House Caldicot (United Kingdom)

This charming four-bedroom cottage fuses cosy, historic character with stunning, contemporary living spaces and combines the convenience of an edge-of-town location with a private parkland-style setting and the enduring appeal of open views over the lovely south Monmouthshire countryside. I love sunsets and we have the most amazing sunsets here and wonderful skies, because it is flat and open. I have a table and chairs in the front garden, where I can sit in the afternoon and evening, looking over the farmers' fields to the west, just enjoying the skies. Fairfield sits in immaculately-kept, mature grounds of approximately 2 acres which include stables and a stable yard with independent access. There are also three substantial outbuildings, with current business use but with flexibility to be used for leisure purposes, separate home working space or, with planning permission, converted into further accommodation. Ideal for country-lovers who want the best of both worlds, the property is convenient to the motorway network and to nearby amenities. It is situated on the outskirts of Magor, a lively, welcoming and family-friendly community, roughly equidistant between the market town of Chepstow and the city of Newport (9 miles). Proximity to the M4 means for commuting, shopping, leisure and entertainment, there is easy access to other nearby towns and cities such as Cardiff, Bristol, Monmouth and Abergavenny. At the heart of Magor, an historic square is filled with a variety of independent shops, including a delicatessen which also sells fresh fruit and veg. The town boasts a local Post Office, a handy convenience store and a number of lovely cafes, pubs, restaurants and takeaways. The community is served by a Church in Wales Primary School, whilst Undy Primary School and Bryn Primary School are other nearby options and for secondary education, there is the well-regarded Caldicot School. In an area that has a wealth of interesting local history and easy access to beautiful countryside, Fairfield is close to the Severn Estuary, on the Gwent Levels. This landscape of international significance is home to a great diversity of wildlife and Magor Marsh, a Site of Special Scientific Interest, is a tranquil environment teeming with wildfowl and fauna. Step inside:- - Dating from the early 1900s, the cottage was extended some 70 years later and has recently been modernised and upgraded, to provide lovely, open-plan living space, carefully planned to create a seamless flow from traditional to modern. Exposed timbers, original stone walls and an open fireplace with a wood burning stove on a flagstone hearth give the characterful living room a wonderful, warm ambience, which contrasts with the feel of the beautifully presented, light and airy contemporary kitchen which it opens into. Once separated by a dividing wall, these two rooms now provide one wow space. Says the vendor: Where we once had small, dark rooms, we now have space suitable for 21st Century living. The vendors have recently installed the stunning, modern kitchen, with its comprehensive range of units and wood effect laminate flooring, chosen for practicality. I opted for country-style units to suit the property and planned lots of workspace as I like to cook. We have a big family and when we get together they always come to us. The kitchen has a large central island, incorporating a breakfast bar and the room also has ample space for a separate dining table. The kitchen incorporates integrated appliances and a Range cooker (with LPG gas hob and electric double oven). The kitchen is flooded with natural light, being open plan to a handy utility room which leads straight through to a sun room, with glazed doors to a charming rear courtyard, perfect for dining al fresco. The neatly-presented utility room, with units to match the kitchen, includes space and plumbing for a washing machine and built-in space for an upright fridge/freezer. From the kitchen, there is a doorway to a rear hallway which leads through to a comfortable lounge. Like the living room, this is situated in the oldest part of the house and it is full of character, with an exposed original stone wall featuring an inset fireplace on a raised hearth (not a working fireplace) and a stone-built corner seat. The lounge has a window to the side garden. It is a lovely, comfortable room. It gets the sun first thing in the morning and it very light and warm. Next to the lounge is one of the vendor's favourite rooms a spacious games room with an in-built bar and sliding doors to the rear garden. It's a great family party room and we have had some really fun times in it, including birthdays, Christmases, christenings and even a fancy dress event. Off the rear hallway, there is also a is a fully-tiled downstairs shower room, refitted during the property's recent refurbishment, when the vendors also installed stylish grey traditional column radiators throughout the ground floor. From the rear hallway a pair of glazed doors gives access to the rear courtyard and stairs lead up to the first floor, where there are four bedrooms, including one with an ensuite