The ranch has extensive water resources, excellent range conditions, productive irrigated fields, and first class hunting for all species. This extraordinary 23,500+/- acre ranch is exactly what a true Montana ranch should look like. The Ranch has extensive water rights that run with the property and also has shares of the Victory Ditch. The ranch is well-maintained and is easy to own and operate. The current owners have offset costs with a farming lease and cattle grazing and have managed the ranch with an emphasis on wildlife productivity while maintaining the natural beauty of the landscape. Pride of ownership is evident throughout the ranch, and the property shares state land boundaries for additional recreation opportunities. The previous owners, T.L. Kemph had a vision and a plan. He had the vision to enlarge his property and was able to purchase land as it came up for sale, creating this heritage ranch which encompasses land from the Big Horn River to Interstate 94. The Kempsinstalled the first pivot sprinklers in the State of Montana and were one of the first livestock producers to introduce Simmental cattle to this area. The current owner has expanded the farm ground by adding three new pivots over the last two years. The Custer Legacy Ranch is a unique farm and ranch, conveniently located 9 miles south of Interstate 94 and 22 miles north of Interstate 90, providing easy transportation of commodities. Due to its vast size, this ranch is located in both Yellowstone and Big Horn Counties. Billings, population 110,000, has an international airport, multiple hospitals, and all the amenities needed to provide the necessary products and equipment for operating the farm and ranch. The Custer Legacy Ranch has all the desirable features, with unmatched privacy and scenic beauty combined with remarkable conservation and wildlife values. These features and a location only one hour from the Billings make the Custer Legacy Ranch a standout property in the current ranch market.

New Haven Ranch is a 2,422±-acre cattle and hunting ranch northwest of Hulett, Wyoming, featuring 2,182± deeded acres and 260± acres of BLM lease. Rolling pine-covered ridges, timbered draws, native-grass pastures, TL Creek, Music Creek, a 7±-acre lake, and numerous reservoirs create exceptional wildlife habitat and productive grazing land. The ranch supports approximately 150-155 cow/calf pairs along with healthy populations of wildlife. The ranch encompasses 2,422± contiguous acres of diverse Black Hills terrain. Elevation changes create a landscape of timbered ridges, sweeping valleys, open grasslands, productive hay meadows, and sheltered creek bottoms. The diversity of the terrain is one of the ranch's defining characteristics, providing both operational functionality and exceptional wildlife habitat. Situated within the Wyoming Black Hills, the ranch is covered with healthy stands of mature Ponderosa pine, Burr oak, and other native trees that provide cover for wildlife and contribute to the property's scenic appeal. Timbered ridges and drainages create natural travel corridors, bedding areas, and protection from the elements, while open meadows and native grass pastures provide quality forage for both livestock and game. Two primary drainages, TL Creek and Music Creek, wind through the ranch, carrying seasonal water and further enhancing the property's habitat and water resources. The combination of timber, water, grass, and topographic diversity creates a landscape that supports a wide range of agricultural and recreational uses. Water is one of the ranch's standout features. Near the center of the property sits a beautiful 7±-acre lake that serves as both an outstanding fishery and an important water source for wildlife. Additional reservoirs are scattered throughout the ranch, ensuring dependable water distribution and supporting healthy populations of wildlife across the property. Whether your goal is to operate a productive cattle ranch, pursue quality hunting opportunities, or own a private retreat in the Wyoming Black Hills, New Haven Ranch offers the resources and character to do it all. The improvements at New Haven Ranch reflect the property's working heritage and are both functional and inviting. The headquarters is anchored by a spacious lodge that serves equally well as a family retreat, hunting headquarters, or ranch residence. The lodge features a large dining area designed for gathering family, friends, or hunting guests after a day spent working cattle or exploring the ranch. The home offers five bedrooms and five and one-half bathrooms, including three en-suite bathrooms, providing ample space and privacy for owners and guests alike. Comfortable and functional, the lodge is well-suited for everything from family gatherings and hunting camps to corporate retreats while maintaining the character expected of a Wyoming ranch. Three guest cabins complement the main lodge and provide additional lodging for visitors. Offering a rustic Wyoming living experience, the cabins blend naturally into the surrounding landscape while providing comfortable accommodations for family, guests, or hunting parties. Their western character and practical layout make them a natural extension of the ranch headquarters and enhance the property's ability to host larger gatherings and extended stays. Supporting improvements include a 50 x 170 Quonset that provides substantial storage for hay, equipment, and ranch supplies. Livestock facilities include a functional set of corrals and a round pen designed for efficient cattle handling. Dog kennels with an indoor shelter provide an added benefit for bird hunters, outfitters, or anyone utilizing working dogs on the ranch. The improvements are practical, well-maintained, and ready to