Castiglione del Lago (PG): scenic estate with swimming pool between Umbria and Tuscany
Perched atop a scenic hill on the border between Umbria and Tuscany, the property overlooks the skyline of Chiusi and its namesake lake, with Mount Cetona and Mount Amiata visible in the background. It is a place of great beauty and history, framed by a magnificent row of cypress trees.
The estate comprises three buildings of rustic origin that have been expertly restored.
The Residence The first building spans the two levels of the original historic structure, preserving its authentic character. Its heart is the spacious living room with a fireplacecreated from a space once used for agricultural purposesoffering the property's most authentic and lived-in atmosphere.
The Guest House The second building houses fourteen rooms and suites, all overlooking the Tuscan hills. Thanks to their size and character, the two master suites could easily serve as formal reception rooms for a prestigious private residence.
The Country House The third building serves as the hub for social life and wellness on the estate. The main area features a double-height ceiling and a mezzanine, while a professional kitchen serves the panoramic veranda and the pergola. The lower level houses a wellness area with a spa and indoor pool; a long corridor leads to a patio providing access to the large outdoor pool set amidst the greenery.
The property is supplied by the municipal water network as well as a private well.

Ancient History
Porsenna was a *lucumo* (chieftain or king) of Chiusi, which at the time was one of the wealthiest and most powerful cities of the Etruscan Dodecapolis. Some ancient writers, such as Pliny the Elder, even referred to him as King of Etruria due to his immense military might. Pliny the Elder (citing Varro) also recorded the story of a labyrinthine mausoleum said to have been built in Chiusi to house Porsenna’s tomb and its associated treasures. Some believe that, given the hill's commanding position, the tomb lies hidden right herebeneath our three farmhouses!
Medieval History
At the edge of the property stand the two towers known as *Beccati Questo* and *Beccati Quello*; these medieval fortifications face each other across the border between Tuscany and Umbria. The first was erected in 1279 by the Republic of Siena (a Guelph faction) within the territory of Chiusi. A few years later, the people of Perugia built the *Beccati Quello* tower. Although *Beccati Questo* was originally built on dry land, it found itself surrounded by marshland in the early 16th century following the diversion of streams from Lake Trasimeno toward the Chianaa project carried out by the Papal States in 1490.