bathroom and built-in wardrobes and another which also benefits from fitted wardrobes. The master bedroom, which overlooks the front garden, has fitted wardrobes, built-in shelving and a spacious and luxurious en-suite bathroom with a whirlpool bath in one corner and a large walk-in shower in another. Off the landing there is a handy storage cupboard. Back on the ground floor, what was once a double garage has been converted into two further rooms, which could be used as a study and further reception room. The flexible space, accessed through the sun room but also with independent access from the front of the cottage, could alternatively be returned to a garage or converted to provide a ground floor bedroom or annexe accommodation. Outside - From the road, a pair of five bar gates open to an impressive gravelled driveway, which leads up to the front of the cottage and around to the side, where there is ample parking. Either side of the driveway, large level lawns planted with mature trees, including 50-year-old willows, give a parkland feel. Spring bulbs planted along the fence line at the front of the properly are a mass of seasonal colour. At the rear of the cottage, opening from the sun room, is a lovely, sheltered and secluded courtyard area, where pretty climbing plants clamber over a wooden pergola. The courtyard, laid with pavers in a circular pattern, makes a wonderful spot for outdoor entertaining. Past a garden shed in one corner of the courtyard, steps lead up to a vegetable garden, with two raised beds and a greenhouse. The gardens and grounds also include an orchard with a variety of fruit trees. Fairfield enjoys a beautiful level position, extending to approximately 2 acres and also including a stable yard, with wooden stables with three loose boxes, with independent access through a five bar gate directly from the road. Further, substantial buildings, all with business use granted, comprise a brick-built, L-shaped building (which could provide further stabling) and two further single-storey blocks. The house is as versatile as it is beautiful, with this third reception space easily able to adapt to a different function, such as a fifth bedroom. Throughout the house the current owners have spent 10 years creating the perfect balance of old and new and seamless flow between spaces supported by their chosen decor - natural materials such as wood, rattan, leather and stone, soft textures, fresh white walls mixed with gentle shades of grey. This attention to detail continues up the stairs to the first floor via either the original stone steps in the lounge or the more recent oak staircase in the large and spacious central hallway, where you will also find a handy cloakroom. The principal bedroom is an idyllic sanctuary, a double-height space that boasts exposed beams, and light and views cascading in through three windows as a gentle wake-up call every morning before stumbling into the luxury ensuite. There are four bedrooms, two ensuites and a family bathroom on this upper floor and all have been given care and thought when being renovated to produce spaces that can all boast their own character and personality, with the stunning views as a constant at each window. Outside - Step outside into the surrounding 6.5 acres of land that begin with a long and winding driveway off the quiet country lane to the truly private handsome house that nestles into the undulating landscape. From the home's elevated position, the panoramic views are beautiful, cocooning the home in the most stunning of peaceful locations. House Saint Arvans (United Kingdom)

This magnificent, Grade II listed family home sits in private, part-walled gardens in a Conservation Area at the historic heart of the desirable village of St Arvans, at the gateway to the beautiful Wye Valley. St Arvans Court is an attractive and exceptionally well-presented property, which benefits from three elegant reception rooms, a large, recently fitted family kitchen with a charming breakfast/dining area, seven bedrooms, a home office and a gym with a sauna. The historic house is thought to be Jacobean in origin, with an imposing Georgian addition at the front. It is remarkable for its lovely period features, which include a balcony along the full length of the back of the house and a unique circular sitting room at the front. Other classic detailing includes dado rails, cornicing, some original shutters, some pretty cast iron bedroom fireplaces and traditional cast iron radiators. Charming traditional features in the oldest part of the property include an open stone fireplace and exposed beams. The lovely property has been home to the vendors for the past 25 years and in that time they have lovingly refurbished, modernised and maintained it. It's a special house and has made an absolutely perfect family home. It is peaceful and has a real warmth about it. When we first viewed it, the children loved it, particularly the two attic bedrooms, which they claimed as theirs. The vendors were also attracted to the area, which is very popular with families. St. Arvans is a charming village, situated in the Lower Wye Valley, in a designated Area