House with garden and terrace Mayfield (United Kingdom)

I fell in love with the property the minute I saw it advertised and immediately bought it six years ago. It has been the favourite of all my previous homes in a wonderful community. However, life moves on and I am confident that the new owners will get as much enjoyment out of it this wonderful house, the village and the community as I have. It has been a wonderful home for me and my children and the house and patios lends themselves to entertaining friends and family. The individual “zones” provide intimate spaces to relax or and socialise. Memories of the laughter-filled dinner parties, summer garden parties and barbeques, with the music from the piano in the drawing room drifting through the house, will live with me always. I love the quirkiness and history of the property but I have also valued that internally the house has everything you might need for modern day living. The only enhancement I have made was to further extend the drawing patio with steps to an upper level patio and garden. My commute to London for work is relatively quick and the train services from Wadhurst or Tunbridge Wells is reliable and efficient. Parents are spoilt for choice with the many outstanding private schools in and around East Sussex and Tunbridge Wells, which also include some high performing grammar schools. I love the quiet and peaceful environment at the heart of the medieval village of Mayfield. With its thriving independent shops in the high street, which is a place of gathering for the village to celebrate various events such as the annual Bonfire Society parade, an acclaimed international music festival, Spring fair, Passion Play enactment, that bring the community together socially. There is a plethora of attractive and varied medieval and other period properties, with the high street buttressed by the grandeur of the Bishops Palace first built in 1250 on permission from Pope Alexander IV, now the acclaimed Mayfield Convent School for Girl, as well as pubs and restaurants and the historic 13th century church, St Dunstans, Mayfield’s very own saint. It has a variety of sports and social clubs. The delightful shops including a superb deli, baker, butcher, florist, coffee shop, local convenience store and post office. The village is surrounded by vineyards with many producing world-class English sparkling wines, wine and spirits, some of which are available in the outstanding wine shop in the high street. You can get most essentials and many non-essential items in the village but there is also nearby Heathfield and Crowborough with their supermarkets while Tunbridge Wells is less than 10 miles away for more in depth retail therapy and and entertainment.”

The main hallway is a particularly striking feature, with a series of attractive arches and French doors opening to the sunny, central courtyard. The first floor provides six generous en-suite bedrooms, including a principal bedroom with ensuite bathroom, fitted dressing room and a large bay window overlooking the gardens. The property occupies a private and peaceful position, surrounded by formal lawned gardens and additional grassed areas, offering potential for equestrian use or other small livestock. The beautifully maintained grounds include extensive garaging, an all-weather tennis court, octagonal summer house, gym with shower room and 45 ft modern barn - offering an exceptional combination of versatile family space, leisure amenities, and peaceful country living.Sellers Insight:‘Around 20 years ago, while we were developing the nearby barns and crew yard, we had the opportunity to build Granary House as our family home. Our aim was to create a sociable and welcoming family home, both inside and out, somewhere our children and grandchildren could enjoy growing up and enjoy spending time together.’‘Internally, we wanted a balance between large sociable spaces for family life and entertaining such as the kitchen-dining room, lounge and snooker room and quieter spaces such as the sitting room / library and the study with their beautiful bay windows to work and relax.’‘It was important to us that the house seamlessly connected to the gardens, so we installed a huge number of French doors to fill the house with light and make the most of the changing views through seasons. The house has a huge sunny, south facing terrace to the rear which can be accessed from the lounge, dining room, snooker room and bar. Then to the front of the house we have a private, walled central courtyard which is accessed from the kitchen/dining room, hallway and entrance. The house is very spacious yet practical and welcoming, whether seeking sunshine or shade during the day or a roaring fire in the evening, there is always the perfect place to sit.’‘Granary House is of modern construction, with insulated cavity walls and solid floors and staircase, built to an exacting standard and finished with bespoke joinery and quality materials – reflecting our belief in ‘doing it right the first time’. Over the years we have continued to care for and update the property; the principal en-suite bathroom was refurbished a few years ago, and the tennis court is currently being repainted.’‘Over time, we were fortunate to purchase additional land to secure our privacy. The grounds now extend to 6.2 acres and include a large lake, mature woodland and countless places to explore. Within the grounds we built an octagonal summer house and what I call the ‘Witch’s Cottage’ with a folly to keep the grandchildren entertained.’‘The tennis court and gym has been a super investment for all generations, and the extensive garaging is ideal for a car enthusiast, offering space for up to four vehicles. A further 45ft steel portal-framed barn provides further versatile storage for machinery or kit.’‘The setting is very peaceful and rural and we enjoy a wealth of birds and wildlife including a few visiting deer. When you sit out on the terrace and look across the lake to the trees beyond, you feel a million miles from anywhere, and yet in reality everything you might need is no more than a stone’s throw away, and that’s the real beauty of this location. Contemporary house with pool and garden Broughton Astley (United Kingdom)

