Castle Lectoure (32)

In the heart of Lomagne, where the hills gently roll beneath the soft light of the South-West, a discreet path winds its way through the fields. At first glance, nothing suggests what awaits at the end of this quiet country road. Then, almost like an apparition, golden stone walls announce the entrance to a truly unique estate. A place steeped in centuries of history, whose earliest foundations date back to the Middle Ages, patiently reshaped over time to acquire its present elegance in the 18th century. Crossing the farm courtyard, one discovers a setting punctuated by agricultural buildings, old barns, and a dovecote still standing watch. Nearby, a renovated caretaker’s house of approximately 100 sqm offers modern comfort, while a vast 145 sqm gym/multi-purpose space reflects a contemporary reinterpretation of the property. Yet it is as one moves further in that the magic truly unfolds. A chestnut tree-lined avenue gently guides the way, acting as a seamless transition between the outside world and a more intimate realm. A porch shelters the entrance to the noble courtyard, carefully guarding the estate’s secrets. Beside it, a tower crowned with a 19th-century wind turbine recalls a time when the property was entirely self-sufficient. Here, the atmosphere shifts entirely. The buildings are arranged in a U-shape, embracing a space that feels almost timeless. A chapel with multicolored stained-glass windows captures the light, scattering it in vibrant hues. Beyond, the eye drifts over rolling countryside, its colors changing with the seasons. A cedar-lined path leads to the woods, inviting quiet walks, while a stone basin and a swimming pool extend this sense of serenity. And at the heart of it all, the château — approximately 1,300 sqm in total, including around 1,000 sqm of living space. Its south-facing façade, characteristic of the 18th century, opens generously to the light, filling the interiors with a constant softness. In contrast, the north façade tells another story: three towers of differing architectural styles, one adorned with gargoyles, stand watch over even older features — mullioned windows, arrow slits, and the remains of the original moats, still filled with water. Every stone seems to carry a memory, every perspective reveals a new surprise. This estate is not merely a property. It is a place of history, character, and emotion — offering a rare canvas for those who can unlock its full potential.

Castle Espas (32)

The Château d'Espas is a remarkable example of a medieval ''Gascon castle'' located near a small village in the Gers department of Armagnac. Its austere, almost military appearance, closely resembling 13th-century defensive architecture, makes it particularly interesting. It is believed to have been founded by the Counts of Armagnac at the end of that century. Built of red brick, it is relatively rare for Gascon castles, where stone usually predominates. Its layout is very compact: a rectangular main building flanked by four square towers. Originally, access was via a high gate, likely accessed by a ladder or removable staircase, typical of defensive medieval fortresses. The castle also has a connection to the d'Artagnan family: it belonged to the de Batz-Castelmore family, the lineage of the famous musketeer. Under Richelieu, it was reportedly partially dismantled, like many feudal strongholds of the period. Despite this, it still retains a remarkably authentic silhouette today. Another interesting fact: it was practically in ruins before being bought in 2000 by a passionate couple who undertook a restoration that was very respectful of the medieval structure. The work preserved the authenticity of the materials and spaces, in a spirit of respect for heritage. Their work was even recognized by the Vieilles Maisons Françaises (French Old Houses Association). The castle has been listed as a Historical Monument since 1979. The castle is spread over three levels, comprising the central building and four square towers. There is a single main entrance on the ground floor, leading to the great hall, which is unfurnished (earthen floor, brick walls). It has remained as it was in the 13th century. The four towers on the ground floor have been converted into living spaces. They serve as: - a bedroom with exterior access - the boiler room - a storage room - a laundry room with a toilet. On the first floor is the living area: a landing with a large entrance closet, the reception room, the living/dining room, a fitted kitchen in the northwest tower, a bedroom with a dressing room and en-suite bathroom in the northeast tower, a second bedroom in the southwest tower, and an office in the southeast tower. The attic is located on the second floor. Near the château is an outbuilding with a lean-to. The garden, covering 5,087 m², surrounds the château and features boxwood and topiary. Renovations have included the installation of underfloor heating in the main rooms on the first floor. The electrical system has been updated, and the sanitation system is up to code. The listed status as a Historic Monument underscores the property's exceptional heritage value and also allows for tax benefits related to the restoration and preservation of heritage sites. Château d'Espas represents a rare opportunity to acquire an iconic historic property in the heart of the Gers region, a place where art de vivre, heritage, and nature intertwine. The site’s natural configuration, both protective and commanding, gives the estate a rare sense of calm, privacy and permanence. Dating back to the late 13th century, first conceived as a fortified rural stronghold and progressively reshaped between the 15th and 17th centuries, the château now presents a remarkable architectural silhouette, distinguished by corbelled watchtowers, terraced levels following the natural relief, and a tower affirming its original defensive purpose. Financial report due to the 80 days of opening per year of this castle-museum. Originally, Magrin Castle was built on an ancient Celtic oppidum, on the highest hill in the area. At an altitude of 330 metres, it offers a magnificent view of the Pyrenees, the Black Mountain and the Grésigne. Castrum under the Romans, it was consolidated under the Visigoths, in their endeavour to found an empire stretching from Orléans to Seville. It took on its present form as a curiously asymmetrical medieval fortress in the 12th and 13th centuries. Land area of approximately 4100 m2.