of Outstanding Natural Beauty. Surrounded by beautiful scenery and wildlife, it's a good base for those who enjoy walking, cycling and other outdoor pursuits. It's also a friendly place with a strong sense of community. The Memorial Hall hosts a busy calendar of events and village facilities include a pub, church, day nursery and two playing fields. Only two miles away, in Chepstow, there are schools, further leisure facilities, a range of independent shops, cafes and restaurants, supermarkets and an M&S Foodhall. This lovely ancient market town is the site of Chepstow Castle, reputedly the earliest stone-built Norman stronghold. Chepstow racecourse is within walking distance of St Arvans and there are golf and leisure facilities at nearby St Pierre Golf & Country Club. From the village, it's only three and a half miles to the Severn Bridge and to the motorway network, bringing Bristol, Newport and Cardiff within easy reach. There are regular trains to London from Bristol Parkway and international flights from Bristol and Cardiff airports. Step Inside:- - The house is rendered and painted, with Welsh slate roofs. It has an attractive, symmetrical facade with sash windows with decorative dripmoulds over. There is a grand, central entrance porch with a front door with pretty leaded panes set below a leaded fanlight. The welcoming entrance hallway has tessellated tiled flooring and an attractive ceiling arch. Solid wood doors open from either side of the hallway to the two elegant, high ceilinged reception rooms which both have sash windows (with their original shutters) overlooking the front of the property. One of these rooms is the gorgeous, circular sitting room, which has two large alcoves either side of an attractive fireplace, housing a wood burning stove. The round room is my favourite place in the winter because it is so cosy and tranquil in there. It is a perfect place to cuddle up on the sofa in front of the log burner. Across the hallway, the second reception room, used as a formal dining room, is perfect for dinner parties and Christmas entertaining. In a similar style to the sitting room, at one end of the room there are two large alcoves with decorative plasterwork in a semi-circular wall, framing a feature fireplace. One alcove houses a purpose-built dresser. In the other there is an intriguing, revolving dumb waiter, which connects with the kitchen. I can't say we have ever used it but it is an unusual feature to have! The kitchen/breakfast room is in the original Jacobean part of the house, at the back of the property, where lower, beamed ceilings lend the rooms traditional character and charm. The stylish, recently refitted kitchen features a range of contemporary, pebble grey units, quartz worksurfaces, splashbacks and upstands, Mandarin Stone porcelain floor tiles and a traditional Belfast sink. The well-planned kitchen includes a large island, plenty of cupboard and drawer space, a comprehensive range of inbuilt appliances and a large larder cupboard. There is a two-oven, oil-fired Aga as well as a separate cooker and hob. A door from the kitchen opens to a side porch which leads to a patio at the side of the house, used for outdoor dining and entertaining. The kitchen leads through to a large breakfast/dining area with three exposed ceiling beams and an impressive stone fireplace, with an oak beam over, housing a huge wood burning stove on a flagstone hearth. With the Aga at one end and the big log burner at the other, this room is really warm and cosy. From the breakfast/dining area, there is a door to the back garden and to one side of the fireplace, five steps lead up to a fitted utility room, with a Belfast sink, space and plumbing for a washing machine and space for a tumble dryer. This room is in a modern, single storey extension at the side of the house, which could be converted into an annexe if required. A door from the utility room leads through to a study/home office with a large window overlooking the garden as well as a door to the outside. I chose this as my home office because it is quiet and away from the main house and it was an ideal place to work from home, without being disturbed. Beyond the study is a home gym with a sauna, whilst in this extension there is also an integrated single garage, with a courtesy door into the utility room. The downstairs accommodation is completed by a WC situated off the porch to the side of the kitchen. From the entrance hallway a Georgian staircase with turned spindles and a mahogany handrail leads up to a first-floor family living room, which has two sets of French doors to the balcony running along the back of the house. On warm evenings, it is lovely to throw them open to the balcony it brings the outside in. The room has traditional oak flooring and a fireplace with a decorative wood surround housing a wood burning stove. There are also three bedrooms on this floor, including the principal suite, a light and airy space with two sash windows to the front of the property and an arched window to the side. There's a dressing area and a modern ensuite with a contemporary free-standing bath and a steam shower. Also