Established and privateThe White House is elegantly bordered by landscaped gardens that create a spacious half an acre of grounds surrounding the property, set well back from Cosby Road in the popular village of Broughton Astley. This house is an imposing detached property in a central location that provides a generous home in each and every aspect. If you are looking for a large detached house with open countryside close by but equally convenient access to major transport networks, look no further, you have found it! This is your opportunity to purchase a beautifully renovated house in a prime position that maintains the air of an established home. It offers seclusion and privacy, a new roof (fitted in 2025) and generously sized rooms including: four reception rooms, a kitchen diner, five double bedrooms-two with en-suites, a utility room, two shower rooms, family bathroom and a heated indoor swimming pool, fitted in July 2022.There is a generous feel about this home and this is initiated with the width and layout of the front garden. Not only does this area give a safe and wide boundary from the road, it provides a substantial double gated driveway for vehicles to enter and exit without needing to turn around. The block paved drive sweeps up to the front of the property around a semi-circle planted bed of established trees and shrubs, bordered by planting and newly replaced fencing on all sides. Contemporary Canted bay windows, graphite grey frames and white render, with a chimney stack rising above an open gabled roof: these features combine in the initial view of The White House. It is a large property and has been extended to provide a unique layout. There are two matching composite front doors in a modern design. The first allows immediate, independent entry into the left side of the house where a lengthy utility room is alongside the open kitchen/diner. The second front door is the main entrance point and is framed by a columned portico, above which a balcony is accessed from one of the largest bedrooms through French doors. Once inside the entrance hall, the fresh neutral colour palette for the entire interior decoration of the house is clearly seen: muted greys, fresh whites and occasionally a contrasting darker shade of blue or black, creates a coordinated scheme. The White House has been completely rewired and has had a new heating system fitted, including three combination boilers. This has meant that everywhere has been redecorated, and in this process internal flooring and doors were replaced. The property has full 360 degree CCTV, air conditioning and a security system - fitted in September 2022 - which can be operated remotely through a mobile phone. Spacious and inviting The main entrance hall has hard flooring. It is an uncluttered, welcoming space, filled with light and featuring a white spindled, carpeted staircase with storage. White framed, multi glass paned doors provide entrances into the snug, lounge and lastly the kitchen/diner.The snug has double glass doors and an inviting view of the garden. The flooring here, is identical to the hall and kitchen. Although a separate room, the areas sympathetically flow together to immediately create an impression of size and space. Similarly, the lounge benefits from dual aspect windows and is generously proportioned. This room is carpeted and provides a flame effect feature fire below the wall mounted television. Furniture can be imaginatively used to zone the areas and presently a formal dining table has been placed to appreciate the garden views while eating. It is through double doors that the next combination of rooms open to provide a games room, gym, shower room and fully heated swimming pool. The games room comfortably holds a full sized snooker table, which comes complete with the property. It is next door to a room used as a gym, shower room and plant room for the pool. The pool is less than 2 years old and has four bi-folding doors opening onto the privacy of the patio. Measuring from three feet to six feet at its greatest depth, it is a luxurious addition to the house and has its own convenient shower room only a few steps away. It is worth noting that if ground floor accommodation is required, the room used as a gym could easily become another bedroom or office space. It has a side door for independent access. The kitchen hubThe island kitchen/diner is as coordinated a component of this house as any other of the beautifully spacious rooms. The White House is very much the blue print for comfortable, contemporary living and the kitchen is designed to be practical and easy on the eye. Subtle lighting, splash back underground tiling, a run of black granite worktops and light grey units at floor and wall level with smooth brushed steel handles, provide a great space to prepare food and relax with family and friends. A further cosy area is tucked to the side and is ideal for a dining table, with double doors opening into the rear garden, linking indoor and outdoor spaces together. The kitchen has integrated appliances: oven, extractor fan, fridge, and dishwasher. There is ample space for free standing appliances too and the