Castle Montauban (82)

An 18th-century Italian-style chateau with tree-dotted grounds and a swimming pool, 50 minutes from Toulouse. The property extends over 1.5 hectares; its history spans nine centuries. It comprises a chateau consisting of an avant-corps and a prominent wing, an independent building with several vaulted rooms at its base, a terrace overlooking the parklands with a long swimming pool bordered by an annex, the caretaker's cottage of approx. 100 m² and a 1930 theatre. The main entrance is through the east gate. Framed by two high brick pillars topped by terracotta pinecones, the large automated gate opens onto a gravel courtyard providing parking for several vehicles. To the left, a path runs across a generously wooded stretch of garden, winding its way down to the lower part of the grounds. Two stone sphinxes and several terracotta putti adorn the balustrade of the first terrace. In the south-east corner of the terrace stands an independent square 15th-century lodge, parts of which are listed. Several doors to the right of the entrance provide direct access from the courtyard to the main section of the chateau. To the west of the property, a more discreet gate leads to the other part of the grounds. To the right, the elongated swimming pool is bordered by an annexe building with brick and pebble walls, a technique traditionally used in the region. A terrace hidden from view stretches out from this building. The driveway leads to a large terrace with a terracotta tile floor offering a panoramic view over the wooded valley.

Castle La Romieu (32)

