Within the grounds are a renaissance gatehouse built in the 1560's, a romantic Italian style orangery, and a very impressive watch-tower built for the guards use in the 14th century. Castle Perigueux (24)

Ref. 4278 : Magnificient 15th & 18th c. listed castle, for sale, in Dordogne This magnificent chateau dates back to the 14th century and is located in the Dordogne, between Brive and Périgueux. Nestling on a hillside overlooking the River Auvézère, it enjoys a beautiful, peaceful setting. The property spans more than 29 acres of parklands and gardens, woods, a pond and numerous buildings (caretaker's cottage, barn, stables and henhouse ....). Originally, this area probably housed a fortified house, built to watch over and protect the ford crossings between the Limousin and Périgord regions. At the end of the Hundred Years' War (1337-1453), this fortification lost its raison d'être. In 1521, Pascal Dolce, a native of Béarn, set up a forge along the Auvézère, near the now obsolete fortifications. Under the management of his successor, Noël Souvelin, the forge prospered. Souvelin probably obtained the concession for the old, abandoned fortification and undertook extensive work to transform it into a residence. His daughter Marguerite married François Pasquet, a merchant from Excideuil, in 1539. The Pasquet family then took charge of the castle and forge for several generations. Jean Pasquet, their eldest son, served Kings Henry III and Henry IV as a knight. His imprint is visible throughout the castle and garden, whether through his motto ('Spes mea deus') or his representation as the 'Knight with the white feather'. In 1656, following a marriage, the castle and forge came under the ownership of the de Lubersac family. During the French Revolution, the château was abandoned and became national property. It wasn't until 1819 that Louis Combescot, ancestor of the current owner and master blacksmith at the Bord ponds, bought the forge and the château, both of which were in an advanced state of disrepair. He and his descendants set about clearing away the irreparable ruins resulting from decades of neglect. The family moved into the château, and the forge remained in operation for over a century, until the last iron was poured from the blast furnace in 1930. In its current structure, the château comprises a central main building, set between two round towers, and a wing set at right angles to this building. The large courtyard and the parkland that extends from it are bounded to the west by the buildings used as outbuildings. The west facade of the main building features mullioned windows on both floors and two dormer windows opening into the attic; these dormer windows are topped by pediments with solid tympanums. The angled south-facing building dates from the 17th and 18th centuries but was rebuilt on earlier foundations. Behind this wing, a square pavilion was added in the 19th century, blending in with the rest of the building. On the east facade, overlooking the river and the forge, the two towers of unequal diameter were probably originally linked by a curtain wall. As on the west facade, the main building between them features mullioned windows and dormer windows with ornate pediments. The architectural load of the junction between the north tower and the main building is supported by a horn, in the hollow of which is nestled a sculpture representing the tortured face of a figure wearing a draped headdress. The Renaissance gateway, which has been rebuilt in the grounds, symbolises the Italianate style of the late 16th century with its many sculptures. A cartouche in the centre of the entablature bears the castle's motto 'SPES MEA DEUS'. The château has been listed as a Historic Monument since 1979, and is closely linked to the forge, whose origins probably date back to the end of the Hundred Years' War. It was built between the 14th and 16th centuries and comprises a main building flanked by two cylindrical towers. On the façade of the main building, a beautiful Renaissance door framed by two columns supporting a triangular pediment opens onto a straight barrel-vaulted staircase. The current owners' dwelling is set at right-angles to the house and faces north/south over three floors. Built on an earthwork and cellar for the towers, the castle spans approx. 640 sqm of living space and comprises : For the east/west-facing wing: Ground floor with 4 m high ceilings: -An entrance hall and a vast lounge with exposed beams and monumental stone fireplace, parquet flooring. -A study in the tower giving access to the château's dungeons. An adobe corridor leading to a beautiful stone staircase and a toilet. Fully renovated kitchen. A dining room in the second tower, with large windows. First floor: -A corridor leading to a toilet and a shower room, -6 bedrooms, one with exposed beams and carved stars. Second floor: Convertible attic with a magnificent roof frame. For the north/south-facing wing: Ground floor: -Entrance hall, kitchen, sitting room. First floor: -Hallway communicating with the east wing and leading to a vestibule. 