utility room to the right is fitted with further storage and plumbing for laundry appliances. Adjacent to this, there is a second shower room, conveniently providing bathing facilities at either end of the house. A selection of beautiful bedrooms The spacious feel of this impressive house is now continued as you move upstairs. The stairs lead to a carpeted, upper floor landing. This property provides five generous double bedrooms, well maintained and fitted with carpets and (with the one exception) white bespoke wardrobes. The two largest rooms easily qualify as master suites, having en-suites, French doors and ample space for bedroom furniture. For clarity, the prime suite over the swimming pool has dual aspect windows, a unit at the foot of the bed storing a fitted TV, and an en-suite comprising of double basins, toilet, Jacuzzi bath, heated towel rail and tiles to floor and walls. Farmhouse with outbuildings and garden Totnes (United Kingdom)

INTRODUCTIONSet within approximately two acres of idyllic South Hams countryside, Harbourne Valley Farm presents a rare and versatile lifestyle opportunity on the edge of the sought-after village of Harbertonford. Combining the charm of a characterful 200-year-old farm house with the flexibility of a beautifully converted barn, this unique offering is perfectly suited to multigenerational living, income generation, or those seeking a peaceful countryside retreat with exceptional adaptability. The principal farm house is deceptively spacious, offering three-bedroom accommodation rich in warmth and character, while the detached barn conversion—thoughtfully converted in the early 2000s—provides an additional two/three-bedroom residence with its own distinct personality and style. Complementing the accommodation further is a detached garden studio, ideal for home working, creative pursuits, guest overflow or wellness space.Surrounded by rolling countryside and enjoying a tranquil yet highly convenient setting, Harbourne Valley Farm captures the essence of rural South Devon living. The property enjoys excellent access to the wild beauty of Dartmoor National Park, the stunning South Hams coastline and beaches, whilst remaining within easy reach of nearby market towns and commuter routes connecting across Devon. The versatility here is exceptional. Whether utilised as two independent homes for extended family, as a home with ancillary accommodation for holiday letting or income potential, or reconfigured into one substantial residence (subject to any necessary consents), Harbourne Valley Farm offers a lifestyle opportunity rarely found in such a well-connected countryside setting. There is also potential opportunity to acquire additional adjoining land, further enhancing the appeal for those seeking a smallholding, equestrian potential or simply greater privacy and space. Both homes enjoy their own unique charm and atmosphere, creating a wonderful balance between period character and modern country living in one of the South Hams’ most desirable village settings.SELLERS INSIGHT“When we found Harbourne Valley Farm, we knew almost immediately that it was something incredibly special. We had spent over a year searching for the right setup for ourselves and my parents, but everything we viewed seemed to offer a lovely main house with only a very small annexe attached. What we really wanted was two proper homes — equal in size, quality and comfort — where we could all enjoy independence whilst still being close enough to support one another. That proved surprisingly difficult to find, until we arrived here.Moving from London, we were searching for a completely different pace of life — the ‘good life’ people dream about. We wanted space, countryside, nature and somewhere our son could grow up surrounded by the outdoors. Watching him explore the land, enjoy the wildlife and simply have the freedom to be outside has been incredibly special for us as a family.Of course, we wanted views too — who doesn’t? But equally, we didn’t want to feel completely isolated. Harbourne Valley Farm somehow manages to strike the perfect balance. You feel wonderfully private and immersed in the countryside, without feeling cut off from the world. There’s such a peaceful atmosphere here and a real sense of quiet enjoyment. Even though the property is conveniently positioned for easy access in and out of Totnes and the surrounding area, once you are within the grounds it feels remarkably secluded and calm.We absolutely love being just five minutes from Totnes. It’s such a vibrant and spirited town with so much character. My parents especially love being close to the Dartington Trust — they are members there and spend so much time enjoying the grounds, café and art programmes. Having that nearby has become a huge part of their lifestyle here. The setup of the homes has worked brilliantly for us. We each have our own space and independence because the properties are detached, yet we are close enough to help one another whenever needed. It has been the perfect multigenerational arrangement. The privacy here is also something we’ve always appreciated. The electric gates and long driveway create such a wonderful sense of arrival and security. You never have people passing your front door, and once you’re home, you really do feel tucked away in your own peaceful world. This home has given us exactly the lifestyle we hoped for when we left London — space, freedom, nature, family connection and a sense of calm that is very hard to leave behind.”STEP INSIDE THE FARM HOUSEThe original farm house sits proudly in front of the barn, overlooking an attractive garden and adjoining open farmers’ fields, immediately capturing the quintessential