This period property built in white stone (typical of the north of Gascony) is located at the end of a long rural pathway free from overview from any other neighbours and offers delightful far-reaching views over the surrounding countryside and valleys. The gardens back onto open fields of wheat and sunflower, alternating over the years. Around the property there is a well tended garden comprising an enclosed vegetable plot, a pretty covered terrace with a barbecue/ entertaining area and a variety of mature shrubs and bushes providing what can be described overall as a bucolic and tranquil rural location. The location of this property is interesting as it sits on the frontiers of Gascony and the Lot and Garonne with easy access to the fast TGV train service in Agen and on the doorstep of Astaffort and the popular market and thermal town of Lectoure which is a twenty minute drive. The property comprises a large stone barn currently used as a garage and an outbuilding in stone which is rather beautiful with lovely views which with relevant planning permissions could be converted into an atelier perhaps or an outside studio. The door to the main house opens directly onto a central room which is divided into both a kitchen and sitting area. NB : There is no separate sitting room. A small corridor leads to a downstairs bathroom and WC. On the other side of the central kitchen/ sitting room a second internal hallway leads to three bedrooms. There is a wood pellet burner in the hallway here ensuring the bedrooms are toasty warm. Above the habitable area of the house is a large attic/ loft - which with relevant planning permissions offers a vast space for development. Who might like this property? This property will appeal to anyone in search of a peaceful location with outstanding views - and a lovely stone house that is ready to be taken onto the next stage. The current configuration is not ideal in so far as the bathroom is on the opposite side from the bedrooms but with all the extra potential available space (planning permissions providing) this could easily be resolved. The property as it stands is warm and cosy with a contemporary style interior. Necessary Works : The septic tank does not meet current regulations although the current owners use it without any issues. Heating The house has a recently fitted pellet burner and a insert for logs in the main room. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxThe information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Perched on its white limestone promontory, this ancient city — a Gallo-Roman settlement, a medieval episcopal see, and a centre of nobility under the Ancien Régime — retains an intact historic centre of exceptional cultural richness. It is at the heart of this well-preserved urban fabric that this extraordinary property is nestled. Some 800 square metres spread across four buildings: a spacious 220 m² north wing, a 185 m² main courtyard opening up like an indoor theatre, a 530 m² main house with 13 rooms arranged with the elegance characteristic of classical architecture. But the absolute highlight remains the grand double-flight staircase with diverging runs — an architectural feature unique in the region, worthy of the grandest châteaux. The property is in need of renovation. The essential services — plumbing and electricity — have already undergone major works, providing a solid technical foundation for future owners. A renovated 154 m² flat with high rental yield ensures immediate income upon purchase. Set back from the street, a 200 m² garden and terrace — a rare privilege in the historic centre — offer all the space needed to envisage a swimming pool and pool house. This property is for visionaries. Whether as a hotel project, a characterful guest house or an exceptional family home: the scale, location and architectural identity of the property offer a once-in-a-lifetime opportunity. Mansion houses of this scale, in the very heart of a historic city of this calibre, are irreplaceable. To own this residence is to own a piece of Gascony’s history. It is to take your place in the long line of those who, from the Romans to the present day, have understood that this white limestone ridge is no ordinary place.

There are places that you don’t find by chance. This one, for example.A road that wanders off, cypress trees bending in the wind like in an old painting, the Gers at its most gentle. Not a sound, barely a bell tower ringing, and the Pyrénées in the distance, like a promise. You are close to Lectoure, but not too close. Just enough to go have a coffee and read the local news in the morning, bump into two friendly faces, grab something for lunch and then rush back. To find calm. To close the gate.It looks a lot like it, but it’s not the Luberon, and that’s a good thing. No crowded terraces, no lukewarm rosé under pretentious pergolas, no snobs in dark glasses to hide the fact that they're complete strangers. Here, luxury is elsewhere. In the silence. In the space. In this way of not being noticed. The house looks like it never wanted to be anything other than what it is: a collection of stone buildings, placed there with a certain obviousness. Like a private hamlet, but without folklore. The roofs are straight, the materials have aged, the walls are thick. You breathe a certain idea of discretion here.Nothing is garish. Everything is there, though. The volumes. The light. The materials chosen for their truth rather than for their effect. Wood, stone, lime. Sometimes a more contemporary detail, but slipped in just to highlight. There is taste, truth, not that ostentatious good taste that tires. It’s a house that knows restraint. And that is rare. There is the main house, first — vast, sober, comfortable without pretension. It makes you want to stay, to cook, to read, to not answer the phone. Five large bedrooms, each with its own bathroom, to spend your nights as if in a luxury hotel. A kitchen to prepare endless meals. Two lounges: one to bury yourself in a book, the other to talk too late, forgetting the time. And a billiard room to extend all that, a glass of armagnac in hand while listening to jazz (or something