4 bedrooms. Study. Shower room. Second floor : convertible attic. The various outbuildings, such as the stable, the barn, the henhouse and the pigsty, form a courtyard that is divided up as follows: -A caretaker's cottage of approx. 150 sqm, built as an extension to the barn (185 sqm) and situated at the entrance to the property. It has an attractive roof frame and a slate roof. -An old pigsty and henhouse in need of some work. -A long building comprising two barns measuring 185 sqm and 300 sqm, currently used for storage, but which could be used for receptions such as weddings, exhibitions, etc. A study has been carried out for this purpose. -A swimming pool area with a pool house, kitchen and equipment room. The swimming pool, measuring 4x8m, was built in 2018 and equipped with a chlorine filtration system and automatic cover. The property is surrounded by more than 29.65 acres, as follows: -4.20 acres of parkland planted with a variety of trees, including magnolias, walnut and hornbeam. It is enclosed by walls and accessible via two entrances. -Outside the walls, the owners benefit from a pretty pond with a registered surface area of 3,880 sqm, fed by a spring. -To complete the surface area of the land and woods, they are located around the château, providing a comfortable private space. The château was listed as Historic Monument by decree on December, 28th 1979 : Façades and roofs of the château as well as the gate in the park and the forge complex (cadx AC 63, 65, 67) The chateau is listed on the Inventaire supplémentaire des Monuments Historiques : Interiors of the château itself: facades and roofs of the farmhouse and outbuildings (cadx AC 62, 63): listed by order of August, 29th 1984 This property is registred on the additionnal inventory of historic monuments (allowing fiscal tax cuts if you pay taxes in France). Castle Nimes (30)

EXCLUSIVITY PONCET & PONCET CHRISTIE'S INTERNATIONAL REAL ESTATE. It shines like a jewel in a green, lush environment. Just a few minutes from downtown Nîmes, the chateau can be seen through the century-old trees of its nearly two-hectare (4.9 acres) park. Although its origins date back to the 18th century, the building was something of a well-kept secret until the current owners undertook a major, state-of-the-art restoration. Access to the chateau is via a driveway lined with lavender and olive trees. A Madonna greets us in front of the imposing wrought-iron gate. A large courtyard precedes the chateau's pink façade, a nod to a 1950s fantasy that blends so well with the vegetation, and is reminiscent of certain Venetian-style palazzi such as the Villa Ephrussi de Rothschild. The imposing door opens onto a sumptuous entrance hall (829 sq ft, over 32 feet high ceilings), where the omnipresent stone is enhanced by the soft ochre tones covering the walls. The monumental double staircase, reminiscent of the ballrooms in the fairy tales of our childhood, draws our gaze upwards. Crystal chandeliers on either side perfect a comforting symmetry. You'll be moved by the 12th-century chapel (646 sq ft, 33 feet high), nestled in the heart of the chateau, which can be seen halfway up, framed by the two staircases. Access to the chapel is exclusively from inside the chateau, further emphasizing its rare and privileged character. Designed in Gothic style, it is adorned with colorful frescoes, a starry sky and magnificent stained-glass windows - signed by master glazier Dideron - creating colorful ripples of light right down to the staircase steps. Like a comforting, protective presence, the chapel seems to emit a warm aura over the entire building. The living areas are cleverly positioned on the first floor. On one side, two adjoining rooms with large volumes and keystone ceilings, highlighted by central moldings and arches. The first, with its terracotta floor and period fireplace, is currently used as a living room. The second, with its terrazzo floor, is a media room. We cross the sumptuous entrance hall to reach the opposite wing of the chateau and its kitchen-dining room. Here, the proportions are still very generous, but the style is more sober and organic, with smooth curves that give pride of place to the garden, which can be seen through the multiple openings. This room can easily accommodate a table for more than twenty people. A scullery and laundry room follow. The glass door opens onto a spacious terrace, offering a privileged view of the garden. A bucolic setting with luxuriant vegetation: century-old trees, palm trees, banana trees and Mediterranean species rub shoulders around the pool to create a peaceful oasis, often enhanced by birdsong. A garden sublimated by the seasons, with a panoply of scents in spring, refreshing shadows in summer, and the beauty of the ginkgo's golden shields in autumn. A climb up the central double staircase leads to the chateau's second floor, with its vast landing