charm of an English country home. Constructed from beautiful rendered stone and dating back over 200 years, the farm house enjoys an unmistakably picturesque appearance, perfectly in keeping with its idyllic South Hams surroundings.A welcoming entrance porch opens into the heart of the home, where the farm house’s warmth and character are immediately apparent. The principal reception room centres around a striking dual-sided fireplace set within a painted exposed stone wall, creating a natural focal point enjoyed from both the main sitting room and the adjoining snug or reading room beyond. These connected spaces offer a cosy yet sociable atmosphere, ideal for quieter evenings or relaxed entertaining, while the surrounding windows frame delightful views across the gardens and countryside beyond.Stairs rise from the reception room to the first floor, while a doorway leads through to the dining room where the true scale of the farm house begins to reveal itself. This in turn flows into a generous country-style kitchen, thoughtfully fitted with modern cabinetry and warm wooden worktops that complement the home’s period character beautifully. The kitchen provides ample space for everyday family life whilst maintaining a timeless countryside aesthetic.Beyond the kitchen, a useful utility room offers additional practicality with direct access to the courtyard, alongside a well-appointed shower room ideally suited to muddy boots, dogs returning from countryside walks or visiting guests. Throughout, the interiors have been tastefully and neutrally decorated, allowing the charm of the farm house itself to take centre stage.Upstairs, the farm house continues to impress with three comfortable double bedrooms, each enjoying peaceful outlooks across the surrounding countryside and grounds. A well-presented family bathroom serves the accommodation, completing a home that successfully blends period character with practical modern living.Despite its charming farm house façade, the property offers surprisingly generous accommodation throughout, creating a home that feels both intimate and spacious in equal measure.STEP INSIDE THE BARNThe detached barn conversion offers a wonderful contrast to the traditional farm house, blending rustic architectural character with a more contemporary, almost art deco-inspired aesthetic. Converted in the early 2000s, the barn has been thoughtfully designed to celebrate volume, light and texture, resulting in a home that feels both creative and inviting. At its heart is a striking principal reception room where exposed stone walls, warm wooden flooring and a corner wood burning stove combine to create an atmosphere that is both cosy and dramatic. A concealed cloakroom allows the design to remain clean and uncluttered. From here, the accommodation flows naturally into the impressive split-level kitchen and dining space, undoubtedly one of the barn’s standout features. Beautifully arranged with modern country-style cabinetry and tiled flooring, the kitchen balances practicality with character. A few steps rise to the elevated dining area where the full architectural impact of the barn is revealed. Soaring vaulted ceilings, exposed timbers and an expansive feature window flood the space with natural light and frame enchanting views across the surrounding greenery, creating an uplifting and highly sociable environment for both everyday living and entertaining. The barn’s versatility continues from the living space to a room, rich in character with exposed stone walls, this flexible space could serve equally well as a bedroom, second reception room, studio or guest accommodation, with direct access leading through to the garden room and out into the surrounding grounds.Upstairs, the principal bedroom enjoys a wonderfully peaceful outlook, with doors opening onto a Juliet balcony perfectly positioned to take in the far-reaching countryside views — a beautiful scene to wake up to each morning. A second bedroom, complete with cabin bed and Velux window, adds further charm and practicality, while a well-appointed family bathroom serves the first-floor accommodation.Throughout the barn, there is a wonderful interplay between old and new; exposed beams and stonework sit comfortably alongside clean contemporary finishes, creating a home with immense personality, warmth and flexibility.STEP OUTSIDEApproached from the road through electric gates, a long private driveway passes the grounds on either side, past generous parking areas—including an additional parking space positioned towards the top of the driveway—with the paddock to one side and gardens to the other, creating an immediate sense of arrival and rural seclusion. The farm house itself enjoys a quintessentially charming setting, fronted by a neat lawn enclosed by traditional stone walling and complemented by a delightful seating area perfectly positioned to enjoy the tranquillity of the surroundings. An external stone staircase rises to the former hayloft, currently providing excellent storage space, yet also offering intriguing potential to become integral to the cottage accommodation, subject to any necessary consents.Connecting the farm house and barn is a shared courtyard. Equally suited as a sociable communal area or capable of being adapted to provide greater separation and privacy between the two residences if desired, this central courtyard creates a wonderful flow between the buildings. Additional tucked-away seating areas are dotted throughout the grounds, each thoughtfully positioned to capture the sunshine and take in the beautiful countryside views at different times of day.The gardens continue to unfold around the barn conversion, where a lawn extends to the side