This elegant noble floor is located in an 18th-century palace in the historic heart of Modica Bassa, carefully maintaining its decorations and period features. Stepping through a discreet door, one is greeted by an imposing Gothic-style staircase, adorned with the family emblems. From here one enters two elegant reception rooms, separated by pairs of majestic marble columns, which lead to the spacious reception rooms. In succession one discovers a magnificent ballroom, a refined Art Nouveau music room and a spacious bedroom with en-suite bathroom. The floor also includes a dining room, illuminated by an elegant passageway that leads to an internal terrace, where a second bedroom with bathroom can be created. The elegant first floor is adorned with frescoes, wallpaper and fine majolica tiles, testifying to the building's historical evolution from the 18th to the 19th century up to the Art Nouveau interventions, influenced by Ernesto Basile's school in Palermo. One of the palace's distinguishing features is the splendid panoramic terrace, offering a suggestive view of Modica's historic centre, from which the Conti Castle can be admired, ideal for receptions and moments of conviviality. From the entrance hall, a hidden door inside the library leads to the ground floor, where the palace's large spaces dedicated to daily life are located: the old kitchens with dumbwaiters, the historic horse stables and the large "dammusi", currently used as storage rooms. All these rooms are also accessible via a courtyard arcade with evocative stone arches, connected to the outside and with an separate entrance. Thanks to its central location, this elegant noble floor represents a unique opportunity both for residential use and to be transformed into a prestigious accommodation facility, with easy access to residential services and Modica's lively cultural scene. The property is only 20 minutes from the sea, 40 minutes from Comiso airport and approximately one and a half hours from Catania Fontanarossa international airport.
