenty of space to enjoy daily meals, whether gathered around a long, convivial high table or a classic round table for more formal occasions. Come the warmer weather, a sliding door on our right invites us to enjoy our meals on the patio. A hallway running parallel to the kitchen – and also accessible from it – leads us in turn to the utility rooms: a very practical laundry room, a room housing the filtration system for the well water used by the washing machines if desired, a guest toilet, and finally the room housing the gas boiler. After three small steps, still in a straight line, we enter a spacious room that serves as a kitchen, living room and games room all in one. A space that the owners reserve for their guests when they choose to host tourists. Let’s not forget that demand is high in this town during the summer months. At the end of this suite of rooms, we reach the final room, which opens onto the garden and the swimming pool. The floor-to-ceiling windows let the sun stream in, creating perfect harmony between indoors and outdoors. It also serves as the summer kitchen, thanks to its small fireplace, which is ideal for barbecues. It is in this room, too, that the well is located, equipped with a pump for watering the garden. The first floor of the main house : Like the keys of a piano, the black and white steps of this beautiful wooden staircase lead us up to the first floor. This first sleeping area is accessed via a long corridor and leads to: A beautiful shower room with twin washbasins and a toilet, set against a grey marble floor. A spacious yellow bedroom with a black marble fireplace and mouldings in the same shade of yellow. A library lounge with turquoise walls. A study overlooking the rooftops at the rear of the house. Then, taking a most unexpected staircase, which winds up and down like a rollercoaster, we arrive at a more private area, now the master suite of the current owners, whose bathroom features a whirlpool bath. We continue our ascent up this musical staircase, where the black and white steps dance like musical notes. The second floor of the main house Here we encounter a blue bedroom, where the fireplace is adorned with elegant mouldings, painted in the same shade of blue. Let’s not forget that Lectoure is famous for its pastel blue! Here stands a large bed and, behind a screen, a second intimate space, which could serve as a small triple bedroom or an open-plan lounge, depending on your preference. A second bedroom in soft beige tones completes this sleeping area. Both share a luxurious bathroom, featuring a walk-in shower and toilet, set against red and beige marble. The patio : Accessible from the main kitchen as well as from the guest lounge, it offers a space for al fresco dining in complete tranquillity, whilst remaining close to the house. The workshop : A true luxury workshop spread over two levels. It offers impressive space for all your tools, and the icing on the cake: the two levels are connected by a goods lift, making it easy to transport materials. The garden and the swimming pool Undeniable assets for these two townhouses. Nearly 500 m²! A priceless treasure in this small town, where historic buildings are often content with just a small flowered corner. Here, each step is an invitation: a 9m x 5m swimming pool with a relaxing jet, surrounded by palm and olive trees. And at the far end of the garden, as the house stretches from one end to the other, an electric gate opens onto a small, discreet courtyard, allowing easy access and parking for two vehicles under the carport. Right next to it, another locked storage room, ideal for storing a tractor, motorbikes or bicycles. The small house: It has its own separate entrance from the main street, as well as access via the patio connecting it to the main house. The owners rent it out on a standard lease, which provides them with an additional monthly income. Over 77 m² fully renovated across three levels. Travertine flooring, double glazing on all windows and, incredibly, a proper lift! The ultimate in luxury, just like in American penthouses, the lift opens directly into the living areas. The top floor is dedicated to the living area, featuring a beautiful fitted kitchen, a living room with a bay window opening onto the balcony, and a breathtaking view with no overlooking neighbours. It’s easy to imagine long, leisurely breakfasts or light snacks on this remarkable balcony, with its stylish wrought-iron railing. On the first floor, the sleeping area comprises a lovely bedroom, a shower room and a second small bedroom. Ideal for a couple, either on their own or with a child, or for hosting friends and family if you wish to move beyond the scope of a traditional rental. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Property with pool and garden Lectoure (32)

On a hilltop near Lectoure, in the Gers, An 18th-century chartreuse with service quarters and 22 ha grounds. A drive of over 300 m, sheltered by the canopy of centuries-old cedars, leads from the departmental road to the buildings. Two long, rectangular structures stand on a gravelled terrace within some 22 ha of grounds planted with mature trees. From the open ground between them, the view reaches to the village church tower and, beyond it, to the outline of the château. At the rear, a terrace rests against a fortified stone wall above a former fish pond. Facing the valley, the chartreuse offers 580 m² of living space, almost all on a single level. Remodelled in the 18th century, it follows the form of the late-17th-century country houses of the Gascon countryside: long and low, with a gabled roof of barrel tiles pierced by five dormers. The symmetrical main facade centres on a glazed double door, with four bays on either side. Patinated lime render coats the stone walls; dressed-stone lintels and jambs frame the arched openings. A tower flanks each end of the central block, and an orangery extends the south wing. Slightly apart stand a garden chalet and a timber above-ground pool.