overlooking the front of the house is a double guest bedroom which features a charming cast iron fireplace. At the back of the house, with French doors to the balcony, there is a further double bedroom which has a door to the Jack and Jill family bathroom, also accessible from the hallway. Stairs lead up to a second floor, where, on a half landing, there is a door to a two-bedroom, self-contained apartment, which has its own private access up a metal staircase from the outside. Ideal as separate space for grandparents or grown-up children, the vendors have mainly used it as part of their main accommodation. It was useful having two kitchens when the children were teenagers and entertaining their friends. The stairs lead on up to the two delightful double bedrooms in the attic, both with the A-frame exposed. These are the rooms the children fell in love with. One room has a charming curved window and a door to ample hanging and storage space in the eaves. The other has a porthole window. The rooms share a modern bathroom. Running underneath the front of the house, accessed from the garden or from steps down from the breakfast area, here is a barrel-roofed cellar with a flagstone floor, used for storage. Outside - The house stands in gardens of 0.80 acres, enclosed by an old stone wall on three sides and a tall hedge on the other, providing privacy. One of the beauties of the house is that it is in the village, with houses all around, but it is private and quite quiet. The property is accessed through a pair of wooden gates set in the stone wall. A driveway leads to ample parking in front of the property and then on round to the single garage at the side of the house. There is a mature Wellingtonia at the front of the house and a recently planted rare deciduous Sequoia. There is a large area of lawn at the back of the house and a sheltered patio to one side, perfect for summer barbeques and for a hot tub. An arbour half way up the garden is a lovely place to enjoy the last of the sun. A lavender bed borders a flagstone area under the balcony. An area of garden at the side of the property has been fenced off and contains a raised vegetable bed. It's a perfect-sized garden, completely safe for the dogs. When the children were growing up, the house was always full of their friends. It was fantastic for parties and the garden was a magnet for them all. House Dinas Powys (United Kingdom)

Fine & Country Cardiff are pleased to present to the market this charming six-bedroom cottage located in the highly sought after village of Dinas Powys. Old Mill Farmhouse is a beautiful character cottage that dates back to the 1400s, retaining many original features such as Inglenook fire place, bread oven and exposed beams. The property has been lovingly restored over the years by its current owners, who have enjoyed the property as their family home for many years, read their comments below: Seller Insight: - When we first saw Old Mill Farmhouse it struck us as an ideal oasis. It is completely private and secluded, yet it is in the heart of the village, close to the village square, with the ruins of a Norman castle just at the top of the garden. No-one quite knew the house was there and we later found out that when it went on the market, there were two open days when almost the whole village went to view it out of curiosity! We believe it is one of the oldest houses in Dinas Powys, built as a farmhouse to the mill next door in 1460 and mentioned in a will in 1533. We think it was extended in the 1830s and when we came across it, it had the appearance of a typical country cottage. We bought it in 1987, inheriting with it a cat, Tudor, who didn't want to move away. Then the work really started. It was unlived in, very ramshackle and with an overgrown garden. We set about the renovations one room at a time and really put heart and soul into the house. Because of its history, the house has some lovely features. Some of our favourites are the beamed ceiling in the dining room and the exposed natural stone fireplaces. We love the downstairs lounge where there's an original inglenook fireplace with a bread oven to one side and a little salt drying shelf the other. The alcove beside the fireplace had a curved wall from the original 15th century staircase leading to the upstairs. In the oldest part of the house, the walls are at least two feet thick, so in the summer, it is beautifully cool but in winter the walls provide great insulation and, with the log burner going, it is very cosy. Recently we took up the carpets in the downstairs lounge, hall and dining room and revealed the old flooring quarry tiles, boarding and some really ancient tiles, which could be original to the property. In 1999 we commenced an extension, using a local architect and local builders. We tried to make it in keeping with the theme of a Welsh longhouse so we built into the bank and carried on the line of the roof. It has given us so much extra space and light and a second staircase which has improved the flow of the house. We had a great Millennium party there, before the oak floor was fitted. We left the tinsel and confetti with the date 2000 