and rear, creating an idyllic outdoor setting for entertaining, family gatherings or quiet relaxation. A raised decked terrace provides an elevated vantage point across the surrounding landscape, perfectly placed for evening drinks, outdoor dining or simply appreciating the peaceful rural outlook.Beyond lies the garden studio, complete with power, lighting and a shower room, offering exceptional versatility. Whether utilised as guest accommodation, a creative studio, home office, wellness space or holiday let potential, it provides yet another layer of flexibility to this already highly adaptable property. The acreage extends predominantly to the eastern side of the property, creating a wonderfully natural environment ideal for outdoor enthusiasts, families, smallholding aspirations or simply those seeking space and freedom. A blend of meadow and open grassland has been thoughtfully maintained with pathways cut through the land for gentle walks and exploration, while a small area of woodland further enhances the sense of privacy and connection to nature. From many points within the grounds, there are far-reaching countryside views that reinforce the feeling of being immersed in the South Hams landscape. For buyers seeking even greater acreage or lifestyle potential, the adjoining land is understood to be owned by a local individual who may be open to discussions regarding the sale of additional land, presenting an exciting opportunity to expand the holding further if desired.USEFUL INFORMATION:THE FARM HOUSE Gas central heating Private water Private drainage Freehold Council Tax: EPC:THE BARN Electric heating Private water Private drainage Freehold Council Tax: EPC:

Contemporary house with pool and garden Tunbridge Wells (United Kingdom)

Nestling in 12.96 acres of delightful grounds within the High Weald National Landscape (formerly an Area of Outstanding Natural Beauty) is this impressive early Edwardian residence with far-reaching views over the surrounding countryside. As you sweep onto the forecourt with its ornate circular central flower bed you can begin to appreciate the appeal of this lovely family home with its imposing chimneystacks, variable roof lines and bargeboards as well as bay and casement windows. The covered porch leads to the stunning reception hall that sets the tone for this charming home with a log burning stove that heats the downstairs and immediately surrounds you with a warm and welcoming atmosphere that continues as you move throughout the house. Although the property has been sensitively modernised to create a contemporary environment it still retains superb period features including wood flooring, the original oak staircase, coved ceilings, dado rails, panelled doors and original fireplaces in many of the rooms. No where is this better illustrated than in the almost 36ft lounge/dining room with its angled box bay window and stone fireplace with a second log burner and is ideal for entertaining. This elegant room has a glazed door to the large, wood framed conservatory that has slate tiled flooring, lovely views over the swimming pool and the garden and is big enough room to provide additional seating and dining areas. There is also a large reception room with a curved glass extension that is currently in use as a ‘snug’ and is ideal for the kids to have their own space. The excellent dual aspect kitchen/breakfast room is more than 29ft long with sufficient room for a large breakfast table and chairs for informal family meals. It includes a range cooker, a store cupboard and charming white units housing an upmarket American fridge freezer and stand-alone appliances. There is a fascinating fitted cloakroom just inside the front door and a secondary hallway where you will find an additional cloakroom, the plant machine room and a utility area/boot room as well as French doors to a small patio area. A second staircase leads up to a 30ft bedroom with an ensuite shower and a balcony overlooking the grounds that is currently in use as a well-equipped gym. It is over the two double garages and this whole area could be converted into a large separate annex, subject to the necessary permissions. The other five double bedrooms are accessed via the main staircase that leads to a spacious galleried landing with skylights and an airing cupboard as well as to the modern family bathroom with a stand-alone oval bath, a walk-in shower and a vanity basin. Adjacent to the family bathroom is a large dual aspect double bedroom with far reaching views and direct access to another double bedroom with a wall of fitted cupboards and a basin so could become an excellent dressing room or a pair of bedrooms for kids. There is also a well-proportioned bedroom with an angled box bay window and a guest room with a spa inspired ensuite shower and underfloor heating as well as the principal suite. This calm and peaceful space includes glass fronted fitted cupboards, lovely views over the woodland and a trendy ensuite with a walk-in shower and a pair of contemporary vanity basins.A separate driveway leads to the two garages, one of which is also used as a games room. A high curved wall discreetly separates the forecourt from the swimming pool complex and is bordered  by a terrace, providing an ideal space for lounging in the sunshine. Beyond the conservatory there is a large workshop/garden shed and steps down to another spacious terrace creating a charming area for outdoor entertaining. It leads to well-manicured level lawns and to the rest of the grounds that features an orchard with about 30 fruit trees, a vegetable garden and a greenhouse surrounded by six acres of woodland where children can play hide and seek, make camp or enjoy