else, depending on your taste!). The pool? The word is weak; it’s more of a relaxation area, a vacation spot. You will spend entire days there, far from everything. Barbecues, lunches in the shade washed down with cool rosé, your gaze lost up to the Pyrénées.And then, a little off to the side, there is the gîte. A real one. Not a makeshift annexe to profit from the weekends. No. A separate place, independent, cared for with the same level of demand. Something to welcome without imposing, to share without disturbing. A house within a house, in short. For friends, family, or no one. A spacious room, as we love them, where the lounge, kitchen, and dining area share the space without ever hindering each other. One bedroom on the ground floor, three upstairs, three bathrooms so that everyone has their own realm, and even a laundry room — the kind of detail that makes life simpler. And then, of course, the pool. Just for the guests. A world of its own, closed off from the rest of the world, where you forget everything except the happiness of being there. It’s a house to live in all year round, or to rediscover each season like one reopens a beloved book. A house apart, in every sense. It doesn’t seek to please everyone — and that’s what makes it precious. It waits for those who know. You can come with books, records, silences. Or you can do nothing at all. That would already be a lot.Everything is ready. Key in hand, as they say. But the key here is especially one of intimacy. A door that you close gently behind you. And the world can continue without you.The information relating to the property, including but not limited to: surfaces, condition, features, and technical equipment (including, but not limited to: heating installations, electricity, plumbing, sanitation, pool, security systems, and any other equipment), is provided purely for informational purposes based on elements and declarations supplied by the seller. Wonderful Garden and panoramic views Overview Located on a quiet street parallel to the Rue Nationale, this house of around 200 m² enjoys a prime location that allows you to make the most of life in Lectoure. Just a few steps from shops, cafés, schools and the renowned Friday market, it offers everyday convenience in a serene atmosphere right in the heart of the town. One of its most remarkable features is the presence of a large garden—an exceptional element in the historic centre. Visible from the entrance thanks to wide picture windows, it creates an immediate sense of openness and light. Ground Floor A traditional wooden door opens onto a spacious hallway that sets the tone for the entire house: bright, attractively presented and featuring large glass doors that offer glimpses of the large well-tended garden beyond. To the left of the front hall there is a cozy sitting room that can be closed off for privacy. A second larger living room faces the gardens and has large glass doors on two sides, as well as a wood burner. There is a practical kitchen behind the living room, and this too opens onto the gardens. A previous owner of the property expanded the living space to include a wide covered terrace that wraps around the back of the house and can be closed off for added security when the owners are away. There is a guest WC tucked behind the living room and a staircase leads to the first floor. First Floor The landing leads to several rooms, including a practical laundry room that was once used as a kitchen. There are two bedrooms on this level. The first, the master suite, is large and sunny and has a private shower room and separate dressing room. The second bedroom, opening onto a corner balcony, enjoys an open view over the garden’s trees and the rooftops of Lectoure, giving it a peaceful and very pleasant atmosphere. This floor also includes an elegant bathroom, which also extends onto a balcony. Second Floor The top floor offers two additional bedrooms filled with natural light. Both have direct access to a shared balcony providing elevated views over the town and surrounding countryside. From this balcony, one can also access two additional rooms, which are also reachable via the house’s second staircase. Currently used as offices, they benefit from particularly beautiful views over Lectoure and its surroundings, making them perfect spaces for working, creating or unwinding. The Garden The jewel of this property is the garden, which the current owners fell in love with on their first visit. It is unusually large for a property located in the town centre, and includes a large, covered terrace highlighted by graceful arches that harmoniously extend the building’s architecture. Large mature flowerbeds have been lovingly cultivated, as well as mature trees and lawns. There are views over the surrounding countryside, and at night, the majestic spire of the town’s cathedral is lit up and casts a soft glow over the trees and flowers. There is a well on the property, and an old wall runs down one side, providing a point of interest. Behind it, a passage connects to a low door that leads to the road. This is the ideal spot to keep bicycles or a motorbike. A small stone shed in the far corner of the garden could be renovated for use as a summer kitchen or a child’s playhouse. Bliss View This townhouse brings together features seldom found in the historic heart of Lectoure: a large garden, abundant natural light, and superb views from the upper floors. It combines the charm of the old with everyday comfort and immediate proximity to amenities. An authentic and welcoming place, ideal for anyone wishing to enjoy a privileged Lectoure lifestyle while benefiting from an exceptional garden in the heart of the town. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. This elegant three storey town-house has been beautifully restored in recent years. Located in the heart of historical Lectoure, with the market, shops, cafés, school, thermal-centre and restaurants all a short walking distance away, this property has been used as both a holiday home and a main place of residence in recent years. Internally the property this 190m² property has been tastefully restored. The rooms are spacious and elegant, with high ceilings, period features and a modern twist. With the main living-space on the first floor, high above the street, the property is bathed in light and has a private feel to it, despite its central location. The local school is easily accessible on foot, and much of everyday life can be enjoyed without the need for a car. To the rear of the property we find a small private courtyard, providing just enough space for a table and chairs, and some foliage. Just enough space to enjoy a drink on a warm summer’s day, without having to worry about the upkeep of a garden. FOR MORE INFO & PHOTOS HEAD TO BLISSIMMO.COM Let’s look at the property in more detail : On the ground floor, we enter the property from the street, where we find ourselves in a spacious entrance hall, with a lovely old central fireplace. This room is used for coats, and boots, but is spacious enough to be used as a downstairs office. With a door opening onto the high street (relevant change of usage permits would need to be checked) this was clearly once a shop, and could potentially become one once again if the town hall were to agree. A small door by the stairs opens onto a downstairs cellar area beneath the house. At the far end of the ground-floor, we discover what used to be original kitchen; recently converted into a downstairs art studio with a newly fitted corner-kitchen by window at the far end of the room. The door to this room opens directly onto an intimate walled courtyard. This room also has a modern ensuite shower room, which effectively means that should one wish, this room could be used as a private studio with a bedroom, shower room/WC and a kitchen. Let’s take a look now at the first floor. On the first floor, there are two rooms, sitting on each side of a small landing. Both rooms are redolent of the 18th century with high ceilings, exposed beams and generous proportions. The kitchen has been beautifully fitted, with a central island and a breakfast/dining-area in one corner. The range and kitchen area has been built into a decorative wooden surround. Two tall windows overlook the street; with a decorative fireplace adding a focal point to the centre of the room. The sunlight floods into the new kitchen even on a winter’s day, the building being just tall enough to see the blue skies over the roof tops. One has a sense with this room, that this is far more than just a kitchen. It is an informal reception area; the perfect place to sit over coffee and a laptop for anyone who works from home. This area has all the elegance of an 18th century appartment. On the other side of the landing, an equally spacious reception-room overlooks the rear courtyard. This room has a period fireplace, high ceilings and a wealth of original features. The modern bespoke staircase continues up to the bedrooms above. The largest bedroom is some 18m2, the second 16m2 A third bedroom overlooking the street is currently used as a dressing-room but could easily be converted back into a sleeping area. On this level the bedrooms share a magnificent and spacious bathroom with a large shower, very decorative retro style WC and a roll-top bath tub. This is a beautiful room. On the top floor, tucked away under the eaves, with a Velux window, there is a cosy bedroom tucked away under the eaves, which benefits from a luxurious ensuite shower-room and which also has its own dressing-room. On a technical note! The property has recently fitted double-glazed windows throughout. The heating is electric – using energy saving recently fitted radiators (underfloor heating in the shower-room) EPC rating 10/04/2024 Score DPE : 248 kWhEP/m²/an Score GES : 8 kgepCO2/m²/an Estimated annual heating costs : between 2930.00 € and 4010.00 € per year (using calculation of average heating costs in 2021) Mains drains The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Completely renovated from top to bottom by the current owner, this beautiful stone property is a perfect match between old character and modern day living. It is a house which demands to be lived in and enjoyed, every detail has been thought about carefully and the quality of the renovation can be seen everywhere. Designed as split level living, the front door opens on to a vast dining room with bi-fold doors opening out on to the garden. At the other end is a fantastic old style 'pub' family room which also becomes a cinema when all the blinds are drawn. There is a bar area with sink and fridge in one corner to avoid going up and down stairs for refreshments. Also on the ground floor are two guest bedrooms with ensuite shower rooms, and the utility/boiler room housing the wood pellet system, a very economical way of running the under-floor heating. The lovely wide, wooden, stairs lead up into the living room with fully fitted kitchen at one end and sitting room with wood burner at the other, with more bi-fold doors opening out on to a covered terrace. This is an excellent spot to sit and admire the views over the village and beyond, no matter the weather. Back inside, the master suite is inviting with its dressing, shower room and doors leading out to the terrace, another perfect blend of modern and character. Next door to the master suite is another bedroom which would be ideal for an office if preferred. Finishing off the indoors the last bedroom is next door to the family bathroom. Everywhere is light, airy, comfortable and in immaculate condition. Outside is just as delightful. The current owner loves to cook, so the summer kitchen has been created for him to enjoy: a pizza oven, built in grill with spit, sink with instant hot water, a fridge, and stainless steel (rodent proof) cupboards and drawers as well as plenty of work surface. A small in-ground pool is perfect to cool off after a spot of sunbathing. The ground around the pool has been prepared for tiling if preferred. Every metre has been used to full effect in this low maintenace garden, and along with the covered terrace, there really is plenty of opportunity to enjoy the outdoors. Situated in the heart of a pretty village, this property is for those who wish to be part of a community, one which adheres to