illuminated by three large windows, which can be used as a reception area, and serves two wings. On one side, the bridal suite features soaring ceilings and a period fireplace. In the bathroom, the ultra-modern bathtub and shower enhance the original details, such as the wooden French ceilings and stone floor, with a play of juxtapositions. A large dressing room and toilet are cleverly tucked away. The opposite wing has four bedrooms - two of which are on mezzanine - and two bathrooms. Double-height ceilings, plunging views over the park, stone and hardwood floors and imposing beams add to the charm of the space. A few surprises too, including a staircase running along a stained-glass window, illustrating how exceptional features are embedded into the daily lives of the chateau's inhabitants. Two more sections await us. In the entrance hall, a door to the left of the grand staircase gives access to a completely independent bedroom and bathroom. A few steps also give access to the chateau's cellars. A spiral staircase leads to the top floor, the only unrenovated part of the building. With a surface area of around 275 square meters (2,960 square feet), it currently comprises two bedrooms, two bathrooms, two kitchens and a very large reception room. The possibilities are endless for shaping this floor to your needs. A key feature of the chateau, which spans some 1,225 m2 (13,186 square feet), is its luminosity. Every room is bathed in natural light, further underlining the care taken at every stage of the restoration. Other features of this exceptional site include an equestrian track, a noria and a borehole (guaranteeing a water supply at no extra cost), a paved area in the bamboo grove, an outdoor shelter, a pond... In a region renowned for its gentle way of life or douceur de vivre, just ten minutes from the Roman city of Nîmes, the chateau enjoys a privileged location. Close to airports, highways and a TGV train station, the estate is within easy reach. These are definite assets for your project, whether it's a primary or secondary residence, a restaurant, a place to host, or a combination of these. The Gard department, and more broadly the Occitanie region, offer an exceptional environment and a variety of points of interest: Nîmes, Arles, Uzès, Avignon, Montpellier, the beaches bordering the Mediterranean Sea, not forgetting the villages of neighboring Provence and the Alps, easily accessible in three hours. A region passionate about its terroir, its wines and its gastronomy, with a good number of Michelin-starred restaurants. Like a restored painting by a great master. No doubt you too will be touched by this exceptional place. Further cultural and historical references available on request. Contact: Emilie Crouzet +33(0)6 95 74 22 06

Castle Uzès (30)

This 18th-century residence is ideally situated on the rolling plains of the Eure valley, just 5 minutes from the center of Uzès and the much loved Place aux Herbes. The immediate setting, a private wooded park of over one hectare (2.47 acres), offers a sense of intimacy, yet close proximity to the city. The château, the centerpiece of the complex, has played host to major events in support of France and its Allies during the Second World War. Two outbuildings complete the ensemble: an old orangery that has been completely refurbished, and an old barn used for farming. The château is divided into three levels, with several apartments. The first floor comprises a 73m2 (786 sq ft) apartment with two bedrooms, a magnificent vaulted room opening onto the inner courtyard, cellars, a toilet and storage space. The second floor comprises a two-beds, a one-bed, and two studios. A 4-bedroom apartment extends over the second floor, renovated and bright, it has its own private entrance. In the former barn, upstairs is an apartment with 83m2 (894 sq ft) of living space plus a pleasant 49m2 (527 sq ft) terrace. Below the apartment, a non-renovated room offers spacious volumes. Next door is a one-bedroom apartment. The south-east-facing former orangery, with a breathtaking view over the park, is a house in its own right with approx. 214m2 (2304 sq ft) of living space. Where orange trees once drew their strength from the sun's rays, a magnificent 50m2 (538 sq ft) living room is a space that makes you want to linger. A sumptuous row of windows and high ceilings enhanced by exposed beams lend the space a magical aura. A cosy living room with fireplace follows, then a bedroom with bathroom and toilet. On the other side, a large kitchen with a storeroom. The wooden staircase leads up to the open-plan mezzanine floor, offering new views of the living room. The second floor comprises 3 bedrooms, 2 bathrooms and 2 powder rooms. Other varied spaces complete the picture: 4 closed garages, 3 open garages, 1 bathroom, 1 storeroom, cellars. The total surface area of the various buildings is around 1327m2 (14,284 sq ft). The orangery, as well as a section of the castle benefit from the optic fiber for their internet connection. It is conceivable that the future purchaser will make the orangery his or her main residence, while collecting income from the rental of the other spaces, which are very attractive due to their proximity to Uzès. Castle Uzès (30)