If you are looking for a ‘statement’ property and love large light-filled rooms and endless views, this is the perfect place for you. This property is impressive in every way; the pristine stone façade on all sides, the spacious well-proportioned courtyard, the natural spring bubbling up from the rocks beneath the orangery, the views, the large light-filled rooms. Even the swimming pool has a private park of over 1,500 m²! There are two entrances to the property; from the front of the house, we can pass through an electric gate and drive up the approximately 500 metre tree-lined drive, catching glimpses of the chateau as we progress. For the day-to-day school or shopping runs, there is another semi-private road that arrives at the back gates, which are framed by an ancient stone archway. Once past the gates, there is ample parking in the courtyard. Here, we can access the main house through the front door, or a side door that leads to the kitchen. We enter the front door from the enclosed courtyard, into a wide hall that runs along the back of the house, leaving all the reception rooms to face the front. The front hall leads to a good-sized study with double doors leading outside. From here, we can access all the reception rooms ‘en enfilade’. This room would make an ideal library. Here too, we can access the large terrace that runs the length of the front of the house, offering panoramic views of the château park and the valley. This is the ideal spot to sit and sip an aperitif in the evening and watch the birds swooping across the sky above the rolling hills. On the right of the study is the dining room, with double aspect windows, a fireplace, and parquet flooring. Off the dining room is a good-sized kitchen with a large open fireplace, access to the courtyard and a small pantry. This is the main kitchen, as it is close to the dining room, but for serious cooks there is a second, much larger kitchen on the other side of the house, which we will come to later. There are two main salons, both with stunning views, parquet floors and fireplaces. These are lovely spaces to sit and relax; one of them could be a good games & TV room and the other one could be used for receiving guests, or just to read a good book curled up on a comfortable sofa. At the far end of the house, we come to the 53 m² bar/party room. This room has attractive wooden floors and doors leading to the terrace, and is the ideal spot for a big family reunion, a children’s party or a disco themed fête on a summer evening. There is already a large wooden bar with a sink and room for a half-sized fridge – and plenty of space to keep drinks and glasses. It even has his & hers WCs! A room behind the bar could be used as a billiard room or even a very large mudroom – as it opens on to a side terrace on the pool side of the house. Beyond this room is another guest WC, a door that leads to the cellars, and at the far end, an enormous (56 m²) second kitchen with fireplace and 4 sets of doors leading outside. First floor Having toured the ground floor in a wide circle, we come back to the main hallway where a well-proportioned wooden staircase leads to the first floor. The first floor is in symmetry with the ground floor. A wide landing runs the length of the house and there are windows overlooking the courtyard. All but one of the bedrooms faces the view, and all have large windows to catch the light. On the left, once you go up the stairs, is the largest of six bedrooms, all with private bath or shower rooms. This first bedroom has a large bathroom with a traditional free-standing bathtub and a separate shower. The sink, bidet and WC all have a pretty flower pattern on them, and there is a window. The bedroom measures over 55 m², and has two large windows and carpeted floors. It has a half-wall that could form a separate dressing room, but this would be a quick job to tear down and restore the original proportions. The floor here is carpeted. Opposite this room a locked door leads to an unfinished room that can then connect to the first floor of the outbuildings. All this could be finished to provide more living space, but so far, the present owner has not felt the need to expand. As we walk down the corridor, there are two further en suite bedrooms, both facing the garden and the stunning views. Both have big closets and parquet flooring. Further along the hallway, the fourth bedroom is smaller than the others, and the bathroom needs some work. It is also the only bedroom that does not face the front of the property. The floor here is carpeted. Bedroom five is spacious and has a good-sized shower room. The floors are parquet and there are two windows. Bedroom six is bigger (30 m²) and has a marble fireplace and parquet flooring. It also has two windows facing the wonderful views and a large bathroom with both a shower and a bathtub. A door in the back hall opens to reveal a staircase leading down to the extensive cellars built into the rock. Here we find the oil-fired furnace that heats the house. There is a long room with a vaulted ceiling that could make an impressive wine cellar, a large storage room and another long room with doors to the garden, followed by two smaller spaces. There is so much space here, and as there are several large doors opening to the garden, this part of the house could be used for a variety of things, including garden equipment storage, a wine cellar or tasting room, a winter greenhouse…there are many possibilities. The grounds here form the perfect setting for the house itself. There are stone terraces on all sides, and a natural spring feeds the large ornamental fishpond in front of the house. This spring is one of the unusual elements in the property. It is accessed by an open-air stone staircase that goes down into a cave where a basin has been carved out of the rock. Water bubbles out of a corner of the rock all year round, we are told, and feeds the ornamental pond in the grounds. This is a magical space and it is easy to imagine that generations of chateau dwellers have come down here to cool off in the summer heat or just to look at the bubbling water and be soothed by its music. There is also a large wooded area on one side of the property and a number of beautiful mature trees in the park area. Behind the main building, through the archway below the tower, there is a grassy area and a side terrace. Here is where the main driveway comes up to the house, and here is the gate to the separate garden which contains the swimming pool. There are lovely views here too, and the area is very peaceful. The large pool offers two separate areas; one to play water polo or just relax, and another part to swim laps. There is a Mediterranean-style pool house with an enclosed patio and a built-in BBQ, and inside the house is a small kitchen area, room for a fridge, a WC and a shower. So, you can spend the day by the pool and still have cold drinks, snacks and even lunch without going back to the house! The property is built in a U-shape, so that all one side comprises the chateau, and it is attached to the outbuildings via a large back kitchen with a room to renovate above, followed by a charming tower with an arched passageway leading to the back terraces, the main driveway, and the pool area. On the other side of the U is an estimated 200 m² building comprising a series of large rooms, several with vaulted stone ceilings, and a space above with windows. On the courtyard opposite the kitchen, there is also a separate 50 m² stone building that currently serves as a rather magnificent laundry room. Attached to it is an enclosed area of about 50 m² that has served in the past as an orangery. There is a small guardian’s cottage to renovate completely which is attached to the outbuildings and accessible both from the barns and from a door on the other side of the back entry gates. This property could make an amazing family home, which in fact it has been in recent years. It could also lend itself to any one of a number of projects, from a luxury B&B to an art or yoga retreat. It is big, but on a human scale, and the rooms don’t overwhelm; rather they invite you in. It is an ideal house for entertaining, and will appeal to a wide variety of clientele. We fell in love with the wonderful views and the elegance of the park with its beautifully proportioned ornamental pond reflecting the façade of the house. The sense of light and space in both the reception rooms and the large bedrooms is just magical, and we were itching to offer suggestions on how to decorate and furnish this property to bring out the best in it. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Castle Montréal (32)

