Perfect privacy within walking distance of Eauze We find ourselves in the ancient roman town of Eauze, on the north-western borders of the Gers. It is a small town, but has a number of good restaurants, an excellent weekly market and a good variety of small and large shops. Fortunately, all of this is available on foot, by bike or by car, as the property is within walking distance. The house itself is a delightful jewel; it has been really well renovated in a way that highlights the beauty of exposed beams, stonework and stunning brick fireplaces. It is filled with light, and resonates with peace and tranquility. This property is accessed down a private road, flanked by vineyards on one side and ending in a charming pond filled with waterlilies, where wildfowl are often seen. This is the beginning of the actual property and from here we can see the manicured gardens and catch a glimpse of the main house – the only thing missing is the wrought iron gates that the current owners have thought of installing. As we approach the house, we get an idea of the extent of the gardens but we also begin to see the layout of the property. Straight ahead is a wide gravelled area, perfect for parking. Where is the property located? This property is located a short drive from the market town of Condom, in a tranquil spot. There are a couple of neighbouring houses. Our property is free from any overview of neighbours and there is a lovely sense of privacy from the enclosed gardens and stone walls which run around the garden. Agen is less than an hour away with its fast train to Paris, Bordeaux and Toulouse. Toulouse is an hour fifteen by car, with Blagnac international airport. The Gardens, Guest Cottage & pool The courtyard garden is beautifully paved for easy maintenance. Here, in this peaceful countryside, not far from a lake, emerge the ruins of a 13th-century castle, preserved in a glass case. These ruins, part of the old village castle, were restored by an architect who fell in love with the place over 10 years ago. Today, it is a loft and one of the most unusual properties we offer. Past the gate, we find ourselves in the garden, a completely enclosed 837m2 plot. To our left, the impressive façade majestically blending stone and glass, and to our right, the guest house. A terrace, lawn, and a cooling pool with a view to the west and its wooded horizon separate these two buildings. Inside the Loft Castle The ground floor, like the entire space, is bathed in light. The Italian stone flooring reflects the modern elements surrounding us. A spacious entrance with a wooden door on the right opens to the former dungeon of the castle, now a much more welcoming place as it serves as the wine cellar. Another corner of the mezzanine is currently used as an office area but which could be closed off to easily make another bedroom if required. There are already three double bedrooms overlooking the garden, and a fourth on the roadside which is currently being used as a TV snug. The largest of these has a dressing room, whilst the others all have fitted wardrobes. The bathroom, shower room and WC complete the upstairs. There is a woodburning stone, a range of units for storage. With plenty of place for a breakfast table, this room has a joyful ambience, and is also a lovely room to sit and work at the table, and enjoy the fire. At the bottom of the hallway, there are two rooms, one on each side. One is the family reception room, with fireplace, and on the other side a large reception room, which is used as a game’s room, or informal living room. On the other side of the wall, there is the second section of the property (or the other “half” of the property which we will visit later on). There is a downstairs double bedroom, with a parquet floor and a window to the east, and an old fireplace. Underneath the stairs (which have been enclosed by a wooden doorway which could be removed) there is a cloakroom where the coats and boots are kept from view. A lovely old wooden staircase leads to the first floor. The First Floor The first-floor landing is our first surprise being so spacious! This incredible 48m²+ area overlooks the garden, and has two windows. is more reminiscent of a first floor reception-room than a traditional landing. With a desk at one end, where the current owner works, it is currently used as an upstairs study. There is also a large wooden reception style desk at the opposite end, behind which there is access to storage room/attic.