on it under the flooring and there is a time capsule buried in one of the walls. The new, top lounge is perfect for us all to gather together as a family. It is a really lovely, sunny, bright and airy room with recently replaced bifold doors out to the patio. It's a lovely house for entertaining, which we used to do fairly often for birthdays and anniversaries, with 40 to 50 people in attendance. It was ideal, with the big new lounge upstairs and the other, cosier rooms. It was great for kids' and adults' parties there was always plenty of space. The garden is pretty special. It is a country-style garden, very secluded, with well-established trees and shrubs, mature apple and cherry trees and lots of fruit bushes. We even once had a vegetable patch. The different levels make it interesting and we have our own patch of woodland which is carpeted with daffodils, wild garlic and bluebells, depending on the season. It feels as if you are in the middle of the countryside. At the top of the garden there is room for a lovely summer house or home office, although there are enough rooms in the house to provide work from home space as well. The house faces south and in fine weather it is baked in sun most of the day. Quite often when we came home from work we would sit on the top patio by the pond and waterfall and catch the late afternoon and early evening sun. But because of the apple and cherry trees, there is always shade if you need it. * These comments are the personal views of the current owners and are included as an insight into life at the property. House London (United Kingdom)

A four bedroom family home, in the ever popular, Montpelier area of Ealing. The house spans over 1,720 sq ft and comprises two reception rooms, one of which is currently being used as a dining room, with the second, a more formal reception with access to the conservatory; a perfect spot to relax and unwind, with views over the Japanese styled garden. The kitchen, with plenty of storage, integrated appliances and a breakfast bar also provides access to the garden. On the first floor you will find the principal bedroom with en suite bathroom, complete with sunken bath tub, a second bedroom, with access to a balcony and a family bathroom. The second floor comprises two further bedrooms with expansive views over the West London skyline. Additional benefits include a downstairs cloakroom, a cellar, currently being used as storage and off street parking for a couple of cars. Situated in a prime Ealing location on one of the most sought after residential roads and located nearby to many prestigious schools which include Montpelier, St Gregory’s, St Benedict’s, Durston, Harvington, St Augustine’s and Notting Hill and Ealing High. Whilst being close to everything that Ealing has to offer, this location feels far enough away from the busy town centre and is relatively quiet. Ealing Broadway station is approximately 0.9 miles away which currently provides Central and District lines, as well as First Great Western services to Paddington and the West. Moreover, Ealing Broadway is now serviced by the new Elizabeth Line, dramatically reducing journey times across London. Helena Road is also in close proximity of the beautiful open spaces of Montpelier Park and Hanger Hill Park. Here is what the owners have said about the property We've lived here for eighteen years and we first viewed the house because we were attracted by the en-suite bathroom and the extra storage space of a cellar. We also always look for the privacy and quiet of having the sitting room and master bedroom at the back of the house. Then when we came to view it, we fell in love with the conservatory and we knew instantly that we just had to have it. It’s hard to pick our favourite part of the house, because I love the spacious sitting room, and as I have mentioned, the conservatory but my absolute favourite room would have to be the en-suite bathroom, which is quite spacious, and has a separate shower and sunken bath. I love a good bath full of bubbles, with candles around it, and a glass of of bubbly as an indulgent treat at the end of a long day. Other than my en-suite bathroom, we will miss the sunsets. The front of the house faces West and being at the top of a hill, we have a great view of absolutely stunning sunsets - at least once a week. House Lancaster (United Kingdom)

A truly impressive late Victorian gentleman’s former residence that has a commanding presence on one of Lancaster’s primary residential streets. Rich in authentic architectural details, Summerfield packs a mighty punch and offers a lifestyle set against a backdrop of the grandeur and elegance of a bygone age; embracing beautifully proportioned rooms with high ceilings and tall windows, the light filled accommodation offers fabulous space and remarkable scale. Regarded as a local landmark it is often admired by passers by and for good reason too, it has immense kerb appeal with three statuesque floors of living space as well as a floor of cellar rooms offering both already upgraded room and additional scope if more space was required. Perfectly in balance with the size of the house the