This sumptuous château is found in the heart of Gascony, in the rich and diverse Armagnac region, at an equal distance between Bordeaux and Toulouse (1h45). On the home lands of d ’Artagnan, the estate sits in an elevated position with far-reaching views across the valley. Surrounded by fields bursting with an ever-changing tapestry of colour in the summer months, from the vibrant yellows of the sunflowers, to the neat rows of green vines, the property is situated just a few minutes distance from the picturesque village of Montréal (one of our favourite villages in the Gers) and just a ten minute drive to the larger town of Condom, with its many shops and restaurants. This region is one of the most highly sought-after in Gascony, with visitors driving out here from Lectoure and Condom, Bordeau or Toulouse throughout the year. This is an area world-famous for its music festivals (Condom and its traditional Bandas festival, or Marciac for its renowned jazz festival in the world). Long hot summer evenings are brought to life by colourful night-markets, and many other events throughout the year which ensure that this is a lively area in which to live throughout the winter months as well as the lovely long hot summers. The château is located on the edge of a small hamlet, and sits in private parkland. On arrival, we follow the beautiful stone walls of the gardens, the original ramparts of the château which border the property and can be seen from afar. A traditional wrought- iron gate between two stone pillars marks the entrance. From here onwards, as we enter through the gate, one has an immediate sense of magic as we enter the grounds. A private alley cuts through a line of elegant trees. We pass the guardian’s house, and two cottages, reaching a private driveway at the top where we catch our first glimpse of the Chateau. To the side and the rear of the Château a vast 12ha stretch of land flanks the estate. The parkland itself is filled with a rich variety of mature trees. To each side the fields and pasture is currently tended to by a local farmer. Visible even from up above at the Château one can clearly see a young vineyard, below, planted by the current owners. On an architectural note… The château dates back to the second half of the 19th century, and was once home to a religious order set up by the Pères Prémontrés. The property is built in the shape of an “L” with beautiful golden coloured stone walls and Parisan style persiennes shutters painted in muted tones of elegant grey. Sunshine dapples the walls from the south, the east and the west. There are roses and many varieties of shrubs everywhere you look. The property comprises two main wings, linked on the ground floor, the basement and the first floor. The main house has been lovingly restored by its current owner who is an interior designer. The renovated wing is the southern wing blessed by a beautiful flow of light from the south, north and west it bathes the rooms with natural light throughout the day from its tall windows. The property has undergone a tremendous programme of works supervised by an architect an expert in historical buildings, but as we shall see in more detail later, this property has the advantage of comprising a second as yet non-restored wing : the western wing. The additional Western wing, restored this year, would lend itself perfectly to parties (a large party room), weddings, or summer lettings. The Southern Wing The entrance A small flight of stone stairs on the northern side separates a courtyard from the majestic entrance, with its turning staircase and doorway onto a beautiful courtyard on the southern side. This south-facing courtyard is graced with a burst of pink blossom from its trees in spring. A long hallway on the northern side leads to the kitchen, a drawing-room and a laundry-room. On the other side there is a second reception room and the guest cloakroom and WC. The ceilings are high and the floors lain with stone tiles. The elegant, sculpted cast-iron radiators throw out additional heat, in addition to the under-floor heating in the entrance hall. The lighting system at the château is particularly well designed, and the property is a delight to visit in the evenings, when on arrival the lights twinkle as they might from The Great Gatsby’s home. The perfect backdrop for a summer party. Reception Room 1 : As with every room in the château the ceilings are high and the