This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Property Montréal (32)

Entirely private estate near Montréal du Gers Overview A long drive leads up to this property, with cultivated fields on either side and only a glimpse of the property visible through the trees that surround and protect it. Horses graze peacefully in fenced paddocks, their tails swishing lazily. Once we park and get out of our car, they wander over to say hello and nuzzle our shoulders, looking for a treat. This is ideal horse country, there are large, fenced fields surrounding the house and plenty of space to ride out both on the property and in the surrounding countryside. It is also intensely private; there is a certain kind of peace in knowing that no cars will pass by unless they are specifically coming to the house. The house The façade of this house has probably looked much the same for generations. There are tall, wide windows on both sides of the front door, and a pretty, curved dormer window above the door with a protective roof that is quite unusual in the region. Above it, the original bell is still hanging on the roof, which once upon a time would have tolled to call the workers in from the fields, and in fact is still used by the owners to signal to guests that lunch is ready. Once we enter the front door, we see a long wide corridor typical of a chartreuse, where the original fired-earth square tiles that have been cherished for generations still grace the floor. This is the core of the house, and most of the rooms on the ground floor are accessible from this hall, which stretches all the way to the door at the far end which accesses the garden. Immediately on our right when we enter, we find a stunning 40 m² room that is currently in use as a formal dining room, with a magnificent chandelier and an equally magnificent fireplace. There are two large windows and high ceilings which combine to make this room both elegant and luminous. Beyond the dining room we come to the large, recently renovated kitchen. The focus of the room is the large stone fireplace, that has been fitted with a working insert surrounded by red brick by a previous owner. The current owners have found this fireplace works very well, so they have kept it and use it frequently in the winter months. They loved the red and white tiles on the floor, so they decided to keep them too. The rest of the kitchen is much more modern, with pale wooden fitted units, built-in waist height oven & microwave, and electric induction cooking elements. Behind the kitchen, there is a one storey annex that houses a back kitchen with white units, a double sink and white tiling. There is also a laundry room and a storage area for firewood. On the left of the main hall is a spacious library with two arched alcoves, which would have originally been for beds. There is a wooden fireplace here, which is no longer in use, and original tiled flooring. A large double bookcase hides a charming surprise; the owner pulls out a book and the whole bookcase swings open to reveal a door to a hidden bedroom. Just like in Narnia, we come out through a wooden wardrobe, that, once closed, is completely innocuous and secret. This is the first of two bedrooms on the ground floor. It has a beautiful, moulded fireplace surround (the fireplace itself is blocked off), modern wooden flooring and a large window. There is a shower room next door with travertine flooring and an Italian shower. On the same side of the house, facing the back, there is a large TV room that once may have been a chapel; this room has access to the garden through French doors, and is adjacent to a large living room with an original fireplace. We have now circled round and are back at the central hallway, where we find a second ground floor bedroom with a private bathroom, also facing the back of the house. So in addition to all the reception rooms, we have two bedrooms on the ground floor, which many people will find both useful and practical. Next to this second bedroom, a hallway leads back to the kitchen. It also accesses an office and an additional shower room, both behind the kitchen. Next to the shower room, there is a staircase leading to the first floor. On the half landing we find a spacious bedroom, and when we continue up the stairs, a wide hallway leads to two further bedrooms. The first bedroom is spacious and has a private, entirely new shower room. The second bedroom is really a suite, comprising a bedroom and open living space for a total of 70 m², and there is also a private, equally new shower room. All this space has been carved out of the attics by the current owners, so that they have plenty of space for visiting family and friends. As a bonus, there is an additional 170 m² on this level that has yet to be developed. This space is totally clean and in excellent condition, so there is no real need to do anything to it. It could however make a wonderful playroom or private gym or even a home cinema. The outbuildings On one side of the main house there is a big red brick & stone outbuilding. There are several rooms inside, as well as huge areas for storage and space to park several cars. In the first paddock to the left of the house, there is also a large horse barn with ample parking for tractors. Several small buildings dot the grounds and were variously used to house chickens or pigs, or for storage. The lake The heart of this property is to be found down a farm track between the fenced paddocks, and past a first stand of trees, where a magnificent 2 hectare lake is waiting to be discovered. The lake is entirely on the property and retains a stillness and quiet beauty that is increasingly hard to find in the modern world. Here the horses wander down from the fields to drink in the early morning haze, and turtles sun themselves on logs on the shore. The owners often picnic on the shore or walk the dog along the path that circles the lake, and they have also been known to go for a swim on hot summer days. There are a variety of fish, and both the lake and the turtles are protected. The property is sold with the appropriate pisciculture licence. Here at Bliss We found the location to be wonderfully private and the grounds are a delight, especially the lake. The house itself is full of charm and we loved the high ceilings and sense of spaciousness. A lot of people will want to put a pool in, and that is obviously a possibility with the proper permissions, but the owners are happy to swim in the lake! There is still work to do here, so the next owners will have the possibility to put their own stamp on the property. However, this is a charming and comfortable home which could also generate some income if the next owners choose to exploit the many possibilities it presents. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. House with pool and terrace Montréal (32)

Two terraces, a garden with mature trees and generous living spaces Today we are near Montréal, at a country house surrounded by gardens and fields. In front of the house, the swimming pool takes pride of place on a broad paved terrace. At the back, a shaded patio offers somewhere quieter to sit. There is a place to settle at every hour of the day. Stone walls, exposed beams and terracotta floors give the house its character, while the rooms remain full of light. The kitchen has space for a dining table. Its exposed roof timbers catch the eye, and a glazed opening looks out onto the patio. Next door, the conservatory provides another place to eat. Surrounded by windows, it connects the kitchen to the main living room and opens onto the terrace. The living room has room for sofas, a dining table and a billiards table. A seating area occupies one end. A second, more intimate sitting room is currently used for watching television and as an office. It has an old fireplace and a staircase leading to a large room beneath the eaves. The house currently has two bedrooms. One has a timber ceiling and pale walls; the other retains its exposed stonework and high ceiling. A spacious bathroom has both a bath and a shower, with a glazed opening that brings in natural light. A very large garage connects to the wine store. Together, these spaces offer considerable potential to extend the living accommodation, subject to the necessary planning permissions. Outside, you can move from the pool to the patio, then on to the garden and its mature trees. The paved terrace lends itself to days spent with family and friends; the patio is the place to retreat to the shade. Beyond the garden, the view opens onto the countryside. A stone house with two bedrooms, generous living spaces, a conservatory, a swimming pool and several places to enjoy being outdoors. The garage and wine store offer further possibilities for the future.