House with garden and terrace Lectoure (32)

Proudly facing the snow-capped mountains from its hillside position, bathed with light throughout the year, and drenched with golden summer sunshine, this property is one of the most historical, and fascinating properties to be found in the heart of Lectoure. With two gardens, and terraces on two levels, this is a house of mystery, of nooks and crannies, and endless quiet corners in which to read or escape the world. Unique and magical, it is a hard task to describe, but allow us to accompany you into the ever surprising and unexpected world of this property. We enter the building from the heart of town and leave behind the bustle of village life, with the baker, grocer, wine-shop, and tea-rooms on our doorstep, and enter an ochre coloured external hallway redolent of a Spanish castell with a wrought iron gate protecting the entrance to the inner courtyard. Owned by the same family for over thirty years, this property has been a much-loved private home. Architecturally, it is an unusual and segmented property, at the heart of which sits an internal courtyard, from whence there rises a monumental staircase built in 1702. The property comprises two separate buildings one on each side of the courtyard. The north-facing façade overlooking Lectoure’s main high street and the south-facing façade, facing the Pyrenees. The North and South sections of the property are linked on ground floor, first floor and second floor levels by covered passageways with original wooden floors and ceilings. The property has traditionally been used as one single home but equally it could be used as individual apartments with a central communal area, or as luxury lettings : with five fully equipped appartements (each with kitchen and bathroom) and a top floor artist’s studio. The building comprises two appartements on the north side, three on the south side, and the artist’s studio on the top floor under the eaves. From the internal courtyard, where there is an old stone well, we descend a short flight of stone steps, pass beneath the south-facing building, and traverse an area where old stable doors currently provide storage for garden tools and dusty bottles of wine. The south-facing garden opens into an old stone outbuilding (currently used for parking) which in turn opens onto the rear street behind, providing valuable access to the gardens for works to the property or evacuation of garden rubbish. A private parking area in Lectoure is much cherished, and it is convenient to have an exit to the southern ramparts of town, especially during the summer months when on Mondays and Fridays the popular Lectoure markets are held and the main rue Nationale is blocked for vehicular access. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool and garden Lachapelle (82)

A Gascon chateau, a commandery of the Knights Templar and their many outbuildings around an enclosed garden, in the centre of a charming and historic village, at the gates of the Gers department, one hour from Toulouse. Built on a rocky outcrop and enclosed by fortified walls, the detached complex of buildings overlooks the village's few neighbouring houses and enjoys a 360° view of the surrounding rolling countryside from each of its edifices. Sheltered from view, the property is also steeped in silence given that the secluded village is only accessible via one small road. The adjacent buildings that compose the architectural complex surround a grassy courtyard as well as the former chapel of the 'Knights’ Manor', which became a church in the 15th century. Although it forms a harmonious whole with stone exteriors topped with barrel tile roofs, different buildings stand out due to the masonry of their exteriors, their roofs and other architectural elements specific to the successive periods in which the property was remodelled, such as its patios or windows. Consequently, the chateau that houses the current 330-m² dwelling distinguishes itself from the rest of the property thanks to its towers that cadence its exterior walls clad in stone and small bricks, as well as its many windows and immense patio of more than 100 m², highlighted with authentic balusters. As for the former Knights Templars monastery, which was later used as a wine storehouse and then a residence, it is a perfect example of medieval architecture. The horseshoe-shaped building presents traces of its former functions as a fortified chateau as demonstrated by the arrow slits, loopholes and scars resulting from the multiples modifications to its exterior over the centuries. With a surface area of 450 m², it has two storeys, including the attic space, and is topped with a gabled roof bordered by a triple Genoise corbel, while its exterior walls, composed of an amalgam of unpointed massive rubble stone masonry and ashlar stone, are characteristic of medieval constructions. Nestled next to one another, the outbuildings – former barns, stables, wine storehouse and other storerooms – are arranged between the two main buildings in such a way as to create a single edifice, which acts as the village's epicentre. It was only recently that a tree-filled landscaped piece of land below the village was annexed to the property. Today, sheltered from view, it includes a swimming pool and pool house in need of a bit of refreshing.