tall windows allow one a sweeping view over the valley and across the Gascon countryside. A stone fireplace and double doors divide the first reception room from the kitchen, both rooms are lain with the same stone floor tiles. Reception Room 2 : With a warm and inviting interior this room is a perfect evening room and has the same lovely views, and also a stone fireplace. Cloakroom & Guest WC At the far end of the entrance hall, discreetly positioned behind a carefully designed cloakroom wall we find the spacious guest lavatory and washbasin. The kitchen, Rear kitchen, Laundry-Room It would be more apt to say that the kitchen is yet another grand reception room. Warm and inviting, majestic in size with a long table to welcome guests or for breakfast with views across the valley, this kitchen is the heart of the property and spacious enough to host a large gathering. French doors open on the garden on the western side, where guests can dine under the plane trees and look over the fabulous stone ramparts and balustrades to the stunning views across the valley. Guests are provided with a backdrop view of the medieval ruins of the original château, and the pigeonnier or dovecote. A grand central island with spacious work surface place for big bowls of food prepared on the AGA. The rear kitchen/ scullery is also directly accessible from the garden and the main kitchen and is equipped with a traditional oven. This is an ideal space to be used by caterers serving food in the garden or interior. In the hallway on the other side of the kitchen a door with a beautiful sculptured wooden surround opens onto the laundry room. The First Floor : Bedrooms Opposite the courtyard entrance an impressive stone staircase turns upwards to the first floor, leading to a spacious landing and a second long hallway that runs above the ground floor hallway. All the bedrooms have parquet flooring. At the top of the landing to the right, two bedroom with ensuite shoer rooms and fitted wardrobes with decorative doors from old French armoirs. To the left of the landing there is a third ensuite bathroom with views to the south, and a long hallway leading to a vast parental suite which is one of the most spacious bedrooms and bathrooms we have yet to see in Gascony. The master bedroom suite comprises a vast bedroom with five tall windows, a double dressing room and a bathroom with a double sink, shower and oval bathtub. The Western Wing At the far end of the downstairs entrance hall, close to the entrance to the kitchen, a set of double doors opens onto the western wing comprising two floors with around 400m2 space for further development with planning permission. The Western wing comprises a hallway leading to a staircase to the first floor. On the ground floor there is a large reception room with grand openings to the park, and with views of the Medieval ruin. The family has hosted weddings at the property and this is a perfect room in which to dance and party, opening onto the park, the lovely views of the ramparts, the medieval chateau, and the folly at the end of the garden. xxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxxx The information relating to the property, including but not limited to its surface area, condition, features and technical equipment (including, without limitation: heating systems, electrical installations, plumbing, drainage, swimming pool, security systems, and any other equipment), is provided for information purposes only, based on the elements and statements supplied by the seller. Listed castle Lauzerte (82)

With a commanding view of the valley, this 13th-century medieval castle covers approximately 600 m² and is partially listed as a historic monument. It was remodelled in the 16th and 17th centuries. A courtyard enclosed by two semi-circular arched gateways connects the castle and the outbuildings of approximately 200m², as well as a flat-ended chapel near the castle to the west. Built on rocks, the castle is distinguished by its superimposed terraces and corbelled watchtowers; a square tower armed with arrow slits has been added to the north corner of the castle. A beautiful spiral staircase with wooden steps distributes the interior of the castle over three levels and an attic comprising 14 rooms, including six bedrooms, a loggia and a kitchen, then two bedrooms and a bathroom upstairs, the attics, as well as a guard room and cellars on the ground floor.