Situated in the heart of a charming village between Uzès and Nîmes, with easy access to the region's main attractions, stands this majestic château, a witness to history since its creation in the 13th century. The ancient moat, battlements and watchtowers evoke its past as a defensive edifice, while in the 17th century it was enlarged to welcome visits from illustrious personalities such as Louis XIII and Richelieu, in preparation for the Peace of Alais. The latest major alterations date from the 20th century, preserving this regional and French landmark through the ages, listed as a historic monument. The château, with a living area of around 1,000 m2 (10,765 sq ft), faces south and extends over 7,800 m2 (83,960 sq ft) of parkland. Several distinct areas blend harmoniously together: on the château side, alleys lined with plane trees; on the other, unspoilt, organic garrigue-like countryside with holm oaks, separated by an impeccably tended garden complete with a swimming pool and a maze. The château extends over three levels, organized around a monumental staircase illuminated by magnificent mullioned windows. A rounded tower adds character to the architecture on the south-east side. On the first floor, the entrance hall offers a glimpse of the majestic central staircase. Every room on this level has access to the garden, offering a wealth of possibilities. A first vaulted kitchen opens onto an outdoor space ideal for al fresco dining. A large bedroom adorned with vaulted ceilings, moldings and cement tiles seduces with its charm. A second bedroom is nestled in the tower. A room currently used as an artist's studio could be converted into a bedroom. A final bedroom, with bathroom, could be used as an independent apartment. The wine cellar is also on this level. The ascent to the second floor invites contemplation, with its light-filled windows offering a breathtaking view of the park. A gallery, perfectly suited to displaying works of art, leads to one of the key rooms of the house: the dining room, with its 3.30 m (10.8 ft) high vaulted ceiling, designed to support the grain which, in the old days, was stored on the upper floor. A large, bright kitchen adjoins this room. Four bedrooms are also located on this level, as well as a game/cinema room.Opposite the dining room is a spacious living room of over 50 m2 (540 sq ft), with a high coffered wooden ceiling and a fireplace adorned with a carved wooden overmantel. A library with marble fireplace, wooden floors and ceilings invites you to relax. The master bedroom features a harmonious blend of antique and modern elements, with a glass-enclosed bathroom overlooking the room. The top floor offers great potential for development, with the possibility of creating at least five bedrooms and a bathroom. To the east of the château, an independent 80 m2 (861 sq ft) building, used as a creative space, houses a bedroom with en-suite shower room, located above a garage. All the electrical, plumbing and heating systems have been redone. All in all, this property offers a rare opportunity to inscribe one's name in the history of the region and the country, while benefiting from an exceptional setting. Castle Penvénan (22)

A chateau listed as a historical monument with eight hectares of wooded grounds, near beaches and the Buguélès archipelago in Brittany. The main entrance to the chateau is a small bridge that stretches across a moat. A paved driveway from the country lane runs through a tall wrought-iron gate, framed between two stone square pillars that are embellished with mouldings and crowned with spheres. On both sides of the gate, there is a low wall with pointed wrought-iron defensive railings. On one side of the plot, a tall stone wall continues the fencing, enclosing the property along several hundred metres. On the other side, an old outhouse demarcates the property's edge. The view of the chateau is clear. The driveway, between lawns, leads to a second moat, which is broader than the first one. You cross this second moat via a bridge to reach the chateau’s main courtyard. The chateau forms an L shape, made up of a main rectangular dwelling in a Louis XIII style with a square tower that adjoins its rear, a tall corner pavilion with a hipped roof, and, thirdly, a second rectangular dwelling that is smaller than the main one. Lastly, at one end, there is a large round tower that dates back to the 15th century. This tower is a remnant of the stronghold that was built here in around 1498. The moat that runs around the chateau is filled with water from a system of fountains and ponds, which is still here today. The grounds are dotted with age-old trees. Two nearby woods that do not adjoin the main plot also belong to the property.