generous gardens are private and secluded thanks to the varied and well established trees and shrubs. Set back off the road with views over the front garden towards the ever changing vista of the Lancaster Canal there is excellent parking provision and a detached double garage all set within an electric gated entrance. The rear garden isn’t overlooked and is enclosed to make it safe for children and pets. With a large seating terrace, ample level lawn, low upkeep shrubberies and a kitchen garden with orchard, it has open country views towards Lancaster Castle over the unspoilt greenery of the neighbouring Fairfield Nature Reserve. Advantageously positioned Summerfield enjoys a sunny position that illuminates the handsome sandstone elevations. Accommodation offers an entrance vestibule and hallway, sitting and dining rooms, home office/snug, dining kitchen, cloakroom and rear vestibule. Off the first floor landing are three double bedrooms, a bathroom, shower room and laundry room. On the second floor are three further double bedrooms – the perfect children’s floor. The cellars extend under the entire footprint of the house and provide a lower hallway, seventh double bedroom (or a great home office) with ensuite shower room, a games room, walk in shelved pantry and two further traditional and presently unmodernised cellar rooms. Once upon a time the house had a conservatory attached, this was sold off decades ago and has now been replaced with a separate house, its presence in no way affects the privacy of Summerfield. Home is everything and Summerfield has been a much loved one for this family since 2006; now it’s the turn of the next owners to create their own perfect family home, one where future memories will be made. Historical Note Local historians Andrew White and Susan Ashworth visited the property and researched the history on behalf of the owners. They reported that Summerfield appears to be one of the later houses to be built on Aldcliffe Road, the Harrison & Hall map of 1887 doesn’t show a building, but by the Ordnance Survey of 1892 it was complete. In the early years it was occupied by Thomas Green, JP who became an Alderman of Lancaster, his wife, Jane, their niece, and one servant, Annie Dearden. Vendor Insight We already lived in Lancaster and had often admired Summerfield from afar. Our fourth child was on the way, we had outgrown our last house so to us this really was the ultimate, the idea of all of this space, both in the house and garden was absolutely wonderful. The location suited us down to the ground as we can walk into the city centre and as they got older the children could walk to school. It has worked well for our growing family, we have used every single bit of the house and thoroughly enjoyed our time here but with the children off to university and jobs, it’s time for us to downsize, we want to stay local as we love all that the city has to offer. It’s been a super family house, we’ve loved it all and been very happy here. Location Within a Conservation Area, Aldcliffe Road offers the best of both worlds and provides an attractive balance to life, all that the busy and bustling city of Lancaster has to offer is within walking distance and yet returning home there is a sense of peace and tranquility that pervades this smart and very well regarded residential street that overlooks historic Lancaster Canal at the front and Fairfield Nature Reserve at the back. Aldcliffe Road has a lot of admirers and it’s not hard to see why, there are some beautiful houses along here. Lancaster has multi-generational appeal with an established cultural and music scene, bars and restaurants offering cuisines from around the world, an excellent range of high street and independent shops and a comprehensive provision of professional services, two universities (Lancaster and Cumbria) and good healthcare with both private and NHS hospitals in the city. Summerfield is convenient for those working at the universities and is within walking distance for the hospitals and children attending the Grammar Schools or Ripley St Thomas Church of England Academy. Whether you need to travel for business or love to get out and about for pleasure, transport links are to hand with convenient access onto the M6 at either J33 or J34 depending on the direction of your travel and a train station scheduling regular services to Manchester, London Euston and Edinburgh on the main West Coast line. Vendor Insight The location has really worked for us. As a place to live it’s quiet. We really value being able to cross the road, get onto the canal tow path and walk in either direction. We’ve got great access to the station, to the countryside and to the city centre, with easy walking to the doctors’ surgery and hospital. Living here we feel we can experience the best of city life and can easily pop in for shops, the cinema or meals out but when we look out of the windows there’s trees and fields at the back of the house and at the front, the canal. Life on the canal and tow path is fascinating, it’s an ever-changing view with barges slowing passing up, walkers, runners and cyclists… it’s lovely watching the