In the heart of the Lomagne region of the Gers, where the hills of Gascony stretch out like a series of promises. There are lands that carry within them the memory of centuries. In the immediate vicinity of Saint-Clar — a medieval bastide — it is in this land of history and light that an exceptional estate has found its home. Completely restored to the highest standards, this Gascon estate offers nearly 1,000 m² of living space across the main house, its two adjoining wings and the guest house — a total area that affords the property a flexibility of use few other properties can match. The U-shaped main house features a spacious living room with an open fireplace, a dining room and a bar opening onto a 90 m² covered terrace, as well as a ground-floor suite. Upstairs, two magnificent suites — one of which spans 111 m² — bear witness to the attention paid to every detail, where refined materials and the nobility of ancient stone blend in perfect harmony. The immense reception room, with its professional kitchen and shaded terrace offering exceptional views, leads naturally to the guest quarters: three air-conditioned suites spread over two levels — living room, bedroom, bathroom, and bespoke furnishings. A fourth, 60 m² suite on the ground floor, with disabled access, a terrace and a private jacuzzi, completes this complex worthy of a luxury hotel. A 62 m² meeting room, a professional laundry room and a workshop-office round off the facilities. The guest house, set back for complete privacy, covers 214 m² and features a living room, kitchen, four en-suite bedrooms, a 60 m² covered terrace and a spa with a lap pool. Spanning over ten hectares, landscaped gardens, vegetable patches, orchards and woodland form a vibrant estate that comes alive with the changing seasons. A swimming pool with a 180 m² pool deck, floodlit tennis court, golf putting green, boules court and table tennis tables turn the outdoor area into a veritable private club. With a Class C energy performance rating, the property features a commercial-grade electrical system with a control panel, a heat pump, an Okofen wood pellet boiler with Wi-Fi, and solar panels, making it a fully equipped, high-performance property. The furniture can be purchased separately, offering a turnkey solution. The Gers is not a place to visit — it is a place to choose, once and for all. House with pool and garden Saint-Mézard (32)

Overview This gorgeous stone property has been expertly and sympathetically restored, preserving its authentic period character while seamlessly integrating modern comforts. Impeccably presented throughout, it offers a rare combination of heritage, elegance, and contemporary refinement. The current owners have brought this property back to life and are only reluctantly selling due to a change in personal circumstances. The property is approached via a private lane that winds through open fields, leading to tall electric gates. Set well back from any road, it enjoys absolute tranquility, with nothing to disturb the peace but the gentle sounds of the countryside. At the time of purchase, the house required a complete renovation, giving them the opportunity to redesign and restore it to the highest standards of craftsmanship. Ground floor The property is surrounded by wide, well-maintained terraces bordered by mature, flowering plants. The south-facing terrace has been beautifully landscaped to showcase the large in-ground swimming pool, creating an elegant outdoor entertaining space. Inside, the house features a spacious living room with a striking original stone fireplace which is a true focal point of the home. A thick stone wall provides a natural separation for the elegant dining room. The fully equipped kitchen, adjacent to the dining room, opens onto a large, covered terrace with built-in BBQ facilities, perfect for al fresco dining. A practical laundry room adjoins the kitchen, along with a guest WC and access to a service room housing the boiler and water filtration system. A vast reception room with a double-height ceiling and large picture windows provides an impressive setting for gatherings. Four beautifully appointed en suite bedrooms lead off this space, each with a private shower room including sink and WC; one also benefits from a bathtub. First floor Private First-Floor Suite With ample accommodation for family and guests in the ground-floor guest wing, the owners have reserved the luxury of a completely private first floor. Accessed via a staircase from the living room, this 100 m² suite includes two spacious offices of approximately 20 m² each. The first features a mezzanine balcony overlooking the great room, while the second serves as an antechamber to the magnificent private suite that spans the full length of the house. Designed and created by the current owners, this stunning space offers a large bedroom with a soaring ceiling, beautifully crafted exposed rafters, a handsome stone fireplace with a fully functional wood burner, and elegant parquet flooring. The en suite bathroom, partially enclosed by broad stone walls, features a luxurious freestanding roll-top bathtub, a generous walk-in shower, twin polished stone basins, and a private WC alcove. Grounds & Pool The property is approached via a private lane that winds through open fields, leading to tall electric gates. Set well back from any road, it enjoys absolute tranquility, with nothing to disturb the peace but the gentle sounds of the countryside. The gardens surrounding the house have been thoughtfully planted and developed over many years, resulting in beautifully landscaped grounds that frame the house, pool, and outbuildings in mature greenery. A key feature of the property is its private well, which supplies all the water for the estate. A sophisticated filtration system ensures that the water is perfectly safe for domestic use. Solar panels provide hot water, complemented during the winter months by a wood/oil-fired furnace. The estate also includes a sturdy carport and a large, practical barn that serves as a workshop and storage space for gardening equipment. Within the grounds, a small woodland provides ample firewood for heating, while an enclosed vegetable garden, orchard, and pond add to the property’s charm and self-sufficiency. There is also ample space to accommodate horses or other animals. Here at Bliss This property is truly a delight — radiating a sense of peace and serenity rarely found, even in this beautiful part of France. The exceptional quality of the renovation, combined with outstanding energy efficiency — thanks to excellent insulation and the availability of free fuel (wood) — makes this both an eco-friendly and remarkably economical home to maintain. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool and garden Saint-Mézard (32)