support both ranch operations and recreational use. Also available is an additional owner's residence situated on approximately 5 acres adjacent to the ranch headquarters. The two-story home features 2 bedrooms and 3 bathrooms, along with an open-concept kitchen, dining, and living area designed for comfortable everyday living and entertaining. The property is currently being offered separately with an asking price of $350,000 and presents an excellent opportunity for additional owner, manager, or guest accommodations. New Haven Ranch offers exceptional year-round recreational opportunities and is particularly known for its outstanding hunting. The combination of native grasslands, timbered ridges, secluded draws, abundant water, diverse terrain, and abundant burr oak habitat creates ideal conditions for wildlife to thrive year-round. The ranch's burr oaks produce a valuable acorn crop that serves as an important seasonal food source for deer, elk, turkeys, and numerous other wildlife species. The ranch supports healthy populations of both mule deer and white-tailed deer. Diverse habitat, reliable water sources, and quality cover create ideal conditions for deer to thrive year-round while providing excellent hunting opportunities. Elk regularly utilize the ranch throughout the year. Located in the heart of the Black Hills region, the property sits within an area well known for strong elk populations and quality hunting opportunities. Merriam's turkeys are abundant across the ranch. The combination of quality habitat, dependable water, and abundant food sources supports strong turkey numbers and consistent spring hunting opportunities. Fishing is another highlight of the property. The 7±-acre lake, along with additional ponds throughout the ranch, offers excellent fishing opportunities. The current ownership has consistently stocked these waters for many years, helping maintain healthy fish populations and creating another enjoyable aspect of ranch ownership. The combination of high-quality habitat, dependable water, diverse forage resources, and thoughtful management has created a property that supports wildlife year-round and offers recreational opportunities that rival those of many larger ranches in northeastern Wyoming. New Haven Ranch is a well-balanced and highly functional cattle operation that has benefited from careful stewardship for more than three decades. The ranch is supported by an extensive water distribution system consisting of 15 concrete stock tanks supplied by a pipeline network that provides dependable water throughout the property. Numerous reservoirs supplement the system and help ensure consistent water availability. Cross-fencing and interior ranch roads allow for efficient rotational grazing and straightforward livestock management. The road system provides excellent access throughout the ranch and contributes significantly to operational efficiency. The ranch is rated to support approximately 130 cow/calf pairs without utilizing the hay meadows for grazing. When the hay meadows are incorporated into the grazing program, the ranch can support approximately 150-155 cow-calf pairs. As is typical throughout the region, winter feed supplementation is required. Historically, the ranch has also supported approximately 450-500 yearlings during the summer grazing season. Approximately 250 acres of improved hay meadows provide supplemental winter feed production and can also be utilized as winter pasture. Combined with the ranch's native grass resources and water infrastructure, these meadows contribute significantly to the ranch's overall productivity and carrying capacity. Water is one of the most important assets of New Haven Ranch. An extensive pipeline system supplies 15 concrete stock tanks strategically located throughout the property, ensuring reliable water distribution for livestock and wildlife even during dry years. Numerous reservoirs, ponds, the 7± acre lake, and seasonal flows within TL Creek and Music Creek further strengthen the ranch's water profile. The combination of developed water infrastructure and natural water resources contributes significantly to both the ranch's agricultural productivity and wildlife habitat. No mineral rights will transfer with the sale of the property. New Haven Ranch is an exceptional 2,422± acre cattle and hunting ranch located northwest of Hulett, Wyoming, in the heart of the Wyoming Black Hills. Consisting of 2,182± deeded acres and 260± acres of BLM lease, the ranch combines productive native grass country, dependable water resources, quality improvements, and outstanding wildlife habitat into a property that is equally suited for ranching and recreation. Rolling pine-covered ridges, timbered draws, productive hay meadows, and expansive grasslands define the landscape. Healthy stands of Ponderosa pine blanket much of the ranch, creating the rugged character that makes this region of Wyoming so desirable. Since acquiring the property in 1999, the current ownership has taken great pride in managing the ranch's grass, water, and wildlife resources. Their stewardship is evident throughout the property, which today supports approximately 150-155 cow/calf pairs while maintaining exceptional habitat for elk, mule deer, white-tailed deer, and Merriam's turkeys. The Hulett area experiences a classic high plains climate with four distinct seasons and wide temperature swings throughout the year. Summers are warm and pleasant, with average highs reaching approximately 85 degrees in July, while winters are cold, with temperatures averaging near 30 degrees during January and February. The Black Hills landscape receives slightly more moisture than the surrounding prairie country, contributing to the healthy Ponderosa pine forests and