world go by. Step Inside First impressions count and Summerfield has tremendous kerb appeal, three handsome floors of imposing late Victorian architecture, golden sandstone elevations, tall sash windows, an impressive front door and approach. Crossing the threshold and the period details keep revealing themselves and never fail to disappoint. The front vestibule has an original patterned ceramic tiled floor, the rear vestibule has one too, but this is a masterly reproduction specially commissioned to replace the damaged original. The inner front door from the vestibule into the hall has beautiful etched glass panels with floral motifs in the style of the Arts and Crafts Movement, walking through and the hallway is welcoming, amply proportioned and the ceiling height soars (it’s a lofty 3.4 meters on the ground floor). Ahead is the staircase with its substantial mahogany newel post and pitch pine strings, handrails and balusters (the fact that there are three per tread gives an indication of the scale of this impressive staircase). Internal doors are pitch pine with burred panels, the rich golden tones chiming well with the fingerplates with brass floriated cross inserts. Cast your eyes up and you’ll note the ornate moulded plaster cornices, the decorative ceiling roses and in some rooms, picture rails as well. The sitting and dining rooms are at the front of the house, both have low window seats and fireplaces. The dining room fireplace is an original one, carved of pale grey marble, the one in the sitting room isn’t original to the house, but you’d never know as the grey marble surround looks right at home. Both rooms look over the front garden towards the canal and the waterside houses opposite. The third reception room, the snug, is now used as a home office, being on the rear elevation it enjoys views over the back garden and has proved to be a great place to work. There’s a black marble mantelpiece with twin alcove cupboards having unusual top curved detailing. Modern office needs are well catered for with a fitted desk, open shelves and storage cupboards. For an easy life, all three ground floor fireplaces are fitted with gas flame effect fires. The kitchen is also at the back of the house and so, like the office, enjoys the afternoon and evening sun. French doors open to the flagged terrace and provide a lovely flow in the warmer months when the terrace becomes a much-frequented summer sitting and dining area and route to the garden. The kitchen strikes a chord of modernity with a sleek and contemporary Sie Matic kitchen from wellregarded local suppliers Mark Leigh in Lancaster. Extensive storage is provided by the black granite topped cabinets and with a large peninsular unit extending into a breakfast bar having space for stools making a handy spot for one to sit and chat, whilst the other slowly stirs something on the stove. The Miele induction hob and extractor fan are set into an illuminated recess, there’s also a Miele double oven and dishwasher. The tall larder fridge and freezer are both Siemens. There are two doors into the dining room enabling good circulation, the dining room has a most unusual floor, centrally there are pine floorboards but the perimeter is edged with narrow strips of maple. It’s distinctive and very attractive. Like the front vestibule, the rear one has space for coats to be hung as well as boot storage and a handy bench so you can perch as you take outside footwear off. The downstairs cloakroom is here too, fittings are Victorian in style and continue the character of the house. The cellars extend under the entire footprint of the house. Two rooms are in daily use (they are tanked, have central heating radiators and engineered oak flooring) and two rooms are virtually untouched (one has a stone topped central table) and provide storage as well as possible scope for upgrading. There’s an overflow bedroom here, a double room with a window in a light well, fitted double wardrobe and an ensuite shower room. The games room has been an absolute boon for a household with four children, the space has taken various forms over the years as the children have grown and interests have come and gone, but it would also accommodate a gym or hobbies space. The walk-in shelved pantry is a great asset and ideal for drinks and bulky storage. The imposing staircase and light filled stairwell are defining features of Summerfield, deep treads rise gracefully to the first floor via a half landing; it’s worth pausing here to take in the view – you can see Lancaster Castle on the horizon, it’s apparently a vantage point for the annual fireworks display. Off the landing are three double bedrooms, the principal bedroom had exposed pine floorboards and extra tall fitted wardrobes (standard height would have simply looked lost with ceilings this high), matching dressing table and bedside units. The bedrooms are served by a bathroom and separate shower room, both of which are on the first floor and have Victorian style fittings including a roll top tub in the bathroom. A clever touch is the siting of the laundry room on this floor, there’s little sense in taking all of the washing to