the charming tree house. For anyone with equestrian interests there is a wild meadow that could accommodate horses and it also includes a large barn that could be converted to stables or it would also make an excellent workshop/studio or office complex for anyone working from home who needs a quiet and peaceful working environment. What the owners say: As soon as we saw the house we fell in love with the spacious rooms, the warm and friendly atmosphere and the grounds as well as the far-reaching views. While we are surrounded by more than 12 acres of grounds and woodland we are not far from the main road for very easy access to Tunbridge Wells and East Grinstead, but we hardly notice any noise and when we are in the garden and the swimming pool, we just enjoy the sound of the birds and the sight of the deer wandering through the grounds. We shall be very sad to leave our wonderful family home but a change in circumstances mean we have to pass the baton on to new owners. The village of Ashurst is only a couple of minutes away and includes a mainline station with commuter access to London, a church and a village hall with a sports ground while it is just over a mile to the good Fordcombe primary school or a little further afield is Speldhurst primary school, rated Outstanding by Ofsted. It is only about four miles to the historic spa town of Tunbridge Wells which became famous in Regency times when frequented by the aristocracy who came to take the waters and enjoy the entertainment organised by Beau Nash. It developed during that time to include the famous colonnaded Pantiles that now offers a delightful mix of independent shops, bars and restaurants. Contemporary house with garden and terrace Cosby (United Kingdom)

Notably contemporary Located within the south Leicestershire village of Cosby, this house sitting on a third of an acre of ground, has been redesigned to maximise its potential. Containing over 3,000 square feet of interior space, it easily fulfils contemporary expectations for a bespoke executive property. Originally constructed during the 1940s, it has been the project of the present homeowner for ten years, with a complete renovation and extension beginning in October 2020 and a total rewiring in 2023. The resulting transformation is an outstanding detached house that along with many other features, provides three reception rooms, a spacious kitchen and breakfast diner, and a ground floor guest suite with five large double bedrooms across the first floor.Established residential area The house is located within a quiet residential area of similarly unique, characterful properties and benefits from little traffic by being atop a cul de sac. Kerb appeal is immediate. It is fronted by an open plan arrangement of paving, discreet planting and a wide drive that winds to the front and side. It is undoubtably a statement property. Characterful features include an intersecting and overlaid hip and valley roof, with dormer windows and an impressive apex window. Anthracite window frames and white rendered walls create expectations of a modern interior, as everything about the exterior-including the new roof complete with replacement fascia, soffits and guttering- establishes the impression of sharp, clean structural lines. This is enforced by the symmetry of the open weather porch, shielding a composite front door, and matched with a pair of translucent glass panels. Vehicular access is unhindered and there is ample parking. An integral single garage is immediately to the right of the property and access to the main house can be gained from here, through a downstairs washroom. The garage is equipped with overhead lighting, a store cupboard and power. The tour of the ground floor The house has been totally renovated and enlarged to prioritise light, airiness and space. From the first step across the threshold, the interior structural elements and decoration speak of an intrinsic simplicity and beauty through the choice of textures, fixtures and fittings. This is a generous property that reflects minimalism, great design and decisions made with high quality as standard. The residence is in every way, uncluttered. Unhindered lines of sight and a neutral colour palette, provide an interior décor that is the blueprint for free flow contemporary living, and the central point of convergence, is the entrance hall. The hall’s stunning apex window and vaulted ceiling is a major feature. It adds warmth, light and a volume of overhead space that encourages the visitor to look upwards to appreciate the white balustraded, carpeted staircase and gallery. This executive home has been renovated with an exacting level of detail and attention to the fixtures and fittings. The property is coordinated throughout with matching doors, skirting boards, switches and LED ambient lighting. Fitted blinds cover most windows and most can be operated with a remote control. In the hall there are deep set windows on each side of the entrance.Optimised open plan living The open plan kitchen diner is to the right and measures nearly a third of the internal downstairs area. Covered in large porcelain floor tiles, it is an extensive light-filled room with dual aspects, and incorporates many stylish features, seamlessly running from one purposed space to another. Beginning with the breakfast room, the window has a front aspect. It is presently used as an informal sitting area but however it is used, it is within sight and easy conversation of those in the kitchen. The versatility of this space is an asset. Beyond, the kitchen is amply fitted with soft closing wall and floor non-handle units, an expanse of work top across one wall and a central island with sink and three