House with garden and terrace Fleurance (32)

In a quiet area of the bustling town of Fleurance, this old stone house, originally built in 1861 for the local clog makers or Sabotiers, is light and airy both inside and out.  An old stone house which has been adapted to more modern living with a large open plan ground floor opening in to a conservatory which, in turn, leads in to  the garden.  The light continues upstairs: the office mezzanine area is also open, and the three main bedrooms overlook the garden.  An additional fourth bedroom, currently used as a TV room, a bathroom and a shower room complete the living accommodation. With access to all amentites on foot, this property offers a peaceful haven, with the advantages of modern and economic living.   In more detail: Although there is ample parking on the road and in front of the property, there is also an adjoining 32,50m2 garage, perfect for those needing to charge their electric vehicles.  It is large enough for two vehicles, and still leaving room for a workshop and plenty of storage. The front door opens on to an entrance hall which is partitioned off from the open plan living room and kitchen. Although the house was renovated in 1992, some of the original features have been integrated into the modern style living.  This can be seen in the big wooden doors housing the storage cupboard by the original front door.   Moving into the spacious living room which spans the width of the house, thus profiting from the sunlight flooding in all day long, we welcome the sight of a modern fireplace.  The house has underfloor heating throughout but it is always a delight to enjoy the ambiance of dancing firelight on those cool winter evenings.  Hidden from immediate view, we find the recently fitted kitchen.  Again it is bright as well as functional, and it looks in to the conservatory and onwards to the garden.  The conservatory serves as an additional dining area in the lovely summer days.  Beyond the conservatory is a large utility room, and a separate WC.  Taking the stairs up from the living room, we are immediately drawn to the mezzanine area which pulls us by an invisible thread to the reading area with its bookshelves and window seat, perfect for losing ourselves in the latest book .... Another corner of the mezzanine is currently used as an office area but which could be closed off to easily make another bedroom if required.  There are already three double bedrooms overlooking the garden, and a fourth on the roadside which is currently being used as a TV snug.  The largest of these has a dressing room, whilst the others all have fitted wardrobes.  The bathroom, shower room and WC complete the upstairs. Outside the conservatory, a newly laid terrace leads you into the garden.  The majestic Ginkgo Biloba tree definitely takes centre stage, but there is also plenty of space to create a vegetable plot or simply to plant some colourful plants..... On the utility room roof, we spot a weathervane, believed to have been installed at the time the house was built, which continues to show which way the wind blows. Adjacent to the utility room is an open veranda, useful for stocking garden tools, wood, ... And at the end of the garden we find a well with its electric pump, perfect for watering the garden. About Plieux

Prestigious Houses and Villas in Plieux?

Plieux, a small town in the Gers region of Occitanie, offers a peaceful living environment. With 159 inhabitants for a density of 12.96 inhabitants/km², the dynamism of the luxury house and villa market is gentle. Exceptional properties are rare but sought after. Neighboring towns like Auch or Condom, benefiting from greater attractiveness and a more extensive real estate offering, are often points of comparison for purchasing a charming house or an exceptional house in the Gers.

What is the price of luxury real estate in Plieux?

In Plieux, the luxury house and villa market, though discreet, shows an interesting evolution. The average price per square meter in 2026 is estimated at 1120.88 euros, marking an increase compared to the 1013.24 euros recorded in 2025. This progression represents an increase of approximately 10.62%. While there's an upward trend in recent years, the average price per square meter in 2026 remains slightly lower than that of 2021, which stood at 1198.67 euros. The market for prestigious houses in Plieux is therefore undergoing a re-evaluation.

What are the most sought-after neighborhoods in Plieux?

Due to its size, Plieux is not divided into distinct neighborhoods in the way large cities are. The appeal for acquiring a luxury house or a luxury villa relies more on the immediate environment of the property, its intrinsic characteristics, and the tranquility it provides. Properties offering a preserved rural setting, a beautiful view of the Gers countryside, or easy access to local amenities are the most sought after for an exceptional home. There are no specifically identified neighborhoods that are most popular for prestigious houses in Plieux.