the ground floor, only to bring it all the way back up once ironed. Here you’ll find a cupboard housing the hot water tank so the room stays aired, plumbing for a washing machine and space for a condenser drier. There’s extra storage units and a handy sink unit should you need to hand wash or soak anything. The pitch pine staircase to the second floor is similar in character and size to the main one, this time with single turned balusters. The second floor is absolutely perfect for children. Up here all the pine floorboards have been stripped and varnished, there are three double bedrooms, this high up you can imagine how fabulous the views are, indeed for the largest bedroom at the front you’re on a level with the tops of the trees in the front garden, it’s like being in a treehouse, there are also four remote control Velux skylights with fitted blinds in this room so it’s exceptionally light too. There’s good ceiling height up here, exposed pine roof trusses add character and there are fitted wardrobes or storage in all rooms. Vendor Insight We’ve found it to be a great house for having friends and family over. Between the sitting and dining rooms and the kitchen we can accommodate quite a number; we tend to host a drinks party at Christmas which is always a lovely occasion, we have a tree in the sitting room window – because of the ceiling height we have a particularly tall tree which is impressive and enjoyable to decorate. Christmas is particularly special here – the space allows us all to be in the same room when we want to be, but also spread out and do our own thing. One occasion that springs to mind was when we had a marquee on the back lawn to celebrate a 50th birthday. We had a bar, hog roast and band, it was great fun, very memorable indeed. As you can imagine with four children, over the years we’ve had dozens of birthday parties, for the summer ones we’ve been lucky to nearly always have good weather and we’ve been able to be out in the garden. As teenagers when the children have had friends over everyone migrates up to the top floor – it’s ideal, we can’t hear them and there’s plenty of floor space for a sleepover. Step Outside Arriving at Summerfield and you drive though imposing stone gate posts, the electric gates glide open and you can pull up either at the front door or drive down the side of the house to the garage, a double with undercroft storage beneath. The drive and parking areas are all laid with beautiful granite blocks, a well-considered and excellent choice, the colour lifts the aesthetic of the surrounds rather than tarmac and unlike gravel, it also means that children may happily ride their scooters and bikes. In the front garden sits a large stone lintel, it used to be above the old range cooker in the kitchen but when the kitchen was redone it was removed and repurposed as a bench, a handy spot to perch with a morning coffee in the sun. At the front the houses opposite are set back behind the canal and their gardens so there’s a greater feeling of space and privacy than in a road where houses face each other directly. Awakening the day, the rooms at the front of the house capture the morning sun, it then moves round to the back of the house and importantly, the main garden. The top terrace by the French windows from the kitchen basks in the last on the sun’s rays – sat out here on a warm summer’s evening with a glass of something chilled, friends or family gathered round, or just the two of you must be a lovely way to round off the day. The back garden is tiered, the main seating area running straight out from the house. Steps lead down to the large level lawn, right behind the garage an area has been designed to accommodate a trampoline, swing set or climbing frame. Beyond the lawn is a fence (to protect what lies beyond from stray footballs and the like), there’s an apple and pear orchard and a kitchen garden with a shed and raised beds separated by gravel and block paved paths. Throughout the garden planting is mainly trees and shrubs which were all carefully chosen to provide screening, increased privacy as well as seasonal interest through structure and colour. Outside there are hot and cold water taps as well as a selection of lights, some of which are on motion sensors as well as uplighters under a number of the trees. Vendor Insight On a warm day we open the French windows in the kitchen and all gravitate outside; it’s like an extra room for us. We set up the barbecue here or simply cook inside and take everything outside, it’s so convenient to just wander back and forth – the terrace gets the last of the sun too which is a bonus. We created the back garden almost from scratch. With four children we needed a big lawn for games and robust shrubs and plants that would withstand ball games. It’s very much a spring garden with daffodils planted in the beds along the edges of the lawn. In the new year there’s a beautiful camellia by the front door, it has red and pink alternating petals; most unusual. We’ve lots of rhododendrons around the garden in pinks and purples, bright reds and a creamy peach which follows the colour scheme in the general planting.