the old-fashioned values of looking out for each other, helping each other and, of course, celebrating with each other. It could work equally well as a family home or a holiday home with little maintenance needed and easy to lock up and leave with the surrounding neighbours on hand to watch over it. Behind its discreet façade, this château reveals a world of elegance, heritage and quiet grandeur. Rebuilt inthe nineteenth century upon an older noble estate, it reflects the refined simplicity of the Italian-inspiredneo-classical residences once found throughout the Gers countryside. Sweeping staircases, impressiveceiling heights, period fireplaces, original architectural details and beautifully proportioned reception roomsfilled with natural light all contribute to its timeless atmosphere. Arranged over four levels, the châteauoffers generous yet comfortable living spaces, equally suited to family life and elegant entertaining. Anindependent guest house, former wine cellar and stables complete the ensemble, while the surroundinggrounds provide privacy, tranquillity and a deep connection to the landscape. What makes this châteauespecially appealing is its human scale -- grand enough to inspire, yet intimate enough to remain a truehome, carefully preserved and designed to be lived in rather than simply admired. In harmony with nature Overview This house is quite simply incredible; the architect has been able to achieve a remarkable balance between unashamed modernity and respect for the natural environment. It was built in 2017 using all the latest technology and updated within the last year. It is also now entirely wheelchair friendly. Everything in the property can be programmed using only a mobile telephone, including the pool filtration system. The house The overwhelming feeling upon entering this house is of harmony. The house has been built using soft greys and natural wood, and whenever possible the architect has included floor-to-ceiling windows facing the gardens. The colour palette of the open-plan living spaces reflects the same shades and even the anthracite brushed aluminum window frames and electric shutters harmonise perfectly with the colour scheme. The main living space measures 52 m² and has been designed for maximal ease of movement. At one end there are comfortable sofas and at the other end there is a beautifully designed fitted kitchen. The quartz countertops in swirly shades of grey are stunning and the entire area has been created to maximize ease of movement and allow interaction with guests and family while preparing meals. This room has one wall that is almost entirely composed of glass doors facing the pool area. All the windows have both interior shades and exterior electric shutters, all in matching shades of dark grey. The delightful main bedroom suite is situated just past the living area. A wide doorway opens onto a room that has been created specifically to meet the needs, and the design choices, of the present owners. Here, the ceiling and one feature wall are in warm shades of wood, and the flooring is light grey polished stone tiles. Once again, there is an entire wall of glass, giving a feeling of being in harmony with nature and the changing seasons. It is a bright and spacious room and the addition of a window facing the kitchen means that even if the owner is unwell, she can still participate in family life from her bed. A bespoke bathroom and dressing room have been created behind the bedroom, dominated on one side by the views over the gardens and on the other by the large walk-in shower. The room is completed by an elegant sink unit and an imported Japanese toilet that does all the things we have all been told it does! At the other end of the house, beyond the front hall, there is a practical laundry room, that also contains the hot water cistern and gives access to the garage and the carport. On this side of the house, we also find the three further bedrooms. The first of these has a private shower room, a walk-in closet and French doors opening onto the terrace. There is a separate toilet in the hall, and the two further bedrooms share another beautifully appointed shower room. All the bedrooms have a view over the pool and the gardens, as well as direct access. Terrace & pool One of the most stunning features of this property is clearly the 200 m² terrace; the bespoke tiles in swirling blues, greys and light browns give the impression that the swimming pool set in the middle is floating in a warm sea. The owners have installed two adorable Savanelodges on the terrace that emphasize the feeling of being in a luxury resort. And as there is a retractable cover on the pool, it is possible to keep the water at a pleasant temperature far beyond the usual bathing season. There are also four retractable awnings set along the wall facing the terrace so that even on the hottest days there is as much shade as possible. The garden The owners have planted an extensive selection of shrubs and trees around the property. There is an automatic watering system installed around the terrace and throughout the grounds, and there are also taps in various strategic locations all around the garden. A path that leads all around the outside of the garden so that all areas are easily accessible on foot and by tractor. The property is entirely private, fenced, and with electric gates, and as it is situated outside the town, the location is very quiet. The lawns are beautifully maintained, the paths are perfectly weeded, and the pebbled driveway is also immaculate. Here at Bliss We found this to be an extraordinary house in many ways. The feeling of lightness and spaciousness one feels throughout, combined with the huge picture windows facing the gardens, give the impression that the green lawns and trees are a part of the living space, so that you feel that there are no barriers between you and the nature that surrounds you. It must be a wonderfully pleasant place to live, in winter and summer alike. The terrace and pool are pure luxury and ideal for entertaining, in fact your guests will probably never want to leave! xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller.