productive native grasslands found throughout the region. Annual precipitation averages approximately 23 inches and supports the area's hay production, livestock operations, and wildlife habitat. Winter snowfall provides valuable moisture that replenishes reservoirs, seasonal drainages, and groundwater resources heading into the spring growing season. Overall, the climate is well suited for both cattle production and year-round outdoor recreation. The region is also home to Devils Tower National Monument, whose distinctive silhouette has become one of the most recognizable landmarks in the American West. Combined with the Black Hills, abundant wildlife, and strong ranching heritage, these factors contribute to the unique character that has made northeastern Wyoming one of the most desirable areas in the region for both ranch ownership and outdoor recreation. The New Haven Ranch is rooted in one of northeastern Wyoming's historic ranching communities. Established in the early 1900s, New Haven served as a gathering place for ranch families throughout the region, centered around a general store, post office, schoolhouse, community hall, and cemetery. The general store supplied area residents with everyday necessities while also serving as the community's social hub. In 1928, the community building was constructed and became the center of local life, hosting church services, dances, weddings, funerals, holiday celebrations, and countless community events for generations. While New Haven is no longer an active town, its history remains visible in the community building, cemetery, and surrounding ranchlands, which continue to reflect the area's rich heritage and ranching traditions. These landmarks stand as reminders of the families and hard work that helped shape this corner of Wyoming. Today, New Haven Ranch carries forward that legacy, offering the opportunity to own productive ranchland steeped in the history, traditions, and enduring character of the Wyoming Black Hills. New Haven Ranch is located approximately 19 miles northwest of Hulett, Wyoming, offering an excellent combination of privacy, accessibility, and convenience. Hulett provides dining, fuel, lodging, an award-winning 18-hole golf course, and essential services while maintaining the small-town character that has long defined the Wyoming Black Hills. The ranch is approximately 23 miles from Devils Tower National Monument, one of the most iconic landmarks in the American West. Both Gillette, Wyoming, and Spearfish, South Dakota, are within a convenient driving distance of the ranch, located approximately 62 miles and 71 miles away, respectively. Together, these regional hubs provide access to medical facilities, shopping, equipment suppliers, professional services, dining, entertainment, and commercial air travel. Private air access is available through Hulett Municipal Airport, located approximately 22 miles from the ranch. The airport features a well-maintained 5,500-foot-by-75-foot runway capable of accommodating a wide variety of private aircraft. Additional commercial air service is available through Rapid City Regional Airport. Positioned in the heart of the Wyoming Black Hills, New Haven Ranch offers productive ranch land, exceptional hunting, quality improvements, dependable water resources, and the privacy associated with owning a significant acreage holding in one of the region's most desirable ranching areas.

From the expansive hay meadows of the Slater Creek valley to the timbered slopes along the base of the Elkhead Mountains, the ranch provides both agricultural productivity and outstanding wildlife habitat. Approximately 2,551± acres of pivot irrigated and ditch/flood irrigated meadows and pastures contribute to the ranch's forage production, while extensive native grass pastures and mountain range support seasonal grazing operations. The combination of creek corridors, productive bottoms, timber, and upland country creates a balanced and highly functional landscape rarely found in a single ownership. The Willow Creek headquarters serves as the operational center of the ranch and is well-equipped to support a large-scale livestock operation. Improvements include three homes, a bunkhouse, two well-designed livestock handling facilities, and a substantial 60 x 130 shop building used for equipment maintenance and storage. The ranch also features the well-known Cantina, offering four guest suites with private bathrooms, a large kitchen, and gathering area suitable for entertaining family, guests, or hunting parties. Additional residences located throughout the ranch include a farmhouse overlooking Slater Creek and a creekside home positioned above the valley floor with sweeping views of the surrounding landscape. The improvements are functional, well-positioned, and support both agricultural and recreational uses. The Slater Dixon Ranch offers exceptional year-round recreational opportunities and supports some of the most diverse wildlife habitat in northwestern Colorado and southern Wyoming. Located within a major elk migration corridor, the ranch hosts substantial resident elk populations while thousands of migratory elk move through the property each fall and winter. Healthy populations of mule deer and pronghorn antelope are found throughout the ranch, along with moose, black bear, mountain lion, bobcat, coyote, sandhill cranes, and numerous other wildlife species. The ranch is particularly well known for its upland bird habitat, supporting populations of sharp-tailed grouse, sage grouse, and dusky grouse. One of the region's most significant sharp-tailed grouse leks is located on the ranch, highlighting the quality of the native habitat and long-term stewardship of the property. The combination of irrigated meadows, creek