It offers a wide range of services, including a sports park, cultural center, leisure centers, five schools and a secondary school. The town has also made a point of preserving its historical heritage, which includes a castle with a remarkable dovecote, listed as a Monument Historique, a Roman bridge, and numerous late 19th-century residences. The town is within easy reach of the freeway, and can be reached by train in less than 10 minutes to Nantes, and in 20 minutes to Nantes Atlantique airport. This elegant, fully restored 'Nantes folly' dates from the second third of the 18th century. The plans were drawn up by Jean-Baptiste Ceineray, the famous architect of the city of Nantes, after whom a quay is named. The high quality construction is in the classical style, topped by a large triangular pediment pierced by an oculus. The chaining and framing are in tufa stone, with the rest in rendered stone. In front of the main courtyard, the château is preceded by a courtyard of perfectly restored outbuildings, surrounded by walled parklands. As you cross the threshold, you are immediately imbued with the soul of this timelessly elegant residence. The immaculate white walls reflect the light that streams in through the tall windows. Meticulous restoration, carried out with an obvious love of authenticity, has preserved the unique character of this Nantes folly. Exceptional services have brought modernity and comfort to this residence, while preserving its soul. The surface area spans 410 sqm on three levels. On the ground floor, an entrance hall leads to a first living room (48 sqm) adjoining a checkroom, a hallway and a vestibule leading to a second living room (38 sqm). The reception rooms open onto a large 118 sqm terrace on the east side of the Loire. The reception rooms are extremely refined, with their cabochon floors, parquet flooring, wood panelling and beautiful fireplace topped by a trumeau mirror. They offer beautiful views over the park. To the right of the entrance is a cosy dining area with a gas fireplace and exposed beams, and a beautifully appointed kitchen area (39 sqm). A staircase with an attractive wrought-iron banister leads to the upper floors. On the first floor, the luminous bedrooms, decorated in light tones and with parquet flooring, have retained their mirrored fireplaces. To the right, a landing leads to a corridor with two bedrooms, a dressing room and a shower room. The master suite (50 sqm) includes a bedroom (22 sqm), toilet and bathroom. A linen room and storage areas complete the first floor. On the second floor, a large landing leads to a sitting area, ideal for reading, and two large bedrooms, each with parquet flooring, exposed beams and a fireplace, and each with its own bathroom. The basement contains the boiler room, cellar and storage space. The outbuildings: A second wrought iron gate provides access to the outbuildings, set around a rectangular courtyard. The property has been perfectly restored and includes a very beautiful reception room with a fireplace and four large rounded windows opening on to the courtyard of the outbuildings, and bedrooms on the first floor. Then there is a storeroom, workshops, barns and a large garage (4 cars). A restored dovecote stands in front of the outbuildings. The park covers more than 4,94 acres. To the west of the château, after passing through a large wrought-iron gate, a driveway leads up to the residence, facing a pond in which it is reflected. After taking a path through a wood, you come to a small chapel, topped by a cross, in a peaceful setting conducive to meditation. To the east, a beautiful view stretches to the far end of the park, which is framed by two beautifully restored pavilions. The stone wall overlooks a sunken meadow, bordered by a municipal path separating it from the Loire. Two gigantic cedar trees stand proudly like sentinels of time, adding a touch of verticality to the park, which stretches out towards the Loire. To the right, a formal garden has been laid out, with elegant symmetry, a tribute to the geometric rigour that characterises the classical style. You can stroll along a path framed by beautiful frames that are home to numerous rosebushes. The pool area is revealed. The new 5 x 12 m pool and terraces invite you to relax and admire the perfect harmony between nature and architecture. The park covers more than 4,94 acres.