built in USB points. A large lantern sky light allows light to flood into the food preparation area and onto the integrated appliances including a microwave cooker, separate AEG oven, food warming drawer, wine coolers, a fridge freezer, an induction hob with extraction and a Quooker tap. Two large, fitted pullout waste drawers, a dishwasher, plus large under counter storage cupboards, complete the fully fitted kitchen which was recently installed in 2023. The central island, also houses room for stools, and who would not want to sit in such a wonderful room and admire the views through the bi-folding doors? They fold back to allow the raised terrace to become an extension of the room. This is ideal for entertaining and provides immediate access to the landscaped, private garden.A landscaped garden The garden is a continuation of the open plan scheme. It is a secluded, well-maintained garden and incorporates terracing, shrubbery, planted beds, hedges and trees. A sheltered summer house and green house with raised beds provide interest for keen gardeners, while a large, grassed area is perfect for children to play safely. It is by clever and practical design that these lovely outdoor areas are seamlessly linked to optimise space for maximum functionality, whether for everyday living or those special entertaining occasions. Reception rooms The pantry and utility room are to the right of the kitchen. With additional storage, work top and sink, space is available for a washing machine and vented tumble drier. The utility room has access to the garden and is next door to a room presently used as a study. It has two windows looking into the rear garden. Leaving this room and walking back into the kitchen, a boot room is discreetly located in the hall and then a hallway links the remaining ground floor reception rooms and guest suite. Both reception rooms are spacious, easily cater for different arrangements of furniture and have patio doors opening to the terrace. The sitting room is particularly bright, as it also has two large picture windows. It is carpeted and fitted with coordinating blinds and curtains. Likewise, the lounge has curtains. This room has a wood effect laminate flooring and a large fireplace, displaying a slate hearth, oak mantel and black gas fire. The reception rooms share an internal window. The guest suite and first floor bedrooms Before ascending to the first floor, the ground floor has a valuable asset that has yet to be investigated. A large, carpeted bedroom, with separate bathroom. These en-suite facilities consist of a walk-in shower, toilet, bidet, sink unit and stand-alone roll top bath. It is perfectly private as a guest suite or for a member of the family requiring ground floor accommodation. From the generous living areas on the ground floor the ascent to the first floor is dominated by the feature apex window. It allows natural light to flood the wide, airy landing. Here there are five double bedrooms, a study and family bathroom. The rooms have television and power points and three of the largest, private en-suites consisting of walk-in showers, toilets and vanity units. The prime suite has a dressing room, while others have integrated fitted wardrobes. Windows have been fitted with a combination of curtains and blinds: some remotely controlled. All the bathing facilities in this house are quite superior with high quality white sanitaryware, distinctive wall and floor tiling, lighting and heated towel rails. The family bathroom has a contemporary style free standing bath with hand shower, separate walk-in shower, vanity unit and toilet. The boiler and heating system were installed 2023. The water tank is a huge 150 litre Stelflow tank, perfect for large families. This is connected to a recently installed Worcester boiler. The boiler also feeds the under-floor heating in the kitchen. All installed in 2023. Cosby or ‘Cassebi’ was first recorded in the Domesday Book of 1086 but given that the Fosse Way bounds the parish to the north, it may well have been a settlement in earlier times, having a notable stream running through it. The original settlement from the was based around the open fields system of agriculture predating the Norman Conquest. In 1767 the Enclosure Act forced the predominantly farming community to become invested with industrial economics, namely framework knitting, and then boot and shoe manufacture. Today, the bustling village has a summer Yarn Bomb event that recalls its heritage links and brings many visitors. Although it has existed for centuries, this large village continues to appeal to the community through a wide selection of sport, education and leisure amenities, including an array of shops, a library, cafes (including a popular fish and chip shop) and parks and Golf course. House with terrace Tonbridge (United Kingdom)

If the ultimate in unique properties is your idea of home, then look no further than the magnificent Hadlow Tower – or ‘May’s Folly’ as it is less reverently named by the locals. Once part of a Romantic Gothic style 18th century castle, the 175ft eight storey tower stands six foot higher than Nelson’s Column and is visible from Bidborough to Sevenoaks. Having fallen into disrepair and severely damaged in the 1987 storm, it was restored in 2013 at a cost of £4.2 million with grants provided by English Heritage and the Heritage Lottery Fund. Its impressive restoration won multiple Historic England Angel Awards as well as the Lloyd-Webber Angel Award. Now a fabulous private home it is accessed through the fantastic triple arched and castellated Romantic Gothic entrance on Hadlow village high street. There is a long and winding private road that passes a few individual