bottoms, sagebrush benches, oak brush ridges, timbered slopes, and mountain parks creates exceptional habitat diversity that supports wildlife throughout the year. Fishing opportunities are equally impressive. More than eleven miles of Slater Creek, along with Willow Creek, Green Creek, Grizzly Creek, and Douglas Creek, provide miles of private trout water supporting healthy populations of brook trout, brown trout and the occasional cutthroat trout. Deep pools, undercut banks, natural meanders, and healthy riparian habitat create excellent fishing opportunities throughout the ranch. The Slater Dixon Ranch is currently enrolled, together with neighboring ranches, in Colorado's Ranching for Wildlife (RFW) Program, creating access to a managed landscape encompassing more than 80,000 acres of premier big game habitat. Through this cooperative partnership with Colorado Parks and Wildlife, participating landowners work to enhance wildlife habitat through grazing management, water development, timber treatments, and other conservation practices that improve forage quality and overall herd health. For sportsmen, the program provides a unique opportunity to manage and hunt wildlife across a much larger landscape than the deeded ranch alone. The extensive acreage, combined with coordinated habitat improvements and wildlife management, supports healthy populations of elk, pronghorn, and an abundance of trophy-quality mule deer. The ranch and surrounding landscape are known for producing mature mule deer, with excellent genetics, habitat diversity, and management practices contributing to exceptional age class and antler quality. Combined with strong elk and pronghorn numbers, the ranch offers outstanding big game hunting opportunities across a vast and well-managed landscape. One of the most significant benefits of the program is the enhanced hunting opportunity afforded to participating landowners. Ranching for Wildlife properties benefit from improved access to big game tags and extended hunting seasons designed to maximize wildlife management objectives and hunting quality. Current season structures generally allow hunting opportunities from September 1 through January 31, providing an exceptionally long season and the ability to hunt during multiple phases of animal movement, migration, and rut activity. These extended seasons, coupled with the scale of the managed landscape, create opportunities rarely available on traditional private ranches. In addition to habitat benefits and hunting opportunities, participating landowners receive management tools designed to enhance both wildlife quality and recreational enjoyment. Enrollment in the Ranching for Wildlife Program is voluntary and subject to Colorado Parks and Wildlife requirements, but the ranch's current participation offers a future owner the opportunity to continue benefiting from one of Colorado's most successful wildlife management partnerships while enjoying access to more than 80,000 acres managed specifically for wildlife conservation and quality hunting. While the ranch is presently enrolled in the program, participation is voluntary, and a future owner may choose to continue enrollment, modify participation as allowed by program guidelines, or pursue alternative wildlife management strategies. Buyers are encouraged to consult directly with Colorado Parks and Wildlife regarding current program requirements, benefits, and enrollment opportunities. Beyond hunting and fishing, the ranch offers extensive recreational opportunities throughout the year. An established internal road system provides excellent access for horseback riding, hiking, mountain biking, UTV exploration, wildlife viewing, and snowmobiling. Combined with direct access to nearby public lands and the scenic backdrop of the Elkhead Mountains and Slater Creek Valley, The Slater Dixon Ranch offers an exceptional blend of recreation, wildlife, and outdoor enjoyment across all seasons. Operated as a very productive cattle ranch, The Slater Dixon Ranch combines irrigated hay production, native grass pasture, and mountain grazing resources into a highly functional agricultural operation. The ranch is further enhanced by approximately 35,305± leased acres consisting of state and federal grazing permits and allotments that expand the ranch's operational footprint to approximately 44,311± total acres. A 16th-century farmhouse with five hectares of grounds, nestled in the Loire Valley between Amboise and Blois. From a local road, an earthen track snakes through fields over several hundred metres to the property. The complex of buildings stands on a grassy two-hectare plot that mainly faces southwards, looking down over the valley. Three main buildings adjoin each other in a row that runs from east to west: a barn, a 16th-century dwelling and a more recent extension. Around 20 metres west of this three-section edifice, a sheep shed adjoins an agricultural storage building. And even further westwards, there is a one-hectare plot of farmland. To the south, a wooded area covers around 1.5 hectares. It slopes down to the road below. The grounds also include a well and a small lake surrounded by groves on the edge of the neighbouring woods. The house has a 16th-century section, its main part, with a mullioned window that makes it recognisable. Two extensions have been added to this oldest part: one was added on the north side in the 19th century and another was added in the 20th century. The walls are coated with rendering, the window and door surrounds and quoins are made of limestone, and the doors and shutters are painted red. The roofs are covered with small traditional tiles, except for the northern roof slope of the 20th-century section, which is covered with synthetic slate tiles.