properties and stunning countryside as far as the eye can see and ultimately leads to the spectacular tower, a parking area and the impressive walled courtyard. This includes additional buildings and a fabulous external window in what was thought to be the original castle entrance. The ancillary buildings have now been converted into six private dwellings and, together with the tower custodian, the owners of these six properties are responsible for the wonderful communal grounds that include sweeping lawns interspersed with impressive specimen trees and a beautiful lake encircled by a plethora of colourful shrubs. As soon as you see the iconic tower with its octagonal shaped exterior, arched windows, ornate mouldings and fantastic lantern you will almost be transported into a fantasy world and may perhaps wonder why Rapunzel is not looking out of an upstairs window. However once inside, while there are stunning original and historic features, it has been designed as a one-of-a-kind modern family home. There are three entrances to the tower and the main double height arched front door leads to a lobby with an original brick floor and a fascinating octagonal reception hall with interesting displays, terracotta flooring and, fortunately, a contemporary lift to the first four floors. There is also a utility room, cloakroom, boiler room and boot cupboard, a pair of original oak external doors and access to the main circular staircase and an outer secondary circular stone staircase. Opening the lift door on the first floor you are immediately confronted by a superb octagonal dining room where guests will be queueing up to be invited to a meal as this characterful room includes full height circle top arched windows providing far reaching views, a beautiful polished wood floor, a unique arched recess and sculptured oak doors that come from the original castle. These open into a small corridor with the main staircase and a second set of old oak doors that lead to the triple aspect kitchen/breakfast room with fantastic stained glass windows that were also rescued from the castle, access to the secondary staircase and shaker style units housing various appliances. The octagonal drawing room on the next floor is something to behold with its gothic casement windows, polished wood flooring, exposed beams and amazing brick arched fireplace with a log burner but is also cosy enough for the family to enjoy relaxing and spending time together. There are steps down to a double bedroom that also has a charming stained glass window from the castle, lovely views over the grounds, an en suite bathroom and access to the secondary staircase. You can take the main stone staircase up to a dual aspect double bedroom with a central beam and oak flooring, while oak steps lead to the principal suite with exposed beamed, storage facilities and a contemporary en suite. On the fourth floor there is a fascinating double bedroom with an octagonal inner frame surrounding the bed, an octagonal dressing room with a walk-in wardrobe, oak stairs leading to a superb bathroom and a door to a castellated roof terrace offering excellent views over the surrounding countryside. The next floor includes a useful study area and external access while open staircases lead to the additional floors. There are original six inch square vertical beams, interesting billboards showcasing the history of the tower and doors to the external castellated parapet with 360 degree views as far as the eye can see. At the very top of the tower is an exact replica of the original lantern that was destroyed during the Great Storm of 1987. The Tower also owns an area of woodland and grounds beyond the communal lake area and this is basically a blank canvas so new owners can create whatever they like. It includes a large shed that houses the remains of the original lantern that were retained to provide a reference point for the replacement. What the owner says: This has been a very exciting and unique home that I have been privileged and proud to own for the past few years. I and my family have thoroughly enjoyed our time here in this peaceful and tranquil environment, but my business is taking me abroad so I feel it is time to hand the baton over to new custodians who will appreciate the uniqueness of this amazing place in such an incredible setting. Although where we are is private and peaceful, Hadlow high street is at the end of the lane. This charming village is in a Conservation area and includes many attractive period properties and a variety of shops, pubs, hairdresser, restaurant, church, library and a medical centre. For the more energetic there are cricket and bowls clubs as well as a good primary school and the renowned Hadlow College of Agriculture and Horticulture that includes the Broadview Gardens complex that has a tearoom and florist and where you can enjoy wandering around the grounds. Other facilities are available in nearby Tonbridge including excellent grammar and private schools, independent shops and high street stores, pubs, restaurants, a theatre and the station where trains to London take around 30 to 40 minutes. There is the Tonbridge School leisure club while for golfing enthusiasts there are numerous golf clubs and courses within a radius of nine miles around Hadlow including the local Poult Wood Public Golf Centre. Historical Note:Hadlow Castle was built in the 18th century in the then fashionable Strawberry Hill Gothic style. It was extended in the 19th century and the owner Walter Barton May at the time built the Tower (May’s Folly). Local lore has it that he had it built so he could spy on his estranged wife but it was probably because he wanted to show off his wealth.
